I've been living in apartment 1903 for almost 5 years now The management is great and the Maintenance are awesome no matter when or how many times I call when I get home from work the problem is solved so happy I made this choice

Acabo de pasarme hace unos 2 meses casi 3 y la verdad son unos apartamentos muy cómodos para vivir la manager es una buena persona, veo muchos comentarios negativos de cucarachas y la verdad nosotros no hemos tenido ningún problema si buscas algo tranquilo y bonito para vivir no dudas es una muy buena decisión.!

The staff is great, property is small and clean. Great floor plans with an affordable monthly rate

I have live here for 9 years and non of the previous managers has done what has been done here in the last 2 years, starting with maintenance they used to walk up and down the property doing nothing or sit at there shop, you would call for service no one would show up or when they did never had parts or fix the problem, manager never in the office to take care the problems, every night was a problem for parking now all of that has been solved, now we get great service, manager is always there to listen, maintenance crew is great we get service right away and no excuses they perform an excellent job, this manager has control over the parking and the ground of the property is getting better by the day, this is a pet friendly property great place to live

There are feral cats everywhere. Outdated apartments but prices are really unreasonable. The mailroom was broke into and now it’s locked , you can only access the mailbox when the office is open , it can really be a hassle. Trash is an issue everyday. Landscaping is nonexistent. Just poop, flies , kittens, and mud!! Right before I moved one of the cats gave birth again on my back porch. If you live towards the front property ,, all you hear is the shopping strip across the street , and cars!! It’s so loud. The area has become dangerous right there.

I lived there roughly 3 months but had to leave for unforeseen circumstances. I loved the apartment and location. My neighbors were very nice. The owner is great and has a amazing staff. The wonderful ladies in the office are always polite and helpful. The very beautiful office manager is professional extremely helpful. She assisted on the paperwork process and communication needed with my new place. The maintenance crew is top notch. Maintenance issues were addressed within a 24 hour period. I had a couple windows that were stuck and door needed adjustment. The apartment complex is well maintained great location and price. I would definitely rent again if the opportunity presented itself again.

I searched for an apartment and found that Farmington was the best fit for my price range and is only minutes from my job. The office workers have had awesome customer service since day one when I walked in for a tour! Maintenance responds quick to service requests. Very clean quiet environment. I definitely recommend Farmington for your next home!

The office staff is absolutely amazing and make you feel like you are valued! They made this experience of me getting this apartment so simple. The community is really quiet, kept up extremely well and everyone is so friendly. Anytime I have contacted the office and maintenance with any issue, they have worked hard to address the situation in a timely manner. So I have no complaints. Glad I made this choice. Morton Ranch is our neighborhood school and is excellent. I recommend Farmington to anyone seeking a very nice, affordable place to live!

Best place ever... leasing office and maintenance personnel are hard working and caring people, such an excellent team..Location is convenient to everything I need. I find it clean, affordable and peaceful. I love the layout of my cozy apartment. I'm very happy at this place and I even recommended it to a friend who is moving in soon. I plan to live here for a long time!

if I can give this place a 0 stars, I would. I regret every penny that I spent my 2 years living their. The parking was terrible, I had a garage that I paid $100 a month for, but I could never park inside, because cars were always parked infront of the garage I wouldn't be able to get out. the apartments are sooo old they can never do enough work on them, roaches would flood our house, ants were everywhere, we would clean every day and roaches would still come from the sink, I wouldn't cook in my own home from how disgusting this place made me feel. I had my car stolen from inside the apartments when I was sleeping, I woke up one day to go to work, my car was no where to be found (FYI it wasn't towed and I did report it stolen). my brothers bike got stolen from the balcony and we lived on the second floor and that was his birthday gift the year prior. also, at some point in 2017, the entire mail box for every resident was stolen. whenever I reported all these incidents to front desk, they ALWAYS!! blew me off, which brings me to my next point, the front office people are absolutely disgusting, the manager is super unprofessional and handles everything with what feels like a trial and error with no background experience, the other ladies that work in the office are always yelling and every time I would call they would hang the phone up in my face because I always run into problems with living their, I could go on & on but to sum everything up, leasing office employees do not care about the residents or their safety. the apartments are beyond expensive for the price listed (you can get way better apartments for the price they have listed, shoot me an email and ill be more than happy to help out). they will show you a smile just to sign the lease, DON'T SIGN THE LEASE WITH THEM, YOU WILL REGRET IT DOWN THE LINE.

Farmington is a great property that I absolutely love! The manager truly cares about residents and is always nice and pleasant. Friendly staff. Everything is taken care of right away with no problem. They keep the property clean and maintained well. I recommend this apartment complex to anyone needing an affordable place.

I enjoy living at this excellent apartment community! Affordable price for my rent, close to my kid’s elementary school and just a few miles from my job. I like that it’s a gated community and kept clean. Very professional and kind office and maintenance staff. My service requests are responded to in a timely manner. Overall really happy with everything here!

I love living at Farmington! Clean and safe environment. The manager and her team are all friendly and they go above and beyond to make you happy. Fast assistance with on call maintenance and they have courtesy officers that live onsite. Very pleased with this place!

Living at Farmington has been a great experience so far and I couldn't be happier! The manager is super helpful and the leasing agent was great when it came to touring, applying and moving in. The apartments are in great shape and clean and I love everything about my apartment. Maintenance staff are polite and punctual with service requests.

Quiet, clean and safe. Never had any issues with management, they're always pleasant and care about tenants. Service orders are taken care of right away. Couldn't ask for a better place to live in Katy!

Great Community convenient to all the shopping store, and friendly staff

I don't recommend any one to move to that place, It's really dirty, VERY BAD and VERY RUDE MANAGER and bad management.

Farmington has been my residence since 2012. I like that it is so quiet here and I feel safe. When it comes to management, they are kind and understanding, always available. Workorders are responded to fast and the maintenance guys are always nice. The apartment complex is close to restaurants and grocery stores. My kids love Katy school district and the school bus picks up and drops off at the complex. I enjoy running on the trail behind the property. I plan on staying here for many more years to come!

(Infested with roaches) First time renter so I was happy to find an apartment that was spacious and affordable. The office staff was very friendly and helpful. Was able to see the inside of the unit similar to what I was going to get and loved it. The day of the move I toured the unit 601 to be exact and wasn’t too happy about it. It was dirty, paint job was rushed, wood floors (was expecting carpet) which wasn’t too big of problem. I was able to pull the corners of the master bedroom closet up with very little force. Toilet was nasty and the seat had stains and what not on it. Shower heads were rusted. Windows were moldy laundry room door was broken. But hey you know it was going to be home. My wife and I were going to clean it up and make the best of it. UNTIL we seen a single roach crawling in the master bathroom drawer. We immediately went to Walmart to buy Bengal roach spray and boric acid for the unit and started spraying the whole unit. I swear as soon as we started spraying roaches were coming from everywhere. Kitchen counters, fridge, oven, cabinets, lights, dish washer, everywhere. Patio door, master bedroom closet and even under the carpet in the closet. On our first day there we killed maybe 50-60 roaches including the tiny ones that are small as ants. I have pictures and video proof. We told the office and they said that they would fog the unit but they didn’t. We came back later that day to check. The second day we went in hoping that we wouldn’t see anymore. Guess what? More roaches. And on the third day guess what? Even more. My wife and I were able to break our lease on the third day because we couldn’t live there. They gave us no problems when we asked to break the lease and said that they didn’t know there was a roach problem. But upon giving the keys back and our first months rent check, we were told that we couldn’t get our security deposit back of $550 because of some made up reason so now we have to take them to court which is fine. Anyways if you do rent from them be sure to check everything first before renting. If our unit 601 was infested with roaches I’m sure others are too. Roads are pretty bad towards the end and rebar sticking out of the speed bump so be careful. Dog poo everywhere and cats literally everywhere. Anyways this is my first review and hopefully last bad review.

The staff is very friendly and personable but the manager is very rude, unwelcoming, not warm, and doesn't care about her tenants whatsoever. She makes the living experience horrible

I do not recommend The Farmington Apartments at this time, under this management. The prior management was warm and they cared about loyal tenants, this is no longer true. I lived here for over 20 years with my husband and never experienced a rent increase. My husband passed away three years ago and since then the new management has increased my rent exorbitantly! Even though they raise the rent, they refuse to make any updates to the apartment…NONE IN 20 YEARS! The appliances are old and do not match or work and they do not care! Good neighbors that I have loved and been friends with have moved out. I now here loud music blasting through the walls at all hours of the night and people honking at all hours of the night because there is n place to park. The trash dumpsters are disgusting and people just pile trash next to it rather than putting it in the dumpster which is never addressed. There was a bag of garbage in the parking lot once that was not even close to the dumpster that had rotting meat in it. There was a black cloud of flies in the area and I had to move the bag along with a broom and spray the entire area to get rid of the flies. I lived here for so long because the rent was reasonable and the staff was like family… that is no longer the case under the new manager who I am sad to say is cold and unfriendly. So, after over 20 years, I am so disrespected and unhappy I have chosen to move away from The Farmington. I will say that the exception to the bad management is Patsy who is friendly and caring and the maintenance staff, especially Adrien who is a very nice and professional man who is always friendly and smiling…the kind of professionalism that used to exist with all the staff.

Love this complex but why in God's name will they let cats roam about and harass people. The otger night a black cat tried to attack my baby.pets shouldnt be aloowed to loiter.oMaiatenance is so poor too....

The Farmington is an unmanaged building the manager is lazy there are a million problems with the building there was an electrical fire and instead of fixing the electrical problem before it caused problems they waited until it caught on fire. They don't fix any problems that noticeably need to be fixed until they're broken. It's hard to feel safe like you're supposed to in the comfort of your own home.
