Property Ratings at Henry Heights
Save your time and money by living elsewhere. The manager, Marcos, is unprofessional at resolving residential matters and condescending towards the residents. We were charged late fees for having autopay set on the 30th/31st, before rent was due, and somehow didn't get a courtesy email of their mistake of charging our account twice in one day. We were told it was our fault for not notifying management that their system didn't charge us our rent even though we have autopay... Not only is management ready to charge unnecessary fees, but there is a lack of communication. During Winter Storm Uri, residents received one notification about busted water pipes, and a request to stop asking for further information. It should be noted that the corporate office of this management company is in Alabama, where they don't know about the Texas property rights nor natural events, hence their negligence towards this property and its residents. I would not recommend this place to anyone.
These apartment buildings are old with windows and doors that don't shut properly which will cost you more on your electric bill. The walls and ceilings are paper thin so you hear everything in the apartments surrounding you. Management / ownership has changed hands multiple times in the past couple of years. The exercise equipment is old and worn out. The parking lot is crumbling in spots.If you're entering from the northbound lane of Metric you have to make a U turn every time. For the price there are newer and nicer apartments in the same general area that weren't built in the 1980's.

This has got to be literally the worst apartment in Austin. Where do i freaking begin? Rats. How about rats? Let's begin there. My girlfriend had a rat infestation that they did not do anything about for months. Next towing. Dont expect to be able to park your car in YOUR OWN PARKING LOT because both me and my girlfriend have both been illegally towed from this place without the office offering to pay for the towing. They posted no signs anywhere that they were going to do construction that day and since they wanted to do construction they decided to tow my vehicle because it was in their way. Too bad that's illegal. They also towed my girlfriends car when she was parked in a spot that looked exactly like a parking spot which they later claimed was not a legitimate parking spot and therefore towed her and forced her to pay the towing fees as well. This is essentially racqueteering because it is obvious that they are running this scam in cahoots with the towing company as an illegal side business at this point. Many other residents have been illegally towed as well. This place has also been infested with roaches FOR SEVERAL YEARS! My gf has lived there four years and the entire time she has been there roaches have been rampant. At one point she was also getting swarms of HUGE flies that would come in anytime the window was left cracked open overnight. I have no idea how anyone on here has given positive reviews for the maintenance here. That is an utter joke. My gf had bathroom tile that had fallen off of the wall just under the shower head which she emailed management about several times and we even went and spoke to the manager on duty in person about it to no avail. This problem lasted almost a year with no improvement. Finally, almost a year later, they came in and fixed the tile. Her a/c broke as well and once again she had to send several emails which they claimed they did not receive and we even had to talk to them in person again. Finally, again, months later, probably around 3 months later, the maintenance man came and oh surprise, surprise, he cant fix it! Never ever rent here!
That is the word that comes to mind regarding the location, just off Parmer Ln, you will find just about everything you need on that same stretch of road. Fry's Electronic's store a grocery store within walking distance, an even bigger one down the road, many large name banks an unions for the area, a wide selection of restaurants and nearby retail stores. Daily traffic is overall very predictable except in cases of car accidents, otherwise once you know the patter, very manageable to get around it. The apartments themselves has a moat(more like a mini river thing but come on, moat sounds more fun), that is always a win in my book. The complex gets quiet after 11 pm, not really known for any rowdy college parties, honestly I don't think I've ever heard one from where I am situated. The maintenance response is almost insane, place a petition and I swear it's like they are knocking on your door the moment you hit submit request. Office is quick to respond and communicate and will right errors or place requests asap. There are town homes, studios and 1 and 2 bedroom options, I live in a studio, for 444 sq feet, I keep forgetting it's really that small. Decently designed and quick access to the parking lot. Also the gym is in this gazebo/treehouse thing, give you a view while working out, always good. Overall, definitely one of the better places I have live in.
I have lived in this apartment for 7 months and I am counting down to days until my lease is up! I was up until 4am last night because my neighbors were having a party in the basketball court, and it's not unusual that I lose sleep because of the noise here. Every night around 1:30am it sounds like my upstairs neighbor is repeatedly falling down the stairs or stomping repeatedly with cinder blocks strapped to their feet and I can often hear shouting at all hours of the night. I finally got it pretty much under control (no thanks to the management) but recently I was dealing with a roach infestation beyond anything I've ever seen before, which can really take over your sanity when you live alone. There are leaks in my pantry coming from outside whenever it rains, which is how I suspect the roaches are getting in. Keep in mind I am very clean, I never leave food ir dishes out, I take the trash out very often, I vacuum, I clean, so the infestation wasn't my fault. And the management staff isn't very helpful either, everytime I put in a request to have something fixed it takes forever because they forget to put in the work order and I normally have to remind them (one time it was my AC that was broken and it took almost a week to fix, which is pretty unacceptable in this Texas heat.) I live here because I am a student and it's all I could afford, but I am definitely getting what I pay for and plan on just figuring out how to afford something better when my lease is up. There are very few good things I have to say about this place besides the price. I definitely don't recommend living here if you can afford to live somewhere else.
