I am about to finish my one year lease and my move out could not come fast enough. There have been four different management companies in the nearly one year I have been a resident, and each one has been more negligent than the last. The current leasing office management is horrible. The women are extremely rude and they do not even pretend to care about their residents. Maintenance requests can take weeks at a time to be processed, even for things like broken washers or broken air conditioning. The gates for the parking garage have been broken since I moved in. Even still, they leave one gate open pretty much at all times, so anyone can enter at any time. The pool used to be the one redeeming quality of the property, but this management company never handed out any kind of wrist bands/security check for residents to use to ensure outside people don't use the pool, but of course they do. People have parties at the pool with tons of people, none of whom actually live in the building. The package room is a NIGHTMARE. There is no organization and people leave their food packages and never pick them up. You can imagine the smell. The door handles on the dog park doors were broken for at least six months, so the door was just left propped open for bugs to come in day/night. Again, the leasing office did not care. Do not move into this building. For the price, it is absolutely not worth it. Save your money and go elsewhere.

Overall it’s a pretty nice place to live. Pros: - the pool - upgraded security by the parking garage at night to make us feel more safe - coffee machine in the lobby when it’s actually working and is full - price isn’t terrible for Memphis apartments I only wish there were established quiet hours because some people like to play their electric guitar loudly at midnight when you are trying to sleep.

I absolutely love my apartment. The high ceilings open concept and beautiful pool. Everyone is so nice and it’s a great place to live. I would recommend highland row to anyone.

Since being an Highland Row Resident I can say it is truly an excellent experience. Meeting my neighbors has been an absolute joy! Management team is working hard on communicating information to the residents.

I love the safety at this apartment complex, and that I can go for a short walk down the block and get my dinner and dessert ! The amenities are top notch and always taken care of, and best of all the communication between staff and residents with updated emails about what's going on in our community is amazing! I'm informed of what's going on before I get the chance to even ask and it's refreshing to always be kept in the loop.

I was new to Memphis and had no idea where to live. Off a whim we chose this place. Super modern, High Quality Apartment, and I feel safe. I wish the mail room was more organized. I wish they power washed the dog park often. I hope that the key gate situation was sorted. Lastly You pay top price, these things should be sorted. Honestly that was disappointing. We otherwise love it here. There is always room for improvement. I recommend, charging people for not picking up their mail and for not picking up after their pets.

Love the layout of my apartment. The builder grade appliances nice. Staff is friendly. The gym is my favorite part. It’s a nice size, good community. I never feel unsafe. However, my apartment has had multiple leaks and floods. There’s been a constant roach problem. I can hear ever move my neighbors make through the thin floors. That makes me feel anxious because i know my downstairs neighbor can hear me. All in all. There are pros, there are definitely cons. But blessed nonetheless to live here.

Residents are helpful. The community is very clean and quiet. The management staff is also very nice and courteous.There are good coffee shops in the neighborhood. Grocery stores and pharmacy is quite accessible.

My experience has been good with my apartment community . The area and the layout of my apartment meets my expectation. I would highly recommend this community to anyone.

I love my new apartment. I feel so safe for once in memphis. I also love how quiet it is living here. I just wish they hired more maintenance men to help keep our community in order

I’ve enjoyed living at Highland Row, however the gates are a major issue. I moved in earlier this year and the gates have been broken in some way since then, it is very frustrating and makes navigating the parking garage a hassle.

I have only been here a week but I’m loving it. Staff is great and I have met so many nice people (and dogs). Looking forward to when I don’t get lost.

Great location and ammenities. You can have a great living experience and make new friends here with the different common areas amongst the grounds and community events. Dog friendly with dog park and lots of residents with dogs. Maintenance is put in place although lit could be better attended at times. Lining here has been a more positive than negative experience for me!

Excellent community to live in with an excellent maintenance and management staff. Security on-site and most members of this community are aware and concerned members. There’s fast food and full service restaurants on-site, swimming pool,gym. It’s just a great place to live!

Great experience! The place is incredibly clean and seems very safe. The only concern I have is that the parking garage always seems to be open, but otherwise, it is really nice.

Love the amenities here it’s such a clean apartment complex. The pool is great. Just wish they’d fix the coffee machine in the lobby it’s been out for weeks.

Living here is so convenient! It has everything we need, and is Minutes from campus, food, or anything we need. Staff is very helpful and kind.

New to the community but neighbors have been so welcoming. We love the doggie play area. The environment overall gives my family a strong sense of safety.

I love the space and the community overall. It would be nice if maintenance requests were handled properly and timely. Also notifications are delayed. Otherwise I love my space.

Pretty great atmosphere! Everyone seems so nice and the energy is always good. Been here since December and i have absolutely no complaints.

I haven't been on the call box for weeks. I'm tired of walking downstairs to let my guests in. Three hasn't been woman email sent out to address this matter. I moved I to a nasty apartment with water leaking ftom.the refrigerator & still have plugs that don't work 3 months into my stay. The maintenance service is hedious here. I wish I could break my lease without being penalized. I would leave tomorrow. Worse apartment experience ever...

I just recently moved in and I am blown away by the apartment and how clean and fresh the u it was when I moved in. The pool is great and I love the coffee shop under the building!

We love our family here at highland row. Excellent environment to live in and everyone is friendly and helpful we will surely be renewing our lease

Security is not very good. There are too many people that come and go in the parking garage and the gates never work properly.. the guards do not ever move from their parking spots

Overall I’ve had a very good experience here. The community is lovely, the amenities are nice, and most of the time the apartments are pretty quiet! However, they’ve been lacking a lot in communication. There have been several times where we will get less than 24 hour notice that someone will be in our apartment- once it was just hours before- and they requested that we have a plan for our pets. This would be fine if I was given more notice. This has not been a one time occurrence and it can be annoying. The other thing that can be annoying is the garage doors seem to break at least once a month. They gate shut the public entrance at night- but that’s not what I’m talking about. The “out” door will get broken and be left either permanently open or shut with no communication about 1) it being broken and 2) when it’s fixed. Overall I have still really enjoyed my stay. Despite what was written above, I find that it’s a very nice, safe, and easy apartment complex to live in.

I chose this place because of the amenities, but a lot of them have poor up-keeping. There are very few pool chairs that aren't broken. The pool used to be open year round now it’s not. We used to be able to have more guests at the pool as well. Management buys random things for the gym that aren’t what the residents want. The coffee machine almost never works in the morning because the staff doesn’t maintain it. A lot of the dog owners here are inconsiderate and there is poop everywhere and lots of common areas smell like dog pee. The actual apartments are nice and if you choose your location wisely, pretty quiet.,

Overall, the move in has been great with no speed bumps. Very happy with the apartment and we are glad with our decision. The apartment is clean and in a great location in the memphis metro area. Rooms are a good size and great layout.

Just moved in and have had the smoothest experience! Not only were all the employees helpful, but eager and excited to ensure we were settled in quickly and easily. One of the best experiences I've had!

Love it here. I love the parking garage and the spacious apartments and how friendly everyone is. The valet trash is super nice too and makes things easy.

Move-in process was smooth as can be. Leasing agents and front office are very helpful in making sure everything is taken care of and everything goes well

I just recently moved in. Everything was a smooth process. Communication with the managers was great throughout. I was able to move in with no issue. Community is also kept superb.

Highland is a nice place to live. I truly loved my experience here my first year, but the influx of college students and car break-ins (which I believe increase security) can taint one's experience. But the amenities are nice, and the Leasing Office is very helpful and sometimes simply willing to listen.

Highland is a great community, it is close to UofM. The Staff and management are great. They really take time to listen and work out issues. I would recommend this community to anyone who is looking to move.

It started off rocky because water was all over my kitchen floor when I moved in. The apartment was dirty & it was obvious that it hadn't been walked through before I moved in.

It’s amazing and really quite! Love the view and really want to explore more of the area! Really close to University of Memphis and everything is in a 10 mile radius!

One of the Best and secured community I have ever seen near to university. The environment in this community is very peaceful to relax after the school. We wish to continue in this apartment until our graduation. We are very happy to be residents here. Thank you.

Highland Row is home. I couldn’t be anymore satisfied with the management team and their staff. The maintenance crew are helpful, great attitudes, and they keep this place clean and in order. The place is secure by multiple officers in the lots and parking garage, making it a completely safe place to call home.

I would like to thank the Highland Row Team for a great 2 years of service, This has been far the best community I have lived in and would not trade it in the world. My time has expired and I have to move on. I recommend this place.

So far so good!!!! I am so glad I made this choice! I look forward to my experiences as a resident. I love how quiet it is too. My window faces Highland but the cars driving by is like white noise to me.

I've lived at Highland Row for about a year and half. The apartments are centrally located close to everything. The neighbors are friendly. The leasing staff is always nice and willing to assist . The pool area is very nice. Its like a resort style pool lounge area. The apartment itself has nice applicance packages and the sq footage is reasonably nice . Ive always felt safe .Never had any issues.Maintenance is quick and professional. It's a great community.

As a young graduate student I needed a place close to campus that felt safe. The amenities and location are great! I love that each building has a community space. Management responds quickly to needs. They also host events! It’s a nice transition from undergrad to adult life! I do wish parking was better for guests.

I have nothing but great things to say about Highland Row! The Management is second to none. The pool is incredible. Great gym. We liked it so much, signing a second lease was a no-brainer.
