North Burnet is a busy Austin neighborhood filled with shops, restaurants, and businesses. It is a highly sought-after neighborhood, home to JJ Pickle Research Campus of the University of Texas at Austin, the upscale outdoor shopping mall the Domain, and Austin Community College: Northridge Campus. I have absolutely hated living at Folio, the management is terrible, their policies are terrible. Every few months they find an excuse to raise rent and do some dumb change on property that is making more people move out than move back in. Half of every apartment is vacant and everyone I know hates it here.

Great place to live. Clean, well kept, responsive maintenance, great location. One minor issue is the pet spa is only open during office hours which makes it inconvenient to use if you are at work during the day. Annual rent increases are annoying when the rate offered to new move-ins is often significantly lower. Besides that, I’ve enjoyed living here.

Quiet neighborhood and quiet neighbors. All the staff are super friendly and very knowledgeable on their apartments. Great are for shopping, going to a park, or going to community college.

Maintenance is quick and efficient. Pool table and activity room should be open 24 hours as they are gated anyways and gym should be bigger considering the number of apartments. Staff is very friendly

Living here for over three years and I still enjoy it. The community is nice and quiet. The access to nearby parks will always make for great walks. Fun karaoke place down the street.

I’ve lived here for six months, and it’s been a great experience. The complex is in a fantastic location, with plenty of trees that make it feel peaceful and secluded despite being close to everything I need. The management team is genuinely helpful and responsive, which isn’t always easy to find. They also made the process of adding my dog to my emotional support animal file completely hassle free. The community is quiet, and I’ve never had issues with noise or neighbors. Overall, it’s a well run place that I’d recommend to anyone looking for a comfortable and hassle free living experience.

Living here has been my best and most favorite experience in all my apartments. I love the new paint job! This property is so clean and well maintained. It is calm and quiet here and you can tell that everyone is happy to be here. Maintenance is fast to respond and does great work, leaves no mess behind. The office staff is efficient, friendly, and quick to answer any questions. Thanks for making home such a great place to come back to.

Love living here as there are plenty of community events, pet amenities, good location. Layout is a bit weird for our unit but have been content with our tenure here.

The unit is okay. Issues with the doors and the walls. The in-unit laundry machines are not cleaned. Some corners of the drawers in kitchen are broken.

The people at the front office of the apartment complex are nice and patient with you even if your upset for some reason. They do their best to get maintenance requests done in a timely manner.

The house was clean and move was easy. Apartment community is gated, so that's good too. However gates are sometimes open the entire day. Been only a month. But overall a good experience so far.

This has been the best move in and living experience thus far out of several apartment complexes in and around Austin. The leasing office is friendly and helpful, and everything runs smoothly here! My apartment is great, and the amenities are terrific, especially the gym.

The staff in the front office is very accommodating, I am very satisfied with the correspondence I will receive an answer from them within the same day and if they don’t answer the phone the first time they definitely give you a call back within the hour .very peaceful community, very neighborly tenants, wish there was more Maintenance on pet droppings especially in the dog park areas.

Folio team has been great! The amenities on this property are great. Gym, pools, and BBQ areas are always super well maintained. I have lived at this property for three years and have not had any negative interactions with staff or neighbors. Service requests are completed in a super timely manner. I have 0 negatives to say about living at Folio.
