Decent experience overall. Great location near UT campus and responsive, professional staff. However, the 1-bed unit feels small for the rent. Floors squeak, blinds lack privacy, and poor insulation drives up KUB bills; mine hit $150 in winter. Water bills are high too, since usage is charged across the complex. Recent policy changes are disappointing. The security deposit doubled (from one to two months), and prorated rent for mid-month move-ins has been removed. Even if you move in on the 16th, you’re charged for the full month, and early move-in is denied due to a 2-week cleaning period. This feels unfair; you pay for time you can’t use. I had recommended this place before, but after these changes, many students I know chose other options.

Worked well with us during a hard time. Although there have been issues with the online portal. They are still willing to work with us which is good.

Great place and well maintained and also the maintenance crew are very friendly and helpful. The apartments are really placed in an amazing area to live

This is a wonderful place to live! This location is near both UT and downtown Knoxville. I have been here for the last two years, and I will live here for the rest of my time in Knoxville. I highly recommend Highland Terrace.

My apartment is incredibly overpriced in respect to the entire experience of living there. I have seen no improvement in the building and my experience but the complex has the audacity to raise my rent for the last two years. Even though my apartment still has roaches with the company offering very little in help aside fr spraying.

The location is great in relation to campus. I am glad we have a pool, and that it is open now that it's hot out. Overall, I like living at Highland Terrace.

It's a nice place to stay for students as it's nearby the University. But the maintanence should be improved. Pests are there no matter how clean you keep the apartment. Otherwise, it's a good place.

I like it, lots of college kids but no problems with the noise or anything yet. Haven’t had a problem finding parking either which is always nice.

Great place to live. Only complaint is the quality of the laundry facilities. They desperately need to be updated. All who work in the office are supper accommodating and supportive! Special thanks to Sierra. She is awesome.

Very nice and love how close it is to everything near campus & how it isn't far from fun activities in Knoxville! It is a very nice place to live while going to UT.

The location is within walking distance to campus. The price is the best in the area and the staff are really friendly and helpful. Maintenance is quick to respond.

Pretty loud, but a really good Price on rent and utilities aren't too expensive either. The people at the office are super friendly and are always willing to help me out when I need it. I wish I didn't have to pay for laundry and I wish I didn't have to call maintenance as much as I do.

Great apartments on a budget! Very roomy and comfy for the price. Perfect for the college experience. I currently live in a 1 bedroom in Highland 4, and we're very happy with the experience and the location.

I wish there was in unit laundry! The kitchens were "updated", the cabinets were painted, but they simply painted over the broken cabinets. However it is a great location!

It's good. Good distance from campus and downtown life. Everything is walkable. Some amenities are eh. Currently 3 of our washers are broken and it's pretty expensive to wash laundry

Terrible amenities, unaware and selfish staff, constantly putting things that’s are broken/wrong on the residents rather than taking care of the problems. Pee smelling, roach infested laundry rooms with only a 1/4 of the washers and dryers working (and “working” is a very loose term). I could go on and on but I’ll just end it will that I will never recommend this complex or leasing office to ANYONE. It will be the first one I tell everyone not to look into.

Great place to live! Everyone is so nice and accommodating. I enjoy living here! Parking isn’t horrible unless you come back late at night, but other than that it’s great!

It's near the University, that's the only best thing about it. The service is poor. Condition of amenities is also not good. Need more improvements..

Great apartment to live in. Great amenities and very spacious. The laundry machines are sometimes broken but they always get them fixed quickly.

The staff is helpful and friendly. Sierra, Brantley, and Stephanie and all the others are cheerful and wave at you when they see you at a distance. Free food and beer events are held every once in a while to cheer up the tenants. The maintenance crew is helpful and they are friendly, too! And I like the different kind of coffee and snacks they provide at the office. (Complimentary, of course)

Some leaks occur as they happen at every apartment building to ever exist. However maintenance will come right away and sort it out for you and fix it.

Great staff and very reputable. The time I needed help they were always there and responded in a quick and timely matter. I have been here for years and enjoyed my time

Great apartments I’ve lived here for over 2 semesters class is a 20 min walk isn’t bad maintenance is very responsive and helps every time I need it. The office people are extremely nice and care about what’s going on!

been good experience with newish appliances and a quick responding office. laundry machines are outdated and slightly expensive and the AC units are also slightly outdated

Apartment is very noisy with neighbors walking upstairs or hearing them through the walls but at least the apartment is close to campus and decent condition.

Absolutely love it here! Short walk to campus and any issues i’ve had maintenance has fixed them very quickly! The apartment is spacious and also has great amenities.

This is a great little apartment, with huge windows, in a wonderful location, central to downtown! There's plenty to do all in walking distance.

I love this place. I live in the culdesac area in apartment 43. That place feels like home now. At first I was not a big fan of living in Highland Terrace. However, now that I have lived here for 2 years, I love it.

The location is great and the apartment layout is nice. The neighbors and streets are loud especially at night. I wish that the washer and dryer were newer and held more clothes.

Living at Highland Terrace has been an absolute dream! Nestled within walking distance of UT and downtown, it's the perfect blend of convenience and comfort. The vibrant community here is incredibly welcoming, and the amenities make life much easierâ€" especially for a busy student like me! One of my favorite amenities is the resort-style pool. It's the perfect spot to relax on a hot summer day, and I love lounging in one of the cabanas with a good book. My wife and I love exploring the nearby cafes and parks, and coming home to our cozy apartment feels like a breath of fresh air after a long day. Overall, living at Highland Communities has exceeded my expectations in every way. Highland Terrace is the spot if you are looking for a place that feels like home while being close to all the action!

Great location for students. They have nice community events with free food and drinks. They're washer and dryer system is too expensive to be so unreliable, but they're close to several bus stops and allow pets. I don't have puts myself but it's nice seeing kittycats in the windows and people walking their dogs

The leasing office told me that my electricity bill seemed high and sent a matinence person out to figure out the issue which I really appreciated!

The price is great, staff is friendly, and I love the location, but I have to fight mold and roaches which is unfortunate. Laundry is also far too expensive.

The place is great except the roaches. We also have some black mold but it is okay. It takes them awhile to fulfill maintenance requests. Solid price though.

3 am music, random trash or objects left in walkways for days, no warning that laundry machines aren't taking card payments despite knowing for a week. Firepit in parking lot within 15 feet of residences. Not great, but a decent deal for the area I suppose.

Been here for a few weeks now and I love having my own place! 1x1 is spacious and perfect for just me. The laundry situation is sub par but theres a laundromat down the road.

It would be 5/5 stars if I had in unit laundry. Overall a very great place so far! Highland Grand is very convenient to UTK campus and the strip.

Love the apartment and location but parking is not great. I can easily walk to all of my classes and meet up with friends who also live in the fort which I like the most

The service at Highland Terrace has been amazing, and the amenities are great. The only problems that I have had so far is that the paint on the walls is very cheap, and so we can’t use command strips to hang up our decorations. Other than that, I have greatly enjoyed my experience so far.

It's definitely a little rough around the edges, but you get what you pay for, and living in the fort for under 1k a month is a literal dream.

All of the staff have been amazing and super welcoming as I am adjusting to this new community!! All of the questions I have asked have been answered in an efficient amount of time!
