Property Ratings at Falls of Las Villas
I have lived here since February 2021. Since moving in I have killed three mice, the office staff does not care one bit and I still don’t think the problem is 100% treated. I had to get my apartment treated for bed bugs as the people here are NASTY. If you need somewhere to live cheaply momentarily this place will suffice but DO NOT MOVE HERE unless you enjoy people fighting, yelling and creepy dudes looking at you 24/7.
I have lived here since July 2017 & I have hated EVERY second of it! Wouldn't show me the apartment before I moved in -should have been the first red flag but I was in a bad spot so had to get out quick- Have had a roach problem since the day AFTER I moved in -never had roaches before- then maybe a month later I started seeing my son -nine months- CHASE A MOUSE through my living room! I have been telling them I need pest control -since I pay for it anyways!- & they keep saying Monday Monday Monday! My AC has broke a total of 13 times since I've moved in. Now since Harvey has hit they have let the mold and stuff sit in my house until this week. Absolutely do not recommend this place to anyone!!

A place to lay your head I have sprayed for roaches at least six times but they just come back my vehicle was broken into the first week I moved in someone always knocks on your door during the day trying to sell something or give you some flyer but it's pasadena so you can't expect much more as long as your smart tough and careful you can make it here kind of like paying to live in your own prison
We've been here for about 8 months, and this by far has been a horrible experience. From kids in the parking lot all hours of the night, horrible laundry facility, and don't get me started on the bugs. No matter how many times you bomb and how often you clean, the roaches are ridiculous. Our kitchen sink and tub continuously backed up and it took forever for them to fix it. And these a leak in the roof over the tub.
large parking lot with entrance behind the actual apartments, trash bin is always overfilled, stray dogs roaming around, children running around the apartment unsupervised and towing service that tows at almost any small detail at a large expense (from experience, parked "wrong" and had to pay $380). Waiting for this lease to be done so I can leave asap!
