Everyone in the apartment community has been very nice ever since we moved here. The apartment staff makes sure that residents get to know their neighbors and have opportunities to socialize and interact with them. There are often community events, such as Pizza and Pints, a small get-together which helps create a friendly and welcoming atmosphere. Pembroke square is an amazing place to live. Right on Main Street, you’re so close to so many attractions, restaurants, and bars. And, for downtown living, the noise is very manageable. The management and maintenance staff are also fantastic, quickly fixing issues and always friendly.

I have been living at Gayoso for a little more than a year. And in that year, I’ve had no issues with the staff, other residents, and have had to have only a couple of things repaired. The maintenance staff is awesome. They are courteous on time and gets the job done. Sydney in the office is the best she’s always available during office hours, and she’s always available to answer questions.

Gayoso house is a decent apartment building. I have had few issues but the few that have arose has been frustrating. Maintenance is usually done fast but the work can be so-so. I had a hole in my wall from a door handle at move in. When I submitted to get it fixed I expected a drywall patch but what I got was a plastic disc taped to the wall that had already fallen off by the time I got home from work. I also had some trash left from maintenance on my kitchen counter including a used glove. That was just disgusting. Other than that it is quiet and they try their best to enforce the no smoking policy which I appreciate.

I love living here, highly recommend to everyone. It’s in a safe area and great distance from amazing foods, stores, etc. It is always kept clean and nice looking as well

Awesome place. The staff all the way from Managers to the guy cleaning the lobby and the maintenance staff are always smiling and helpful. If you are not staying here you are missing out.

For quite some time I've wanted to live at these apartments, and oh had they find me at the right time! The lovely ladies in the Front/Leasing Office are very courteous and were able to get me approved and moving into a place where I truly felt at home in record time. The feeling I get when I walk through the lobby and double doors everyday is unmatched. I'm not too found of most management companies in Memphis, but RAM and their employees are truly a cut above the rest. They've been able to do justice with the interior renovations to the historic Gayoso House all while maintaining a proper relationship with their tenants. Speaking of tenants - throughout my time residing here not once have I had to file any type of complaint against a fellow tenant or guest. Everyone is respectful of each other and mindful of their business. Whether you do or don't enjoy small talking with your neighbors, there's enough space for everybody. Most people respect the arbitrary rules so a simple nod or "hello" will be enough. Above all else : the Gayoso House is a great place to live for adults that expect a higher level of service and satisfaction from the place they inhabit. I hope to renew my lease here when the time comes. (Something I've never said before!)

I have enjoyed living in this building. There are some great perks as well as a few drawbacks. The management is thoughtful in the way it looks out for it's residents. Things I love: Courtyard view - My apartment is set back away from the street overlooking the courtyard. This gives me a nice buffer from downtown noise. I have lived in 4 buildings downtown and this one is by far the quietest. Loading/unloading zone - The building has a convenient area to park your car with close access to the freight elevator. On most days this allows for quick and easy loading or unloading of your vehicle. Patio - There is a nice patio on the second floor. I enjoy sitting out there in the evening and chatting with other residents. CONS: --No washer and dryer in my unit. (no connections, w&d in hallway–very outdated machines and are pricey, no change machine.) --Security parks in the loading zone for long periods. Completely negates the purpose of this area. --Windows in apartments do not open. --Rent is high - the sq. ft. is the same as others downtown that are much more updated. Fixtures/finishing are old. --Patio is not covered. Useless if raining as well as on hot days. No outdoor grill for resident use.
