Property Ratings at Florencia Villa
I’ve lived here going on three years and I never had a problem getting any help . I’ve had minor problems just like any other situation in any apartment rental but truly love this one . Because not only is it pretty big for the price your paying except , there is excellent staff , communication is not an issue . It’s very inclusive here . And plently of people love being here as well . If you’re looking for some where to stay for a year or two check it out ! Lots n lots of closet space to ! For all the clothes girlies !
Where do we start! I will be contacting the City of San Marcos following this warning to the public to report the deficiencies that are both health hazards and embarrassments and inconveniences at Florencia. If you want an apartment with half painted walls, filthy baseboards, broken cabinets, no AC, holes in the doors, door locks that don't lock, toilets that continually leak, countertops that are "upgraded" but the resurface paint flakes off if you touch them, or a thermostat and carbon monoxide machine that don't work, then you'll be right at home at the ZERO STAR FLORENCIA VILLAS! I've had no smoke detector since moving in and that's been one year! I could go on and on about the miserable surroundings I'm living in! At least I'll be leaving soon when this lease is up. I've reported these issues and all other items at least 8 different times to their Manager. I've given up! It's appauling that there's been a huge leak at the property (drive by, you can see it clearly and it's been there since early 2016) and they bill their residents water and our rates are significantly higher because they won't fix this leak or the continually running toilets! This is the most inadequate maintenance dept and management that I've ever seen. I'm happy to post pictures. I never post online but I feel the public in San Marcos need to be warned about this place, the living conditions on the inside of the apartments, and the Mgmt that don't respond or care. But the mgmt jumps at the chance to overcharge utilities, charge late fees, raise your rent, etc at every opportunity. LOOK ON THE INSIDE OF THE APARTMENTS, LOOK AT THE OFFICE! It's not even clean. I hope this is helpful when searching for housing in San Marcos! Read the other consumer feedback on other sites. THAT'S THE TRUE STORY.

I am so sorry you had a terrible experience. We recently purchased the property and our 1st order of business was to fix that leak. Please contact me so we can go over any other things that you still need repaired if they have not already been repaired by our new office team.
Kitchen sink has no running cold water. Garbage disposal doesn't work. There's a leak under the sink, have to keep draining a bowl I use to catch water. AC has been broken move in, with promises from maintenance to fix it. Told manager, she wrote it down, going on 3 week of letting them know and still no AC. There's a hole at the trim of wall and ants are coming in. I went to work with swollen ant bites on my arms, legs and face. Outlet plugs have no plates and I have a crawling baby and have to be constantly watching her especially with ants bites. Restroom leaks from vent. Keep seeing random vehicles and people walk up to doors. As soon as they knock on doors, they're gone that fast. Thinking they stop by to pick up drugs. Don't feel safe and I've been here 2 months and already moving out.
The size of the closets and layout of apartment are great. But maintenance is horrible. And they rent to anyone so there are drug dealers.(way more than one) We have fights in the parking lot and the cops seem to be here several times a week. After 10 years living here, I can no longer tolerate the decline and I am moving on.
