Hyly.AI Study: Apartments.com Delivers Highest Conversion

Apartments.com generates higher traffic-to-lead, lead-to-tour, and lead-to-lease conversion rates than other marketing sources, according to a new analysis by Hyly.AI.

Apartments.com is the highest performing lead source for traffic-to-lead, lead-to-tour, and lead-to-lease conversion, according to a new analysis from Hyly.AI. The analysis reviewed performance data from more than 550 multifamily properties between August and October 2025.

Apartments.com generated a traffic-to-lead conversion rate that was 3.6 times higher than all six other marketing sources combined, according to the analysis. The study measured how prospective renters progressed through the leasing funnel, from initial property engagement to signed leases.

The analysis also found that Apartments.com achieved the highest lead-to-tour ratio among all sources included in the study. Leads originating from Apartments.com converted to tours at a rate 1.4 times higher than the next closest source.

Lead-to-lease ratio was another metric in which Apartments.com outperformed other sources, according to Hyly.AI. Leads from Apartments.com converted to signed leases at a rate 2.5 times higher than the next closest source.
