Property Ratings at Gables Republic Square
I was one of the first residents to move into this building in September of 2019. I've lived here for four years. The building is very well managed. I've had very few maintenance issues and all have been dealt with expeditiously and professionally. I love the concierge staff - they take great care of us.
We have had such a great experience at Gables in Austin! We have enjoyed our “crash pad” for the last four years and have loved every time we are there. The people and amenities are fantastic, and we have great walk ability. Great restaurants and bars within walking distance is amazing. Can’t tell y’all how much we enjoy having this experience!
Have had a great experience here. The staff is great. I am a bit tired of the nickel and diming and draconian corporate policy enforcement and forced, unwanted charged amenities. Overall good place to live though.

Been living at GRS for about a month now. It's been great! The apartments are super high quality and there's noise-blocking between the units. Neighbors are friendly when you see them in the halls and staff are great! The amenities seem kind of small but hardly anyone ever uses them so I've never had an issue. All in all, 5 out of 5 for this place. Prices are reasonable, too!
I am so incredibly fortunate to have randomly stopped in to tour the Gables. From my first interaction with the staff - I knew this is where I wanted to be! The homes are handsdown beautiful and every detail is thought out. The neighbors are incredibly helpful and friendly. It feels like I should have been here my entire life. It's very rare I have time to leave a review or honestly care to but the amount of dedicated attention I received from this team deserves way more than a shoutout. Kelly and Autumn - thank you for helping me tour wednesday, get my keys thursday and move in on Friday. I think I have the record of quickest move in. Dmitry, Marcie, and Destiny - thank you for being so kind and friendly to my kiddos and pup. I appreciate you all answering my questions so effortlessly. I am so happy to be home!
We love our home at Gables Republic Square, especially the Gables team! Everything (the river, 4 different coffee shops, Congress Street, 6th Street, Rainey Street, Trader Joe's etc etc) is just walking distance away. Also, we have yet to see a more tasteful building in Downtown Austin. We really think Republic Square is the nicest out here.
Love living here! Management is always on top of things and super friendly. All the community spaces are top notch and well kept. Definitely recommend!
Signed our third lease here at Gables republic Square! Love the location, all the wonderful amenities, access to hotel Zaza, and having a park across the street for a dog. Everyone that works at Gables is super friendly and personable. Couldn’t be happier.
We have enjoyed our place at Gables Residential for several years while our kids are attending the University of Texas at Austin. It’s been an amazing experience, and we love our “crash pad”! The building is great. The concierge and maintenance staff is AMAZING. The Gables office staff is the worst I have ever worked with. I have lived here for quite a while and would never sign another lease as long as the current management is in place.
Love the building! Management team is responsive and helpful. Concierge team is also extremely helpful. Shoutout Marcie - she's the best! Really please overall and excited to stay another year.

Cost, location, and most importantly staff are great. My dog has been greatly spoiled since we moved here last August'22. Although, wish they have dehumidifiers in the building. I have mine running almost 24/7 and can barely keep it at 50%
Gables Republic Square is a perfectly quiet community just steps from 4th street, Republic Square (and the farmers market!), and the lake and hike and bike trail. The 24th floor pool and lounge area are perfect for gatherings year-round, and the homes themselves are spacious and well-designed. Plus, the concierge service and connection to the Zaza are excellent perks.
Just signed our third lease. Love the location, fun building, great staff and beautiful amenities. Being connected to ZaZa is an added bonus!
I absolutely love living here! I feel safe and the staff is so friendly and helpful. My view is incredible and also love the monthly events they throw!
I can only speak to my experience at Gables Republic Square. But I love it here. The staff here have been incredibly responsive and friendly. The location is great and the amenities are top notch. I've had no issues with safety and definitely feel like I have a place to come home to. To my knowledge, Gables is the only company with the 30 day guarantee so if you're considering Gables 5/5 would recommend.
We just extended and moved down the hall to a new unit, absolutely love having a place in this building! You can’t beat the amenities, and there is so much walkability in and around the area, we enjoy every time we are here!
We lived at Gables for a year and it has been great! The staff is so nice - especially Autumn in the leasing office, Dimitri one of the concierge and the maintenance team! The level of detail on everything from the lounge club, to the pool and apartments is amazing! We’re sad to move, but we wanted to be closer to my husbands :-)

We love living at Gables at Republic Square! Everyone is so nice and the location couldn’t be better. On Saturday mornings, the park across the street has a great market with great finds, yummy food and entertainment.

This is a wonderful property managed by an excellent team. It is beautifully designed and also the most soundproof apartment I have ever lived in - we never heard a peep from our neighbors above, below, or on the sides. Republic Square is a great location in Austin, and it’s nice to be connected to Hotel Zaza and have access to some their amenities. The Gables team was also very accommodating when we experienced financial problems during COVID, going above and beyond their legal responsibility to take care of us. Living here couldn’t have been a better experience.
