Property Ratings at Gayley Manor Apartments
A neat and well-kept building in Westwood with the great location. It took me only five minutes to walk from the building to the UCLA shuttle bus stop and then take a free shuttle to UCLA. That was super convenient. My apartment had a lot of storage space and a full kitchen with a dining area I turned into a small office. The building was well kept and maintained. I had a maintenance issue once, and the manager Denis brought a handyman to fix it the very next day. Some money were deducted from my deposit for cleaning, but I could have cleaned the apartment better before I vacated.
Expect loud sirens and loud traffic at all times of the day given the apartment is directly across the hospital. Expect this noise to wake you up in the middle of the night whether your windows are open or closed. Security in the building is questionable and you should be aware of that. For a building that large, there is only 1 washer and 1 dryer and they were periodically broken. And, the washer and dryers were 20 yrs old. Apartment was not clean when we moved in though bldg mgmt said it was. We moped the floors and the water was black after cleaning. I kept the apartment spotless and upon moving out I was billed for a cleaning fee (even though I thoroughly cleaned). I was billed for painting even though the walls were spotless upon moving out. Expect mgmt will keep $350-500 (or more) of your security deposit even if your apartment is 100% in tact with the when you moved in. The cleaning / painting company's are not even professional companies. The address provided on the bill was residential. I think it is a scam tp accrue more income off the property. The manager on property is a sales and facilities manager only and has no say in what the owner decides. Do not waste your time with trying to get the security deposit returned. We had pictures and videos of the spotless apartment upon move out but the owner / mgmt company was non-responsive. I would only suggest renting here if you have zero other options. Know what you are getting yourself into.
I lived at Gayle Manor from 2020 through 2022. The building is close to UCLA campus and offers parking in their gated garage. The studio I lived in had a kitchen with a dining area and a pocket sliding door that separated the kitchen from the living area. I love to cook and having a separate and full kitchen was quite nice. The management is very responsive to maintenance requests. I had an issue with a leaking kitchen faucet, and the faucet was replaced the next day after I emailed the manager about it. Surprisingly, I also got most of my deposit back, which is quite unusual for Westwood properties. I recommend Gayley Manor to people who want to live close to UCLA.
I lived there, and a huge part of my deposit was taken: new painting (even when I was super careful with the walls and the paint looked almost new), some fixing in the bathroom and kitchen which was just a result of normal/regular use, and some expensive cleaning services even though I cleaned everything perfectly before moving. They do not tell you what needs to be fixed, then you move out, and when you receive your deposit check back, you suddenly find out about all the expensive charges. Plus: there is no AC and during summer months it was extremely hot inside the apartment.
I lived in gayley apartments this past year. Unfortunately, I'm an out of state student so I rented it site unseen. When I arrived it was filthy. The carpets stunk of animals. The bathroom was dirty looking and the tub was stained. The garbage disposal broke my third day and it got fixed three weeks later. The manager has no concept of personal space and acts in an intimidating way in order to bully your compliance. He even insisted on speaking to me as I stood in my doorway in a towel at 10pm. He tracks when you have guests, regardless if they are friends or family and threatens additional rent. He monitors the parking garage and the cars parking in your personal and paid for space, threatening to have them towed. Five months before my lease was up, he began insisting on showing my apartment. He would not contact me to arrange times, but instead show up at my door unannounced at random times demanding to show my apartment at that moment. During exams I came home to find my door open and potential tenants in my space. I had to threaten legal action under the guidelines of tenant rights in order to get him to respect boundaries. After all of this, they took my entire deposit charging me $500 to replace the stinking carpet claiming it was new when I arrived. And also they charged me almost $1000 to replace the nasty bathtub which was clearly old and decrepit already. STAY AWAY!! BEWARE
Really clean units and really close to campus. i can walk to school and westwood village. Hallways are always in good condition, and there is laundry on-site. manager always responds quickly. parking is convenient too. i think this is a really good building.
