Nice Place in Downtown Loveland

Convenient location on highway to Fort Collins. Lots of good food options within walking distance. Limited private parking, but lots of street parking available. A nice place to live with quick response from maintenance and events nearly every month.

Good Idea, Bad Execution.

Gallery Flats and Brinkman management were accommodating toward my family as we moved states and began renting from them. The apartments themselves are up to par with the area's standards of living. The management changed with the new year and a couple of problems arose from the switch. An aggressive email was sent to residents from the new management to pick up their pet's waste and to notify them if someone wasn't. I just find it odd that apartment management would tell its tenants to tattle on each other while not continuing to stock potty bags for their residents and pets. We do pay pet rent. The second issue that we have gone through with the Gallery Flats new 2018 management is their handling of maintenance requests. Our washer would stop mid-cycle and let the laundry rot, so of course, we submitted a ticket for maintenance. The maintenance personnel spent Four hours attempting to fix the washer, citing a problem with the electronics. Once he found out that it couldn't be fixed easily enough to be done in-unit he went and switched our washer with a vacant unit's washer. A couple weeks later, when rent was due (there is a small "due-date window"), we find a large amount of money charged as maintenance man-hour fee on our bill. We were not notified of this prior to the rent due date, nor were we notified of the billing after the maintenance worker completed his work. Our family attempted to dispute the maintenance charge because of the fact that we weren't warned about the large payment prior to when it was due. It was just due when it was due, no questions. We had racked up a "late rent payment" modifier on our account making us look like less than ideal renters for future apartments to see. The apartments are nice enough but the problems from just this past month have made us not want to recommend this place to people.
