Property Ratings at Heritage Place
I rented an apartment that has recently been updated with new paint, washer/dryer and flooring and cabinets. The pricing was very good and the buildings were just painted. It is quiet but close to everything, easy to get to 65. I also got free wifi with my lease. In general, I am happy so far and appreciate Dana going out of her way to help me.
This complex in this town is a good value, and I would recommend to anyone on a tight budget.
I would definitely recommend this place. It's a great deal for the price but I would have to warn them how noisy it is if you live downstairs. We hear our upstairs neighbors simply walking so it's not their fault (but we also hear them chopping in the kitchen, going to the bathroom, exercising...and other activities.) Also, I'm not sure what's up with building E but the cops and firetrucks/ambulances were there 5 or 6 times from last Dec through the beginning of the year.
I always receive quick service and repairs are done to my expectation. Staff is friendly and cares about satisfaction of tenants.
Heritage place is truly a place to call home. It’s extremely quiet and everyone is so very friendly! The price compared to the luxury in Franklin ,TN ( the 8th best place to live in the United States by US World reports) is one you don’t want to miss out on!! And if your looking for a good school district! FFSD, Franklin specialty schools district, has been one of the best attributes of living here! I’m beyond happy with the staff, grounds, people, and amenities.

Well...if you’re ok with hearing people above you (even just walking around) I would recommend it. I have a toddler though so I understand. It’s ok with me!
Worst living I have ever had, very dirty and has very poor management, maintenance and they have no respect for residents in addition to so many hidden fees. Don't waste your time and money to live there, you will regret it.

I would at least recommend Heritage to people to check it out and see if it's a good fit. Again, Bre is a wonderful help to people who are looking for a place to live. Overall the exterior looks very nice and interior was semi-up to date. I think it would be a nice place to live.

On the bottom of the rent scale in Franklin, they are doing a good job of offering a nice place. Still.. they need to be $200 cheaper. The small size of the units and the obvious age of the trim and walls says so.
I would recommend only because the rent is lower than most apartments in this area.
I have recommended friends before but lately I have not because of mainly how the grounds are not kept clean.
BEIng more of a country girl, I love that the community is small, on a dead end road and has plenty of trees and off the main roads.
I would ad wash and dryer in apartment for that rate lot of people can't afford them including all other expense
I would recommend this apartment community because of the location. Living here is within 5 or 10 minutes from the grocery store, restaurants and the mall.
I would recommend now because the office staff is more considerate of what needs to be fixed and the upkeep of the grounds.
"Hidden gem" is a bit overused and cliche, but Heritage Place is indeed a hidden gem in the Franklin Community. Excellent staff, great location, very affordable compared to other places in this area.
