For the most part it’s great here! Friendly neighbors, nice staff, dog friendly. Just some minor things that could be better, like the gate will let people in sometimes without a successful call, dog poop everywhere, trash in the flower beds, little broken things, apartment doors could benefit from some soundproofing - you can hear everything in the hallway.

The parking is still a joke. My tag was stolen off my vehicle and I was ticketed for an expired registration. I submitted documents to the parking company several times to no avail. I filed a BBB complaint against the company but the company already has a terrible rating. I cannot believe Emera associates itself with such a terrible company. I submitted a complaint to the leasing office but never received a response.

It's been great so far. The maintenance is very fast and helpful. The leasing office tries to make your stay easy, and if you have any problems, they will try to fix them. The amenities are great and in good shape.

Beautiful community. feels like our own little town! food trucks, pop up events, theater room, game room, offices, and you can never get enough of the views. The pool is big and the area is never overcrowded

This is a lovely place. There is very little security which is problematic at times. It’s a free for all at times and the driveway area is always packed with trucks and residents cars. The management, maintenance and cleaning staff are amazing

Beautiful community, excellent location, superb safety, I would buy my unit if I could - no pride of ownership here, probably because it's rentals, with the human beings would be more respectful and take better care of our surroundings

Port Royale is a beautiful water front community where I was able to meet some life long friends. It has been a very good overall experience for me. Most all of the staff are super friendly and supportive.

I signed a one year lease here as a New York resident to have a place to have a getaway. BOY WAS I WRONG. From constant maintenance issues, pool reconstruction, elevator maintenance, parking garage problems, CONSTANT leafblowers, jackhammers, and general noise, it seems to never end here. Even how they collect the trash by dragging dumpsters through the courtyard at 8am several days a week, i mean it eems like they just cant do anything here in respect to the actual residents here. As my lease comes to an end Mar 1, I could cry tears. I would rather be in the NYC ambulance noise than live here one more day.

We love the vibe here and our apartment view is incredible. There’s some stuff that’s a little dirty or broken but they’ve been slowly fixing stuff the few months we’ve been here and we love to see that! The food trucks they bring in are super convenient! The only thing I haven’t seen addressed is the trash between buildings, not enforcing the pick up after pets rule, and some of the landscaping they just let deteriorate. Hopefully some of it is addressed like the other stuff they’ve done. They take safety inspections seriously which is very reassuring.

Great place to live! Comfortable and clean apartments. Newly built. Small community that’s easy to get around in. Ann the manager and Rick at front desk are great! Hopefully rates come down next year, but other than that it’s wonderful!

Living at Emera Port Royale for the past two months has been a wonderful experience. The other residents I’ve met so far are nice and have good energy. The staff have been super helpful and accommodating. Maintenance requests are completed in a very timely manner. The amenities are abundant, and the property is beautiful. I highly recommend this community!

There is still graffiti in the building A garage. They need more pool chairs. I wish they had a bigger dog run. They say there is a room to watch movies but there really isn’t. You can only use the business center when the concierge is open so they can unlock it. There are good amenities but not accessible most of the time. The pictures on the website should be updated - they are not accurate anymore. The circle in front of the building is always occupied by trucks and it is difficult to drive by. Maintenance is quick and terrific. Concierges are wonderful.

New residents with parking permits should be given warnings prior to be given tickets, especially due to the impossibility of parking close to the freight elevator with a moving truck. A $55 dollar ticket in a parking garage where you pay to park, without warnings, is terrible for a new resident experience. I would appreciate someone contacting me to discuss this.

The amenities are used by non-residents all of the time. The complex does nothing to prevent outsiders from using the pool, gym and game room. The outdoor and indoor furniture looks horrible and need to be cleaned or replaced. The complex also allows parties in the game room, pool, tiki bar and fifth floor every weekend. There are rules to prevent residents from hosting more than a few guests but the management never enforces the rules so it’s like a frat party all weekend long. They also don’t stop residents from decorating for private parties so paying residents can’t use the amenities that we pay for. The driveway is a nightmare during the day. Trucks and cars park all over It’s like a video game to try to safely enter and exit our garages. Heaven forbid a fire truck needs to get in. Again, no security guard or management out there enforcing rules. The gates leading to the seawall are always broken so anyone from anywhere can use our property. They never fix them

Community have gotten loud at night over time. There are days car or people or muice is to loud after 10pm. Amenities are great. Maintenance team is always on the spot to get things resolved. Complex is clean.

There’s a lot to offer with living here as far as amenities goes! It’s also the perfect location being just outside of the city on the edge of the marina, it’s very peaceful and secluded. I love the regularity of the food trucks that come to Emera. & all of the neighbors that I run into are so nice!
