Property Ratings at Emera Port Royale
I love where I live. The sights, the pool, the apartment and the gym, it feels like I’m on a constant vacation, and the convenient location of Emera makes it perfect. The prices have become super high though, but all in all it’s a great place to live
Overall we are satisfied with few exceptions: 1. It's noisy. You can hear the leaf blowers before 9 and sometimes on Sundays, too 2. The roundabout in front of the pool often gets blocked 2. Pet owners don't pick up after their pets. Some areas smell like dog urine too much
I have been a resident here for over 3 years. It is the best location, amenities and safe, I have recommended Emera Port Royale to several people.

We live in a smoke free community but we just smell weed. Unfortunately don't have any rules or penalties to control this and we lost our balcony because it's impossible to be outside or open the door and have the smell inside your apartment.

Overall, I really enjoy living here. The community feels safe and comfortable, and I like the atmosphere. The staff are friendly and helpful, and the property is well maintained. One thing that would make the experience even better is if residents were more mindful about cleaning up after their dogs and avoiding smoking in shared areas. These small improvements would make the environment much cleaner and healthier for everyone. In general, I’m happy with my resident experience and appreciate having this place to call home.

Things are great here at Emera. I wish the gym had a little bit more care for maintenance (like actually getting a dumbbell rack that fits all the dumbbells) as well as some of the equipment is falling apart (some handles are ripping). Overall, great experience.

Great job with all aspects related to my move in.... The amenities are outstanding. Very much looking forward to living at Emera Port Royale.
There have been some issues, including with appliances in bad condition and needing repair, as well as with noise. The refrigerator was replaced due to issues with the original one and the replacement required three separate repairs. Now I’m being told that I need to pay to replace the air filter which likely needs replacement due to the age and condition of the refrigerator. That’s not something that I have ever had to pay for before in an apartment and should not have to in an apartment community where maintenance is supposed to be provided. There have also been issues with noise from neighbors which have been quite bothersome and disruptive. Maintenance around the community could also be better. There are things broken and in poor upkeep, despite a number of maintenance staff living at the community.
It's been a rewarding experience living here. The residents are friendly and helpful and so is the staff. Everyone is willing to give you a hand whether its advice or helping you move something. Im glad I chose to live here.
The property and staff here at Emera Port Royale are second to know. They go above and beyond to continue to make living here in the spectacular community more and more enjoyable with each passing day. Take A Bow Bozutto @ Emera Port Royale. You're Simply The Best.

Not too happy with the current state of things. The disappointing part is, it’s not really the staff or the amenities—it’s how other residents treat the place. There are messes everywhere, gym equipment is often left out or missing, and none of the TVs work, which is frustrating. Some of the so-called "amenities" don’t live up to the hype. And don’t even get me started on the convenience store prices—they're outrageous, especially considering there’s a Walgreens right nearby.

Beautiful community. PooI and gym are my favorites. Nice territory with yacht marina and amazing view of the river canal. I love this place. The only downside is when some residents don't clean up after their dogs.

For the most part it’s great here! Friendly neighbors, nice staff, dog friendly. Just some minor things that could be better, like the gate will let people in sometimes without a successful call, dog poop everywhere, trash in the flower beds, little broken things, apartment doors could benefit from some soundproofing - you can hear everything in the hallway.

This place exceeded my expectations in every way! The staff is incredibly friendly and welcoming, always ready to assist with a smile. The amenities are top-notch, offering everything you need for a comfortable and enjoyable stay. The entire complex is impeccably clean and has a fresh, pleasant fragrance that adds to the relaxing atmosphere. The views are absolutely stunning, making every moment feel like a getaway. Additionally, there are plenty of well-maintained walking areas throughout the complex, perfect for a peaceful stroll or a morning jog. I highly recommend this place to anyone looking for a wonderful experience!

The parking is still a joke. My tag was stolen off my vehicle and I was ticketed for an expired registration. I submitted documents to the parking company several times to no avail. I filed a BBB complaint against the company but the company already has a terrible rating. I cannot believe Emera associates itself with such a terrible company. I submitted a complaint to the leasing office but never received a response.

It's been great so far. The maintenance is very fast and helpful. The leasing office tries to make your stay easy, and if you have any problems, they will try to fix them. The amenities are great and in good shape.
