Situated along Rhode Island's coastline, Warwick combines suburban living with waterfront appeal. As the state's third-largest city, Warwick offers housing options from Greenwich Bay waterfront properties to established inland neighborhoods. Current rental trends show one-bedroom apartments averaging $1,781 per month and two-bedroom units at $2,126, reflecting year-over-year increases of 5.8% and 6.8% respectively. Notable areas include Cowesett with its tree-lined streets and Apponaug, where historic architecture meets contemporary rentals near the village center.
The city's 39-mile coastline includes Oakland Beach, City Park Beach, and Conimicut Point Park, each offering distinctive waterfront experiences. Residents benefit from convenient access to Rhode Island T.F. Green International Airport, while historic Pawtuxet Village preserves colonial-era buildings alongside local shops.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Fairfax Village
Expensive!!! People keep moving out because the rent keeps going up and mice, mice, mice!
When I was looking for an apartment, I read numerous negative reviews about Fairfax Village Apartments. Complaints about mice, bugs domestic assaults' in the neighboring apartments, poor maintenance. I lived there for 18 months and found none of this to be true. I lived in a one-bedroom apartment in Building 1. Though the Apartment complex is older (I'm guessing mid 1980's) they keep it in excellent condition. The Parking lot is clean and always cleared promptly after a snowstorm. The dumpster can get a little full towards the end of the week (particularly if someone is moving out) but is emptied regularly. Decent laundry facilities are close. The apartment itself was in good condition, and they are very responsive to maintenance requests, and follow-up to confirm you were satisfied by the repair. My refrigerator was making some moderate noises - though it was still holding temperature, they investigated and replaced a part so it was once again silent. In the entire 18 months I never encountered a bug or evidence of mouse droppings. All neighbors are quiet and respectful, and civility between neighbors is encouraged by the staff. If you are a smoker you should know that they are serious about the no smoking policy - if you try to cheat, they will deal with you. Though I did not have a pet, they are very pet friendly. The front office is very pleasant and responsive - a pleasure to work with. Though the rent jumped in my second year, it was still one of the more affordable apartment complexes in Warwick. I highly recommend Fairfax Village to anyone. Don't believe all the negative reviews. There is always someone unhappy with something, and it is always the angry people that post reviews. I'm not saying that they are perfect as no place is, but I had no complains over the entire 18 months.
The office staff and the maintenance people are very nice and friendly. However, the other residents are a little rude and for the first month I’ve lived here, people have asked me and my boyfriend several times “do you even live here??” when we have had to park in a visitor spot since there is only 1 parking spot for a 1 bedroom apt. Other residents have even asked us to move to another parking spot so they can park there because “they live here and we don’t.” The residents have stopped me dead in my tracks to get the mail questioning me on if I live here and what building as if I don’t belong here. It’s very weird. It’s a little loud as the walls are slightly thin so I can hear everything my neighbor is doing. The apartments themselves are nice but the neighbors are extremely rude. The property is good but not great.
This place is so awful with the new management. She micro manages and stalks the property like a dictator making up all these new rules that everyone in our community here are not happy with... people that have been here for over a decade! So many people are moving. For the high amount of money they charge for rent versus the quality of living (you feel like you’re in prison!) plus the deterioration of the homes, and awful maintenance, renter beware!
There’s not much I can say about Fairfax other than it’s not worth your time or your money. From the neighbors to the staff it is an all around terrible experience.
I leased a 1 BD in Building 1. Unfortunately I had to leave Fairfax due to a job relocation. The office staff were outstanding. They were always extremely professional, friendly, and accommodating. Whenever there was an issue with my apt the issue was fixed immediately. I would recommend Fairfax to anyone.
I am on my second year at Fairfax Village and I really love it here. I live in a townhouse but was originally looking for a regular two bedroom when I was moving. After being shown the townhouse I knew there was no question that was what I wanted. The office staff is outstanding, very nice and helpful and the maintenance staff makes repairs promptly. They don't offer a gym, but the pool is really nice and not crowded at all during the summer. My apartment is nice and the bedrooms have hardwood floors, but my favorite thing is having storage in my apartment. All in all I love living here and plan on staying until I can buy a house.
