Property Ratings at Fringe Midtown
Don't move here. Seriously. I am a very good tenant - quiet, pay my rent on time, am friendly to my neighbors... yet they still find a way to hassle their good tenants EVERY single day. Last night my boyfriend's car was towed. He was parked legally in one of the two guest spots, yet they still towed him. They will tow your car in a heartbeat. Even if you live here. Tonight- I have a note from the trash service that my trash is not in compliance because it wasn't tied. Keep in mind, there are NO trash receptacles anywhere on the property. Before this the management sent emails out about dogs not being able to pee on the bushes on the property, tenants not allowed to park in the guest spots, tenants not allowed to have any items on their porches, and that the mailboxes are broken (since February thru June, and before during most of December 2021). The lights on the property are SUPER bright - all night long. They do nothing when the neighborhood kids come to swim at the pool in all hours of the night - screaming, yelling, and cursing. They do nothing to stop the meth addicts walking through the property almost daily. We have a feral cat population that is out of control. The office is only open when I am at work - they are NOT open on Saturdays or Sundays. And literally some bad mold in the bathroom that sneaks up past the caulk they tried to hide it behind. Seriously the WORST place I have lived in my nearly 50 years of life - go find another *nice* place to live.
This place sucks. Yes, there's a washing machine and dryer - but they will destroy your clothes. Yes, there's covered parking - but they'll tow your car from your spot without any warning. The staff is a total joke. No one ever answers their phone line or returns calls. The one maintenance request I put in, the guy came in and made it 3x worse. The mail never works - post office won't deliver to us bc the boxes are broken and staff couldn't care less. They've found so many ways to surprise me with fees. I never got a walk-in tour and yet they ticketed me for something that I was supposed to be told... on the walk-in tour. You know, the one I never got. Just... no. I hate this place with a burning passion. Do. Not. Live. Here. It's taking all my self-control to not just pour trash all over this property when I leave in a few weeks. At least then it'll look like what it is.
The appliances are all new now, everything is well maintained. I also like the park in winter, and, the landscaping.
Absolutely LOVE this place! Anything you’d need is within reasonable distance, and the area itself is quite pleasant! Management is very present and effective in caring for this community! Pets are most definitely welcome here, which is a huge plus! Can’t say it isn’t anything less than a blessing to have found this hidden gem, and made a home to call our own! {... and JUST in time for Christmas!!} ?????????? ~Many Thanks! A & I Alcaraz
This apartment complex has MANY MANY MANY issues I've looked over but now I have to say something. Despite the advertising that there are covered spaces I have been 'assigned' a space that isn't covered or marked with numbers or lines. And I've been told there are no plans to cover these spaces. Live somewhere else.
The biggest seller for me was the washer and dryer in each apartment. Rachelle the property manager is super friendly and always available to answer any question I have. When I moved in I was having an issue working my thermostat (they are touch screen and connect to your phone) I called Rachelle asking for help and she came to my apartment and helped walk me through it. That is customer service at its finest! The apartments are gorgeous and the community is great. I would recommend to everyone!
My wife and I absolutely love this place! The complex we were in before was TERRIBLE! Urban Park saved us! My wife has an eviction and so that’s made it hard to find a nice place. But Urban park allowed us and gave us a way better home! Thank you so much!!!
They really did such a great job with the remodel on these apartments. They have stainless steel appliances and washer and dryer. They also have a dog park and are continuously adding things for the residents. The staff here is so friendly and helpful and make me feel at home. I definitely would recommend Urban Park to everyone!
This complex saved us! We were in such a bad complex that we were living with mold and a tarp shower, as well as cockroaches. We found this place and it really turned us around! I have an eviction and no one would take me. But Rachelle did! We went from a 2.3 star complex to a 5 star complex. We are so great full to have this opportunity and we love it here!! Our dogs LOVE it as well!! They have so much room and a DOG PARK!

Hello Everyone: If you are looking for a Apartment where the Staff really care about their residents and listen to your needs then Urban Park is the place to check out. They fully remodeled the complex and the property manager and the maintenance staff do everything in their power to make living here the best you can ask for. They have even made things good for your pets! They keep the complex clean and they spare no expense on the landscaping around the complex. I should know since I have lived here since the management group took over and Wow what a wonderful change. Everyone should come check these Apartments out! The rates are good and the area is picking up fast for families and for businesses and you should hurry while there are still apartments available. Jack

As someone who used to live in the Urban Park Apartment Complex, let me say that things are not what they seem on the surface. Sure, management is nice and the remodeled units look very good, as well. The major problems the complex has are the countless amounts of homeless people and minimum security being there. When security is there they do a serviceable job. When they are not (which is most of the night) then it's homeless person after homeless person trying to get into the apartments, or digging through the trash bins. Never have I felt more unsafe than I did there. It shouldn't be a resident's job to have to call the police, or call the security agency to have them removed, because security should be there after hours. Sometimes even when you do call the security agency they don't even show up. I've had to chase homeless people off myself, on several occasions, because of security not being there. Things may have changed since the last 2 months, but as far as my experience...it was bad. I wanted a 2-bedroom unit and it was supposed to be done back in November, but things happen, and I get that, but what I wasn't expecting is that the date for the 2-bedroom units be pushed to December, and then January, and then February, and now March going into April and they're still not finished!! I moved after the dates kept getting pushed back. The one positive I can give the complex is that it's close to a lot of things, but overall I, just, can't recommend it to anyone until they can actually finish the remodeling process. It's been a year since they first started and they're still there.

Was driving past this place when I came across Jose and as he called it, his "mobile marketing station" out front on the sidewalk. I'm new to the city and he was very informative telling me about the local area as he showed me the floor plans and went over the amenities. Everything sounded outstanding. He noticed I had two small dogs in the car and told me about the Dog Run on site as well as the close proximity to Indian Steele Park. Very observant. I didn't have time for a tour but I do intend on going back and working with this young man.
