Property Ratings at Forest Hills
The gym facilities and location were very nice. However, the units are old and are in need of basic updates. Over the six months that my husband and I lived there, we had about eight major maintenance issues ranging from multiple leaking faucets to various things just did not work. Additionally, even though the office is open on Saturdays, they do not do maintenance requests on the weekends unless it is deemed an "emergency." Our kitchen sink developed a serious leak one weekend and when I told the office on a Saturday, they said while inconvenient, it was not enough of an emergency to get maintenance out to our apartment until the next week. Overall, I would only consider living here for a short period of time.

Thank you so much! We are super excited to be able to start updating all of our appliances again! Our goal is one building a week, and we are about halfway done! Soon, every one of our apartment homes will look just as nice as our newly remodeled clubhouse! Speaking of which, our grand opening extravaganza is on October 16th! It starts at 5 pm, I hope to see you there!
I've been here for a year and am signing on for another year. The staff are just wonderful, always ready to help with anything that comes up. The apartments are clean and well maintained. Improvements take place year-round to upgrade and maintain the property and living areas. I feel comfortable and safe with my family living in this area and this community. We have easy access to the best parts of Eugene. I genuinely love living at Forest Hills.
Not many trees left after all these years with no care. Most are ill with fungus and all of them are living in a swamp for 9 months out of the year so every year they break and fall and die. The gutters have not been cleaned in years either and the roofs all have rot on them. Every apartment comes with low end appliances, vents that have never been cleaned, plumbing problems, uneven floors (buildings in a swamp), snails, slugs bigger then 5 inches, termites, ANTS and Hugh SPIDERS!!! Im sure the owners are living nice however since the price has been rising for years with NO improvements just buildings that are falling apart. Perhaps the Oncler owns these buildings. All the trees will be gone and the prices will continue to rise just like the water. However All the people that work at the complex are very nice. It after all is not them who make the prices and there is very little they can do about the GIANT price tag and itty bitty value. Last but not least to mention is that the trash is looted by many people EVERY night. are they armed and dangerous and high on meth??? maybe.............????
The apartment they walk you through might be nice, but thats just the show apartment. The rest have rusty bathroom sinks, jimmy-rigged appliances, giant holes just filled with spackle, and much, much more. I have lived here for six months and I literally cannot wait to get out. It is a great place to live in a moment of desperation because the people are wonderful, but be wary about signing a year-long lease. There are far better places at a much cheaper price.
Great location, Great grounds, the upkeep of the apartments internally and cleanliness is horrible.
First opinions were good. grounds and pool and rental office are clean and newly remodeled. Agent wasn't able to show model unit upon first visit. floor plans looked good and was assured that units were kept up to the same standards. Found this not to be the case, units have not been remodeled since they were built in the mid 90's. Broken bits and pieces tattered carpet and rental agent refused to preliminary walk through. will not be renting here ever again. it's really too bad because the floor plans, location, and vibe are awesome, but when you return to your apartment and are sad to be there it's very tough. As well as overpriced. Please Pay my rent!!! Kris
