I was excited to move into Estates on Maryland as I have friends that live in this complex and I know how nice their apartments are. It was extremely disappointing to see my apartment for the first time (no tours due to covid and living out of state) and seeing that it DOES NOT have a balcony like promised, many things were not working (dishwasher, washing machine, various outlets, broken window in master bedroom, fan hanging out of wall in bathroom, missing ceiling can in guest bedroom, etc.) almost all of those things have been fixed by now but we continue to be charged for gate fees (the gates do not work 90% of the time) and reaching office staff is nearly impossible and they make empty promises. I know what a normal apartment looks like here and it was disappointing to feel like I was taken advantage of. Overall, the experience living here is mostly positive. I feel safe, the pool is nice, there are many happy families that live here and it is very close to Grand Canyon University which is where I attend school. My advice when you move in is to not be afraid to demand what you need to stay in the apartment and do not settle for what they provide. If your experience is like mine they will try to cut every single corner for their profit (at least that how it seemed to myself, my roommate and both our families)
There has been ANOTHER change in the office. They can't keep people in there. The neighbors are noisy (music so loud ourbfloor shakes) kids run loose in the parking lots and in the pool area unattended and NOTHING gets done about it. When we called the office, we were told to call the police. This. Place. Is. Terrible! Oh....and the gates are broken again. This is NOT a gated community.
Its a nice place to live! Office staff is friendly, maintenance staff does great work. Location works really well for me and my partner. Landscaping could be improved, and some of the hardware in our apartment is... alright but overall we have been here for a couple years and have been very pleased with our time here.
Estates on Maryland is a respite in the city. A family and pet friendly cordial community. Beautiful grounds with sidewalks, green grass areas, and dog runs. The swimming pool has a rock feature and a jacuzzi. A theatre room and a game room with a kitchen for entertaining guests. It's wonderful place to live!

Maryland Estates is very pleasant. It is well kept and the grounds are beautiful. This is a family environment with children and pets. The staff are responsive, understanding and efficient.

I have tried calling management with concerns and I feel that I have to make sure they do their job instead of them initiating contact on their own. I think management here is very unprofessional and should be better for the amount of money we pay for rent.

DO NOT RENT FROM HERE!!! This apartment complex is horrendous when it comes to quality, security, maintenance, billing, getting your deposit back, etc. My recommendation is go somewhere else, you will be glad that you did... guaranteed!

For a steep price you can have everything you’ve always wanted in an apartment! Extensive monthly fees for pest control and valet trash. You’ll never see any pest control on site and the valet trash men skip days they aren’t supposed to so trash piles up outside everyone’s door weekly! Speaking of pests you’ll have your very own set of pigeons chirping and pooping right outside your door, windows, and balcony. Pidgin poop stains the walls of every building, balcony, and sidewalk and oh yeah... permanently ruined the paint on my car. Not to mention the stray cats that leave dirty footprints on my car and follow me and my newborn up to my apartment... maybe because everyone and their mother leaves food outside their door for them. Theirs tons and tons of dogs. Almost daily you can hear a dog ruckus outside not just barks but dogs fighting each other, owners yelling at each other. No one picks up after their dog and neither do the landscapers (who are supposed to come on Thursday at 8 but grace us with their loud leaf blowers at 5 am on fridays). Management will put a note on your door if you owe 3 dollars but won’t notify you if your rent payment didn’t go through and have 300 plus dollars worth of fees and are 2 days from being evicted, they are just so great. They changed parking from “one covered spot included” to “visit the office to buy a parking pass or else your car will be towed”. OKAY now moving onto the apartment. When we first moved in they charged us to fix the things that were already broke. The bathroom fan never worked. And after 3 maintenance requests to change the toilet FLAPPER each time the chain was changed and therefore NEVER fixed the actual problem resulting in a higher water bill, thanks guys. The apartment is run down and renovated very badly. Theirs paint drips and missed spots everywhere, gashes missing from the walls, cabinets, and floor. The carpets were filthy (I mean like make your feet black filthy) and the tub/shower was disgusting we had to scrub it before bathing. You can hear everything everywhere, the neighbors next door singing in their bedroom, the neighbors outside shutting their doors, people walking down the hall ways, cars starting in parking the lot. Forget about getting your deposit back and even when I paid my final bill ON TIME they still sent me to collections for NO reason.
Well to begin when we moved in 3 years ago it's was great. Then it was sold. The new manager Ariel is horrible! If you have a problem it won't be solved in fact she will try to get you to leave or evict you. Roaches run rapid in the apartments and they are low grade updates that are poorly kept. Something is always breaking. Crime is an issue and the homeless are always getting in and camping behind the dumpsters or rummaging through them. Your pay for parking and $40 a month for trash. They don't care about residents and their concerns. Don't move there!!! They only wsnt your money and find every way to nickle and dime you out of it. The apartments are over priced and no value.
Hello everybody, well this complex apartment has the worse Parking Rules ever. I am from California and my son goes to school in AZ. The car he is driving is on my name. Yesterday 11/3/17 the apartment complex decided to tow my son's car because he forgot to put his sticker on the dash. I understand the Rules but it is also a discretionary decision on how to handle these situations. Maybe a warning would it been more acceptable on the first offense then if that was not enough then tow the car. Some of these kids are trying to do go in life by going to school and working, these kind of situations make it really hard for our kids to make it to school or work, if your place at least had the courtesy to give a warning for their renters. I just hate when places like these don't really care for their customers.
I don't know where to begin. Honestly the office management makes this place just awful. Recently my air went out and I called the after hours maintenance because I didn't get home from work until after the office was closed. He was on his way to fix it but it was going to be about an hour since he was off site. My wife and I left with our dog to stay elsewhere for the night because it was too uncomfortable. We never got a call from the technician -even though he had our number because he called us earlier- on whether or not it was fixed or not. I called the office the next day and they couldn't tell me if it was fixed, they wanted me to tell them when I got home. I asked for a discount because we didn't have air for a day, and of course we couldn't get one and the office basically blamed me for calling so late and how it was inconvenient for the tech to come out because they live offsite. Seriously? That's their job, not my problem. It's the apartments responsiblity to make sure we have air, that's what we pay for. This place just nickle and dimes you for everything. Yes the facilities and rooms are nice, but take your business elsewhere. Give someone else your money, this place doesn't deserve it. Also we had to resign our very first lease several times because they couldn't get things right.
I lived here for about two years now, overall the apartments are great but the crime I hear mostly every night near by keep me up. The neighbors are loud, as much as I complained about a resident the noise never stopped until they moved out. The leasing manager charged me twice for rent in just 5 mins, as infuriated as I was they just assumed it was ok. The maintenance men are always around looking at me drive away in the morning and when I return home, constantly staring. I found a homeless man going through the dumpster when I was ready to toss a bag of garbage away, I thought it was odd for a gated complex. But like I said the apartments at nice just too pricey.
Solid apartment building with easy access to the local stores and restaurants. Walking distance of the light rail and has a friendly staff that is willing to help with whatever needs you have.
