Property Ratings at Encino Pointe
I have visited family and friends here for years. Lately the property really has gone down. I remember when it was a clean well maintained place. Stairwells and exterior walls are extremely dirty and some areas look unsanitary. My family has reported repeated maintenance issues that do not get fixed. It is my opinion that the management and maintenance staff are very unprofessional. I would not recommend this property.
The actual complex is beautiful and spacious and fairly new. The amenities are useful but the Office staff is constantly changing and has horrible customer service. I had an accidental flood and since then I have been ignored and disrespected. I had to call over and over again to get details on payment for the carpet after my flood and was told for about 3 weeks straight that the manager would call me back and ended up having to pop up at the office randomly. During which i was accused of having people who werent on the lease living with me since I have company often and that I make the complex look "trashy" (by the manager). You would think they would work with you when youre trying to pay them for something you did. Theres still a huge hole in my bedroom wall from the sprinkler having to be shut off and another under my balcony door that hasn't even been mentioned to be fixed. I'm sure theyre waiting for me to move out so they can charge me an outrageous amount to fix it instead of just putting it in my rent or setting up a payment plan which I would be fine with doing. Nobody ever answers the phone at the office and they pick and choose when they will and wont take over the phone maintenance requests. The online system is always down and i was once charged a late fee on rent when i was trying to pay but they wouldnt answer the phone so i could ask questions and the online system was down (they never send out notifications. You only know when you try to use it and cant) During my last online maintenance request they marked the issue as resolved when it wasnt so i had to put in another and call the office for a week but still havent gotten an answer. My neighbors are loud and obnoxious with their stomping above me so I've also called about that but surprise surprise the phone wasnt answered and I had to leave a voicemail. Nothing has been done still. I've been ignored when trying to pay my rent while standing right next to 2 staffers having a non work related conversation. I had to clear my throat to get attention. They're just rude and inconsiderate. I cant wait for my lease to be up.

Apts great roomy and many up to date features. Problem is people don't put thier trash in the trash can they leave it outside the area and neighbors who have to see how loud they can be. And let their children run threw the apts at all hours. Management does nothing on noise complaints. Lights out on landings so make sure you have a flashlight.Also cars tags out of date. They have towed a few but theres alot more that could be done. Office staff high over turn and unprofessional. Maintance is rude and could careless.So if considering staying here donit at your own risk. I'm already looking for a new place.
When I moved in they had really great staff! Front office and maintanance, but now there's diff staff and I am disappointed in their service. U put work orders in but the front office forgets to submit them or they loose your file paperwork. Maintenance doesn't fix anything they just say they have to order a part, it's on back order, and that they don't have the work order cause it got cleared. Walls are thin, kids run around without supervision. People don't pick up after their pets so there's feces almost everywhere on the property.
The apartment is beautiful, as is the complex, the only real complaint is the neighbors. They are loud and tend to stay up late fighting. However, I understand the staff can't really control that. Lots of animals and kids, a lot like a neighborhood instead of a complex. I have lived here for two years and like it pretty well. The management is sometimes rude and maintenance takes a while to come and fix things, but it's a big complex and I understand it can be hard. I'm currently looking for a new apartment with my soon to be wife for December, to start a new family!
Beware of this place. If the management was even slightly professional, I could forgive all the (mostly) little problems but they are absolutely the most unprofessional people I have ever worked with. Rude and demanding. You will pay for the mistakes that they make. They will cover them up and make it look as though it's your fault. If you are thinking about living here, make sure you have your lease properly reviewed by an attorney before signing. Better yet, don't even consider living here in the first place.
These people are the nicest when trying to get you to move in and collecting your deposit. They'll approve you instantly and advice additional deposit fees once moving in. Don't let them get away with collecting last minute fees from you! Office management is horrible! They aren't considerate what so ever. It's sad to see great apartments go to waste. They need new office management and I'm sure they'll be successful then!
The quality of these apartments seems the best in the area based on a tour. The organizational skills of the staff on the other hand were very disappointing. After jumping through hoops, providing everything as requested and placing a deposit as required I was upset to find that 5 full days later my file had not even been reviewed as promised. I worry that if a prospective tenant can't depend on the staff to keep their word on simple processing issue what type of response is to be expected in case of a maintenance issue? Customer service is great until they get the deposit in hand and then it goes down hill. Very unprofessional!
