Haven at pattern Place is a very quiet laid back/ very nice on the eyes community. I feel worry free and comfortable living here. Staff is very helpful/understanding.

The transition coming from a different state into the Haven at Paterson Place community was very easy and fluent. The community between myself and the leasing team was very much well. I am a Superintendent for A multifamily Construction company based out of dallas and i've been a resident here for the past 2 years off and on. The Overall development is in fair shape, However this property is definitely overdue for some appliances upgrades and cabinets upgrades. To my understanding units received a facelift once a resident moves out and then a new resident moves in. That to me tells me that it takes much longer for this property to be updated and have a better satisfaction rating over a long period of time. I believe the Greystar just doesn't want to spend the money in the moment and they would rather spend the same amount of money in the long run.

The community is quiet, it’s nice and clean. The office staff they just make you feel so welcome. The view of the pond outside my dining room is so beautiful. This is a great place to feel welcomed and at home.

The management has been responsive and I like my apartment, but it is infested with roaches. I moved into it and learned there were several roach nests in the apt. Exterminators have come to the apt three times, but the roach problem persists. I know my neighbors have the same problem because I hear pest control knock on their doors too. The infrastructure of the buildings allows roaches to easily thrive. I pay full rent for me to feel unsanitary and paranoid daily while in my own home.

Before 2021 I thought it was a good place for me to live. After that things took a turn for the worse. I was told after new management took over it would be different but very little has changed and some things are worse than before.

Do not reccomend, 4/10. Called for pest control ever month. Pest still are not gone. Other issues too, management sucks as well.

I am very pleased with the professionalism I have encounter with the staff at Haven at Patterson Place. The employees I have interacted with have been friendly and helpful.
Perfect location, nice and knowledgeable office staff, beautiful open bright apartment homes with awesome amenities. Cons: trash/outside property maintenance of trash on grounds
Read all the reviews first!! Nice apartments in an area that basically has everything. If you have noise complaints youll only be asked to move to another apartment.
Haven at Patterson is a good place but the management doesnt let you know about your overall unit. You could be thinking that you are receiving a upgraded unit with new appliances but on the day of your move in it will be different.
We have been exceptionally please with the quality and speed of service whenever we have a maintenance problem in the apartment.
I just moved here November 19th and so far everything's good maintenance good the office people are excellent

The manager Reem is profoundly professional and continually works to update and maintain the community. The office staff is always friendly and helpful and maintenance is always on time and efficient.
During my time I had to deal with a lot of noisy neighbors from bed squeaking above my room to cars that would blast music well past 11pm. Not to mention the occasional gun shot. The complex isn't bad for the price but know you get what you pay for. Sadly you pay for a lot of rude neighbors.

Management is only concerned with rent being on time,manager rude and insulting,management not concerned with cleanliness around apt buildings,reckless driving in and out of complex should be addressed ,could result in accidents

Haven at Patterson is as outstanding property!
Hi first of all.. I would like to thank the community for giving us such homely feel. There are few minor issues with the apartment but I guess it’s fine.. problems r with all apartments.. but v enjoying our stay here. Especially with our baby.. my only main concern s that not able to get play date for my baby.. other than that I don’t have any big complaints. Nice and warm staffs. No noisy neighbors. No problem with security. Overall I can give 5 stars for my personal experience with the apartment.

If you do not enjoy the smell of pot all day long then this isn't the place for you. There wasn't a day I left my house that my entire building didn't reek of this. Except on the days that it reeked of trash because the complex doesn't penalize you for leaving 6 bags of hot, smelly trash outside your door for days on end. However, if you like a little excitement in your life, this may be a great living situation for you. I called 911 four times for gunshots in the complex until I finally gave up on making the calls and just laid in bed away from all windows. There was also the exciting night that CSI came and took pictures outside the building at 2am as a follow up to the aggravated assault that occurred the night before. Take the time to google the crime maps. In the past 20 days alone, there have been 3 thefts and an aggravated assault (not the one mentioned in the above paragraph, that aggravated assault took place in November). During my stint here, there were 9 incidents of either theft, larceny, or burglary as well as two incidents of aggravated assault. If I ever came home after sunset, I walked with pepper spray in hand as my roommate watched from the apartment with his phone in hand ready to call 911 should things go wrong. As for the complex and amenities, the gym has no wipes for equipment so make sure if you plan to workout that you get your flu shot first! Also I hope you have a membership to a local car wash because starting at 8am every day, the workers blow dirt and leaves all over your car in the parking lot. They offer an office with printing but the printer was out of service the entire time I was there. When I asked the staff about it, they told me they had no intention of fixing it. And lastly, the "nice" pool they have is rarely cleaned and resembles more of a petri dish than a luxurious pool. Long story short: Don't do it.
This place looks gorgeous at first glance, but don't be fooled. It's a mess, and management either doesn't care or can't be bothered to clean up. The breezeways and parking lots are consistently littered with cigarette butts, discarded blunts and fast food bags. While the pool is gorgeous, the water always has cigarette butts, garbage and trash floating in it. In addition, the pool bottom and sides are covered in algae, and frequently on weekend mornings the ground around the pool has discarded beer and liquor bottles and cans. I appreciate that the new management is trying to improve this place from the last owner, but they seem to have a hard time keeping up with the daily maintenance of the complex.

Our maintenance crew cleans and tests the chemicals in the pool and our teams complete trash pick-up through out the property every morning. We also implemented valet trash last month to help with some of the trash issues we have been facing.
