Property Ratings at 415 Flats
I moved in two years ago and love it here. I walk everywhere. Walk to the Uptown YMCA, Harris Teeter, Whole Foods, Panthers / Hornets games, restaurants (Alexander Michaels is my favorite). Great location, good price, I don’t see myself going anywhere for at least another year, pretty much because of the neighborhood. Place is on the older side but it has a charm about it that fits in to the fourth ward.
I’ve loved living here and being right in Uptown. Making the decision to move in two years ago has allowed me to save money for my first house while still being right in the heart of Charlotte. Yeah the building is old and doesn’t have all the crazy bells and whistles like a pool or rooftop but for the price you really can’t beat it. Haven’t had any major issues, expect for when my ice stopped working but I put in a maintenance request and management took care of it right away. Overall it’s a great place to start your career in Charlotte, especially if you’re on a budget but don’t want to sacrifice location.
One Saturday night my apartment was robbed while I was in it, including my purse with my keys. The management at the time was very responsive, and the owner himself came early Sunday morning to change the locks. Arrived before the cops did. But they’re long gone. Since then, the complex has been sold 3 times, with constant management changes (7 in 10 years). In general, the buildings are old and need significant maintenance that the revolving managers ignore like tenants’ calls and e-mails. There was a serious fire in Building B last year that you can smell whenever the heat comes on because the smoke-filled ductwork hasn’t been cleaned since, or probably ever. Cosmetic updates have included painting the stairwells to make them even darker, and penning off a small dog area that became an open toilet. For this, they raised rent +40%. The complex is unusual for the area in its age and lack of amenities. Nearby apartments asking comparable rents have things like secure entryways and pools. They likely have rats and roaches too, but not where residents can see them. It’s unclear now why someone would choose 415 over one of those buildings. I loved this apartment, though. The neighborhood is wonderful, there’s private outdoor space, and it was affordable for Uptown. Affordable for a reason.
The renovations they made were amazing! You really wouldn't think they were the same apartments 2 years ago! The new management is really hands on and great to work with!
I have been here for years because the location is so convenient and I like the coziness and feel of the smaller community. There were issues in the past, but new management and ownership are terrific. They are responsive and welcoming. The dog park and smart tech are nice to have as someone who works from home. Nothing but positive things to say about 415.
Love living here, great management and even better location!
Can't beat living in Uptown, this close to center city. When I first moved in, I was frustrated with the property manager and overall communication but since then the building switched management companies and I am very happy with my experience so far. Everyone has been super nice and they even gave me a welcome basket to introduce themselves. Overall it is just the best value you're going to get for the price in Uptown.
Rat infestation and they will do absolutely nothing to fix. I have been here 3 months and have had my pipes eaten by rats. Apt flooded 3 times and i cant use the garbage disposal or dishwasher and they do not care to fix no matter how many requests you put in. The property management company is a complete joke. Never answers the phone or return emails. Run. Run. Run.
If you're looking for safety as a feature in your apartment, this is not the place. I have only been here for one week and already my car window was busted out one night (even though I had no valuables in the car or visible.) There is also lots of foot traffic between first ward and the circle K close the complex. There was also an incident of a (assumed) homeless man walking up to apartments, looking in the windows and pulling on doors. There are no cameras, the parking lot is poorly lit and there is no gate to enter the parking lot. It's wide open for any criminal that wants in. I do not feel safe here.
DO NOT WASTE YOUR TIME OR MONEY... This place is absolutely the worst place EVER. I've been here two years and believe me the worst two years of my life. I should've known when I first leased and my move in day I was failed to be notified that the washer and dryer was not in the apartment. Had to wait 3 months for a washer and dryer. Later that year I found an accumulative of 5-7 rats in a span of months in my apartment and I lived on the 3rd floor. Management gave excuses about construction next door which was complete bogus. Whenever something is broken it's takes months and a rude email or phone for something to be done. I've called corporate twice on two separate occasions. Just ridiculous. I'm currently going through a roof leak I've had for over 3 months and still nothing has been done. I refuse to let anyone go through what I've been through for the amount of money you pay for. Lease is up shortly and it will be a relief to never see this place again. This is a complete tear down property so don't get fooled by the affordable price for uptown. If I could score a NEGATIVE 10 I would. And to make it worst management is the complete worst, never can give an answer for issues and full of exuses. I could write more but you get the point. Oh yeah I've also called the news station on the living conditions on the property.
This place has been the worst place I have ever lived. The location is great to get to Uptown, but don't be fooled by the cheery demeanor of the leasing agents. We've had trouble since the first day we moved in. My roommate's toilet didn't work, which took a full week for them to 'fix'. Nothing they fix really seems to work right after that. The cabinets are spray painted and the paint peels off just by rubbing them. They are also completely bowed by water damage on the inside making it impossible to stack anything. The insulation is HORRIBLE meaning our utility bills are more than we paid in our previous two story five bedroom house with three people living in it. The leasing agent literally just told me sometimes the bills can be up to $300 per month for a one bedroom. WHAT?! They 'cleaned' our ducts for mine and my neighbor above me's apartment because we complained until we finally threatened to get a lawyer. There was such a disgusting amount of dust layered on there that we couldn't even breath in our apartments. Turns out the ducts hadn't been touched since the building was built which was 30 years ago. So disgusting. Parking is ridiculous and they don't clean up any trash around the building. The 'dog area' is just a ton of rocks in a creepy alley of the building. The maintenance men barely understand English and the emergency maintenance line is a joke. As of right now, my AC is currently out and it'll probably be out again at least 4 more times this summer. The wiring in the building is so bad that our internet barely ever works. We've been told by AT&T that there is nothing they can do for us and that they constantly come out to this building to try to fix it. I cannot wait until next summer when we can finally leave this horrible place.
