Property Ratings at Fallwood
How has my experience been here ?, extremely unpleasant. There are raccoons screeching and fighting above me while I’m awake while I’m asleep. And I HAVE been asking for a solution since fall. And I’ve lived here since may. And all summer the school was breaking it was 90 inside my apartment, had to leave and stay with family several Times, I have a baby and another child I cannot let be uncomfortable… but the raccoons are the worst .. there are urine stains on my ceiling … I hear them scratching and running and fighting and hissing …. It’s not quiet here … it’s not clean depending on neighbors habits… gunshots outside ..
Looking at the model apartment everything appears to be very nice and clean and newly remodeled. The actual apartment is the total opposite everything is old. The office staff is rude. The maintence of the apartment is terrible. But the upkeeping on the outside that is visible to everyone is great. Nothing ever gets fixed. The walls are paper thin. Kids are always outside unsupervised bothering others. The price definately do not match the quality of the experience. Definately can go somewhere cheaper and live the same way.
This is my 1st year in the Fallwood Apartment Community and I don't intend to move anytime soon. My apartment is spacious, my neighbors are courteous, the property is well kept, and the office staff is amazing. There are plenty of spacious apartments in town, but there's something to be said about courteous neighbors and a pleasant/thorough staff. This is my home for the foreseeable future and I have no regrets for selecting Fallwood. If you're in the market for an apartment, I recommend that you take a visit to Fallwood and see Latoria (the property manager) before signing a lease anywhere else.
Gave them free money for no reason:::: I'm from out of town. Applied. Was told I had an apartment. About two weeks before time to move, was told the " tenant didn't move out sorry". I've already given my 30 day notice. Have to find another one. Ask for my $100 deposit back, arrogant, ignorant leasing agent says " no we got an apartment for you before the end of the month like we agreed " So I gave them $130 total for an apartment I didn't get. Really cool, for someone who's moving and needs $. No... it isn't.

I have been here for 5 years and it has gotten progressively worse. The rent keeps going up, but the service keeps going down. The cost of heating and cooling is appalling and its because the buildings have not been updated since they were built in the 1970s. How they can charge what they are is beyond me. They advertised laundry hook-ups but had to change that later, since their aren't any and the facilities that they do have keep going up in price. This place is a joke and need to be completely gutted and remodeled, something else they told me had been done but hasn't. They refuse to fix anything correctly. Part of the roof blew off of the building next too mine and it took them more than 6 months to fix it, despite the fact that I took the piece of roofing in to the office and told them that I'd seen it fly off the building. I'd like to give it no stars, but have to give it something.

After living here for over a year now I feel confident in saying that this complex is a good place to live. Its a pretty quiet place and I've never felt unsafe. There are many families here so this is a good place is you have children. I love that we're across the street from the Fall Creek trail as well. Its a very nice trail. Prior to moving in we were told that the apartments had been remodeled,but that wasn't really true for our unit. The bathrooms and the kitchen are the most outdated rooms in the apartment. Management is pretty good. I've never had a problem with them. Maintenance is pretty cool too. They get the job done,but kind of the bare minimum. The cons are that parking is always a problem and that there is no laundry in these units. Each building does have its own laundry room but it sucks to have to deal with going up and down the stairs with laundry and to have to get quarters elsewhere. With those being the only cons its not a bad place to live.
