Nestled in the foothills of the San Gabriel Mountains, the city of Pasadena sits about ten miles northeast of Downtown Los Angeles. Known as the City of Roses, Pasadena hosts the annual Rose Parade, where a variety of floats covered in flowers file through the streets. And to add to the rose theme, Pasadena is also home to Rose Bowl Stadium, which hosts a yearly championship college football game in addition to a monthly flea market.
As a resident of Pasadena, you’ll live near the California Institute of Technology and where Albert Einstein lived while he taught at the university. You can tour NASA’s Jet Propulsion Laboratory, view the vast collection of art at the Norton Simon Museum, and enjoy the festivities at the whimsical Doo Dah Parade. Historic sites are a major attraction in Pasadena.

Property Ratings at Holly Street Village
COSTLY MISTAKE, AVOID THIS APARTMENT. Moving into Holly Street Village Apartments was a financial nightmare, costing me $8,000-$9,000 due to misleading information and relentless noise issues. Initially, I was shown a one-bedroom apartment located below another unit and repeatedly reassured by the staff that the noise levels would be normal for apartment living. Encouraged by their consistency, I visited the apartment three times, even bringing along family members, to ensure it was the right choice. However, from the very first night, it became clear that the reality was vastly different from what was promised. The noise from the upstairs neighbor was unbearable, with every step echoing down loudly and creakily. The disruptions, contrary to what the leasing office had assured, went way beyond "everyday apartment noises." Upon bringing this up with the office, their only suggestion was to politely ask the neighbor to tread more softly—an impractical solution that, predictably, didn’t help. The nightly disturbances soon made the situation intolerable and I had no choice but to break my lease and move out within a month, incurring significant financial loss. To add insult to injury, the leasing office denied any wrongdoing, arguing that a lack of recorded complaints meant they hadn’t misled me. However, such logic falls flat when potential residents are given false assurances. Furthermore, I hold evidential emails and have family members who can attest to the assurances provided by the staff regarding noise levels. Despite any response the apartment may provide to defend themselves, these facts support the authenticity of my claims. This ordeal left me feeling deceived, upset, and financially drained. I strongly advise against considering Holly Street Village Apartments if you value honesty and transparency in your living arrangements. Be warned and proceed with caution—this costly experience is one I hope others can avoid.

Thank you so much for sharing your feedback. As noted in your review, we do not have any documented noise disturbances related to the apartment you selected. While we strive to ensure a comfortable living experience, we do inform all residents that we cannot guarantee the absence of noise due to the nature of apartment living. At your request, we explored transfer options, but unfortunately, we did not have any available homes that met your specific needs. As a result, we accommodated your request to terminate the lease. If you would like to discuss this further, please don't hesitate to reach out to me directly or contact our office at 626-440-1900. We’re always here to assist you.
Be aware that there is barely any visitors parking for any guests you’ll have. They have even made the situation worse with turning half of the visitor parking spaces into ev charging spaces only. It’s ridiculous. These electric vehicles should go across the street to charge their vehicles. Or turn their units parking spaces to charging spaces.

Hello and thank you for your review! We here at Holly Street Village strive to provide the best experience for all of our residents. There has been a lot of requests to install EV stations at the property and found a great solution that would accommodate everyone. There are plans to have a better parking system in place for our visitors, so please stay tuned for more exciting changes. Thank you for being the best part of Holly Street Village!
This is a great community! The property is close to EVERYTHING in Old Town Pasadena! Walk anywhere! The property is very clean and well maintained and the employees are all so nice and take great care of the residents. There is also a big park next door and the Metro Train is right here too! You can easily get to DTLA! I highly recommend these great apartments.

Hi there, we are very happy to have provided you with such a positive experience and look forward to you being a part of the community! Melanie Brun Community Manager Holly Street Village
It has been a little over a week since I signed my lease and my stay so far has been peaceful, easy to navigate and I love my place! The staff is super great! I dealth with Juan and Melissa when I signed my lease and they were very polite, reassuring and welcoming. This whole process started with Rachel; she kept communication with me about the place and when I told her what my wife and I really loved, she made sure to find the right apartment for us! It's not always a pleasure visiting the leasing offices of apartment complex, but with Holly Village, you can bet that you will be greeted with a smile and top notch customer service!

Please let us know if there is anything else we can do to make your experience even more enjoyable! Thank you, Keith Jones Community Manager
I'm happy to call this place home for the past 2 years. Me, my girlfriend and my other roommate moved to this beautiful place because we want to live somewhere close to old town Pasadena. Compared to other apartment communities, Holly Street Village truly lives up to its name. It truly is a village. There is so much plants, flowers, lemon trees and just green stuff in the community. It makes me feel like living in a resort. People here are super nice and very quiet. Most people just keep things to themselves. Staff here are very professional and always super super nice and helpful. Maintenance here is 24/7/365. If there is ever an issue in my apartment which is rare, it gets fixed within a day. BBQ area is very spacious with pro level gas grill. I think it is not used enough because I assume people would want to use the BBQ all the time. Pool and Jacuzzi are never crowded. I'm not a big swimmer but let me tell you, having a Jacuzzi in the community is NICE! Me and my buddy call our Jacuzzi time Hot Tub Time Machine Hour. Community gym is sufficient. It is not a full gym with bench press racks and squad racks and things like that. If you are a power lifter or a serious body builder, this gym wouldn't be enough. However, it is good enough for 90% of people with free weights, cable machine, treadmill or a bunch of other good stuff. When it comes down to the rooms, what can I say. You get what you pay for. The more you pay and better apartment you get simple as that. However, from my experience, the rent here is very competitive compared to other apartments in old town Pasadena. You can do your own research but I don't think you can find a place as nice as this for the price. Also, the beautiful Pasadena City Building is right next to village which you will see people taking photos of all the time. For me, Holly Street Village is the nicest place I have ever lived. I love everything about this place. I also want to thank Juan, Rachel and Keith for being AWESOME human beings.

Hello, Thank you so much for the kind review! We are so glad that you are enjoying your stay here at Holly Street Village. As you mention, the community is very lush with all of the greenery and we are glad that it makes you feel like you are living in a resort. Holly Street offers so much in terms of amenities and just overall location. With the metro right outside our front office, residents can get to and from DTLA without having to sit in traffic. The Rose Bowl Parade each year is just a block away. We hope you continue to enjoy your stay at Holly Street and please let us know if there is anything else to improve your living experience. Thank you so much! Keith Jones Community Manager
We lived here for 2 yrs, and the only reason we are moving out is because we are moving out of town. I love the staff, everyone is my friend at this point. The community is safe and welcoming, close to everything!! Movies, Restaurants, Dancing, EVERYTHING!!! I am truly going to miss my home and the people I I have had to opportunity of encountering in the office. So a special thank you to Tina, Juan, Stephanie and Rachel, You guys ROCK!!!

What a great review! Thank you for taking the time to write it. We are sad to see you go, but we wish you nothing but the best in your next adventure.
They will promise you a lot of things. Like Jacuzzi on the roof. No noise. Great response from maintenance. A parking space. All false. Parking is claimed to be full so you have to park across the street. The jacuzzi is definitely not on the roof but that's no big deal. It's so noisy because it's right across from a police station so you'll here sirens all the time. Also you can hear the train and whenever someone is running up and down the stairs. Luckily you can't really hear too much from the neighbors above you if you're on the bottom floor. There's a restaurant right next door so depending on where you stay you'll hear that as well. If you have AT&T good luck trying to get service in your apartment. It's terrible. The place is a bit pricey but for the location it makes sense. Some maintenance are cool the others...well you have to catch them on a good day.
My spouse and I have lived in the current apartment for almost 8 months. It has been mostly a good place to live with some small negatives. On move in the condition of the apartment was excellent. Everything had been totally replaced and/or refreshed. Kitchen, bathrooms, paint, carpeting etc. The materials used in the apartment are not high end but are acceptable. Given the amount of the rent, I believe the apartment could have a little higher quality flooring, fixtures and lighting. This is a minor criticism though. The apartment is located in a large complex of several buildings. The location is wonderful; right in the heart of Old Town Pasadena. Shops, restaurants, bars, entertainment abound within easy walking distance. Amenities are what one would expect at the rental price point for this area; they include, a lovely common courtyard with a pool and hot spa, plus the expected exercise room and underground parking. The complex is also located literally steps away from the LA County Metro Gold light rail; which is very nice. The location is also immediately adjacent to Memorial Park. The only things that prevent an excellent review are the fact that the maintenance staff seems undermanned. The staff who are working here do a great great job, but it seems they are stretched way too thin. Additionally, there does not appear to be one person you can look to who is the "in charge" manager or supervisor of the apartment complex. Small criticisms aside, this is a nicely maintained, safe, enjoyable place to live and deserves a good to excellent rating..
