North Burnet is a busy Austin neighborhood filled with shops, restaurants, and businesses. It is a highly sought-after neighborhood, home to JJ Pickle Research Campus of the University of Texas at Austin, the upscale outdoor shopping mall the Domain, and Austin Community College: Northridge Campus. I've been at Folio for 3 years and I still enjoy being here. The community is so close to all my essentials and the actually community grounds are nice to walk around in. The options for multiple pools is very convenient. The gym has equipment to target your main muscle groups, though it probably could use a machine to focus on core. They offer free weekly yoga sessions, twice a week I might add. You're less than two miles away from Gracy Woods Park which makes for a nice evening run.

Great apartment with a lovely location and very clean for move-in! Also good amenities that are kept clean. The only reason I'm giving four stars instead of five, is because during move-in, the leasing office would not respond to any emails or calls. Other than that, no complaints!

I have absolutely hated living at Folio, the management is terrible, their policies are terrible. Every few months they find an excuse to raise rent and do some dumb change on property that is making more people move out than move back in. Half of every apartment is vacant and everyone I know hates it here.

Great place to live. Clean, well kept, responsive maintenance, great location. One minor issue is the pet spa is only open during office hours which makes it inconvenient to use if you are at work during the day. Annual rent increases are annoying when the rate offered to new move-ins is often significantly lower. Besides that, I’ve enjoyed living here.

Good place to stay, peaceful and close to domain and grocery stores. People at the leasing office are helpful. Only downside is they promise a 500$ security deposit but is usually higher than that.

Folio has very upgraded apartments. Buildings got a fresh new paint, repaired pools, good amenities. Maintenance is always quick to respond. There are no hidden charges. Overall a good experience.

Lived here for over a year. Its a peaceful community, lots of greenery, well maintained, safe and secure. Amenities are decent. I use the gym and I enjoy taking walks around the apartment complex.

Quiet neighborhood and quiet neighbors. All the staff are super friendly and very knowledgeable on their apartments. Great are for shopping, going to a park, or going to community college.

Maintenance is quick and efficient. Pool table and activity room should be open 24 hours as they are gated anyways and gym should be bigger considering the number of apartments. Staff is very friendly

Living here for over three years and I still enjoy it. The community is nice and quiet. The access to nearby parks will always make for great walks. Fun karaoke place down the street.

I’ve lived here for six months, and it’s been a great experience. The complex is in a fantastic location, with plenty of trees that make it feel peaceful and secluded despite being close to everything I need. The management team is genuinely helpful and responsive, which isn’t always easy to find. They also made the process of adding my dog to my emotional support animal file completely hassle free. The community is quiet, and I’ve never had issues with noise or neighbors. Overall, it’s a well run place that I’d recommend to anyone looking for a comfortable and hassle free living experience.

Living here has been my best and most favorite experience in all my apartments. I love the new paint job! This property is so clean and well maintained. It is calm and quiet here and you can tell that everyone is happy to be here. Maintenance is fast to respond and does great work, leaves no mess behind. Love living here as there are plenty of community events, pet amenities, good location. Layout is a bit weird for our unit but have been content with our tenure here.
