Dwell Vienna Metro

I have been living at Dwell Vienna Metro since spring 2019. When I first moved in, the property was managed by a different company, and the experience was excellent. The former property manager, Richard, truly went above and beyond to meet the needs of the residents. Unfortunately, in January 2022, the property changed ownership and management, and things have gone downhill since then. Since the new management took over, I’ve experienced constant issues. They’ve repeatedly mishandled my lease renewals, increasing my rent by 6-10% each time. On top of that, they’ve made billing errors that led to late fee charges on rent that I’ve paid on time. I’ve had to deal with delayed responses to my emails, some taking days, while other issues can take weeks or even months to be addressed. The management doesn’t seem to care about the residents' concerns, and their service has become increasingly unreliable. Holidays and office closures are excessive, leaving issues unresolved for extended periods. One of the most frustrating issues has been with my water and sewer bills, which have been incorrect for the past several months. Despite my ongoing attempts to resolve the problem with management, nothing has been done to fix it. In fact, things have only gotten worse—they’ve now added late fees to my account for a bill I am disputing and have paid on time. I feel like no one is taking my concerns seriously, and it’s been incredibly stressful to deal with these repeated problems. Living here used to be a great experience, but under the current management, I can’t say the same. I hope they start taking residents' concerns more seriously, but as things stand, I would advise potential residents to think twice before moving in.

One of the most incompetent companies I’ve ever dealt with. They frequently tread the line of breaking their own lease agreement, and take advantage of residents on a regular basis. The building is so poorly maintained, it’s almost impressive. The management team is passive-aggressive and unhelpful at best, and rude and negligent at worst

I moved to Dwell about a month ago and couldn’t ask for a better place to be. Initially Teresa provided the tour a few months ago, with detailed information about the property as well as apartment availability, she was great and professional. I wasn’t quite ready to move from my previous location, so I came back a few months later. When I came back to lock in a lease Rich was there to help assist me. Rich was great, he also provided detailed information and helped navigate me through the application and move-in process. Within a week I was a new tenet at Dwell. The property is beautiful, the area is quiet and it’s so close to many restaurants and stores. I have made dwell my new home, in a short period of time. Thank you to everyone that helped make this happen !

Richie was the 1st person I met here 2 years ago, has always been genuinely interested in not only me, but making sure that Everything is going well here. Theresa is amazing, always happy to help out and will always greet you with a smile. James fits right in here, always helpful, never "too busy", always gets things done. If you're looking for professional services and people that care, you've found your new home

Living at Dwell Vienna Metro has been great! The area is beautiful and everything I need is just around the corner. The apartment is comfortable and easily accessible. If there ever was an issue, I'd send a quick email to the property manager, Richie, and the issue was handled promptly and discreetly. The staff is always professional and the neighbors are friendly. 10/10 would recommend.

Centrally located with plenty to do around. Apartments are cozy and come with quality appliances. The staff are friendly too, especially the property manager Richard, who is always a great help. I recommend this location for anyone who wants to live in the area.

My husband and I were looking for a new apartment and Dwell Vienna was the one. Great location with walking distance to everything you need. The apartment is one thing but to us it was more important to be able to work with the staff and Richie - the property manager was amazing and so helpful! We are expecting a baby this year and I had a hard time picturing how all the baby gear would fit, but Richie was so patient with us and walked us through all the options helping me visualize how we can make this our new home! We are happy to live in a place that we know that staff is going to take care of their residents and just see them as another $ sign.

Honestly Richie in the property management team was the highlight of my stay there. For two years any issues, complaints or situations were dealt with professionally and immediately. If I hadn’t moved to shorten my commute I would have stayed longer. Can’t go wrong with the management at this property!!

I’ve lived here for several years, and with an exception of about 6 months when management changed, I have been very happy. The property manager they brought back, Richie, is amazing, and he is the only reason I decided to extend my lease. Most people here are families, professionals, and all very nice people to have as neighbors. I love that I know people on the elevator, and we talk with each other. Dwell Vienna is a nice place to call home.

I have been living here since 2017 and I love love this community. The property manager is an AMAZING person, his name is Richi. He always is willing to help you with a great attitude. The neighbors are very friendly. The apartment has a beautiful kitchen, granite counter top, hardwood floors and stainless steel appliances. Beautiful green areas. The community is very safe. The LOCATION is excellent. Walking distance to the Vienna Metro Station (orange line- Fairfax County, Arlington, D.C. Maryland), SAFEWAY, Starbucks, UPS, Walgreens, CVS, Michaels, PNC, Wells Fargo, Capital One, Micro Center and more. Very close to the Mosaic District, less than 10 mins driving!

Although we have been a part of the community for 4 months, I can happily say that we made the best decision by moving here amid a plethora of options near the orange line. The employees are very nice, attentive, and helpful. When we encountered issues with the apartment dishwasher and plumbing, the problems were addressed very quickly. When a leakage was discovered in the apartment above, staff communicated immediately to ensure everything was right in our apartment. We really appreciate the promptness with which situations in the complex are resolved. Overall, the place is great! We constantly use the gym that, although small, still has everything we could possibly need. The free coffee in the club room has basically become a morning ritual for us and tastes great. The neighborhood is great for commuters given how close it is to the metro and the Pan Am Shopping Center right across the street is very convenient! Very satisfied with everything so far!

Dwell started amazing minus a few hiccups. The property staff was changed and it quickly went down hill as far as general building upkeep, and property manager responsiveness and interactions. The staff was swapped out again, and has gotten slightly better. I've lived here for two years with my wife, and despite our gripes, Dwell Vienna is pretty decent considering the surrounding area.

I love living here because of the location! I’m so happy to live so close to public transportation (orange line) the complex itself is also great, there is a fitness center and a club house! I really enjoy the business center with the free WiFi.

We have lived at Dwell for over a year now and we love it. Richie has been great to work with. The apts are nice and area is kept clean! Nice for dogs!

I have lived at Dwell Vienna Metro Apartments since July 2018. Like any apartment complex, there have been ups and downs but I have enjoyed my overall experience living here. I love the proximity to the Vienna Metro (7-10 min. walk), I love the Amazon Hub lockers, and I appreciate that I do not have to pay to park my car in the garage, something that is rare in the DC Metro area. While there was a rough patch with management for a few months back in 2019, the issues were quickly rectified and it has been wonderful since. The walls of the apartment are thick and you can barely hear your neighbors (a huge plus) and the maintenance team is very responsive.

I've live here 4 years and I'm very happy with it! I always have a great experience in my repairs and dealings with the office. I'm so excited because Richie is back here at the property manager! Since he has been back you can feel how peaceful it is and how happy everyone is here. He's always so kind and helpful along with the rest of the staff. I hope I can stay here for a long time.

My husband and I have lived at Dwell Vienna Metro for 4 and a half years and we love it. The apartment has mostly hardwood flooring and carpet in the bedroom. Nice appliances. The walls are a bit thin and if you don’t have an apartment on the top floor you can expect to occasionally hear people walking in the apartment above you, but it’s not bad. At least it doesn’t bother us much. We’ve also made the most out of the space by buying furniture with extra storage capabilities (Ex, table that lifts up and has compartment inside for storage). The only maintenance issue we’ve ever had is an issue with the toilet pressure but any time we’ve submitted a ticket, maintenance promptly addresses it the next day. We had an issue with the hose in the kitchen sink once but they promptly fixed it as well. Overall no major issues considering we’ve lived here so long which is pretty impressive. Richie, the property manager is amazing. Very responsive, friendly, does everything he can to help you. Dwell Vienna Metro would not be the same without him. I’ve always felt safe in the community even walking home at night from the metro. The community is beautiful, quaint, pet friendly and friendly neighbors. The location is ideal for metro access as it’s 10 min or a little less door to door. The shopping center across the street is really nice with good restaurant options, grocery store, Michaels, bank, CVS. Basically anything you’d ever need is practically across the street. In the winter they snowplow right away so the roads are safe. They salt the sidewalks and roads well too so you can walk to the metro or drive out of the community safely. The garage is extremely nice. Very spacious and there are always spots. You don’t need to purchase a reserved spot. Gym has 2 spinning bikes in a separate room, 3 treadmills, other bikes, ellipticals, weights, machines. And it’s almost always empty or close to it. Needless to say we love it here and highly recommend anyone to Dwell Vienna Metro.

I lived here for almost 2 years and I can say without a doubt its the best apartment I've had the opportunity to stay at. The gym and clubroom are great. Appliances are new and work great. I very much appreciate the staff including Richie who makes Dwell Vienna an easy place to recommend to anyone.

Never saw a nice Appartement go from being well above average to a dump so quickly. Has completely changed management in the last year and IT SHOWS. From l becoming filthy and smelly including doors and carpets that are never being cleaned. Managers closed the lobby entrance to their office to force the residents to enter only from outside so when raining and cold weather on the way it will be hazardous for elderly or anyone for that matter. They basically seem to be avoiding their responsibilities. Under the old management, phone use to be answered regularly. Now NO ONE answers it. Word is that everyone hates it there now and I am sure it will only get worse. I would not recommend this place to anyone !!

I have lived here since 2010 and have referred three people here! Never again and I am moving as soon as I can.....along with the two other residents who I have referred (whose rent was raised astronomically this last lease re-sign) We recently went through a management change and to tell you this place has quickly declined is an understatement. Never in my 9.5 years here have I ever had such poor service and with an attitude. I'm appalled. There is a notice displayed on the now locked office door.....the door from the lobby leading into the office....for residents, that states that the entrance is for employees only and residents have to use the leasing office entrance. We now have to walk outside and walk around the front of the building to the leasing office door. It's ridiculous. I'm not walking out of the front door and outside (in inclement weather) when there is a door right in the lobby to the office. We no longer have a concierge and we pay way too much a month to have amenities cut. Thoroughly disgusted. I have enjoyed my 9.5 years here until now. I am never recommending this complex to anyone again.

Update: one month later- still not fixed. Energy bill was $188 last month, and that is with turning the AC off during the day and keeping it at 73 at night and on weekends. Original Post: The hallway on my floor has been over 80 degrees since my husband and I moved in (even when it was 60 degrees outside in early April). Today the hall is 85.6 degrees. I've mentioned the issue many times and always received a noncommittal response. I was finally told that because it was going to be $4,500 to fix, corporate is putting off the repair until next year (that is not a typo, really only $4,500). Meanwhile the residents get to sweat walking to/from their apartments and pay exorbitant energy bills as our own A/C units run overtime to try and compensate. There have been many other minor annoyances, but the hall situation (specifically the comment today) was the proverbial straw. I definitely would NOT recommend.

I absolutely love living here. The sense of community is great! I never hear any noise whatsoever from neighbors which is awesome because this is a family friendly environment. It’s close by to everything you’d ever need! Also, the parking garage is fantastic. Maintenance is always lightning fast to respond and the staff is wonderful! 10/10 would recommend anyone to live here!

I have a young daughter and I have been flashed twice by an unknown person in the hallway. There are cameras in one area of the building but they supposedly were not working. I moved out immediately. This place is unsafe!!

I've been living at Dwell since 2017 and still loving it! My apartment has granite countertops, hardwood floors, stainless steel appliances, maple cabinetry and 9 foot ceilings. The maintenance staff is always quick to come fix any issues that may occur and the leasing office is always so nice and professional! All of our neighbors are very polite and some of them have even become good friends. The location is walking distance to both Pan AM shopping center and the Vienna Metro Station. I also have a dog and I always feel comfortable and safe walking him by myself even in the middle of the night. It's always well lit around the property and in the garage.

The staff is incredibly friendly and has recognized us (and our apartment number) without introduction since our first visit for a tour. The leasing office staff *is* the management staff, which means they're super accessible to the current residents. Our apartment is modern and there are no problems with bugs/mold/mice/etc. Appliances are nice and fairly new - gas stove, granite countertops. We have a washer and dryer in-unit which was a big plus. When you do have a problem (for example, our freezer has been on the fritz lately), maintenance is quick to respond to online requests. Parking is fantastic - all underground, never have a problem finding a spot near our elevator (which are spread out across the wide building so we don't have to go far to get to our apartment once we're up), and visitor parking is free. You also get one parking spot per unit included in your rent which is a rare amenity these days in this area! Amenities are great as well. The exercise room is just as you would expect. There are Amazon Lockers for packages, and packages that don't fit in the lockers are received by the leasing office and then kept in a secure package room. There is a pool, though we haven't taken advantage of that yet so I can't say whether it's busy or not. The communal areas stay clean - never trash, dog droppings, etc. noticeable in my day-to-day, unlike my previous apartment. We love that we're right next to I-66, and have taken advantage of the short walk to the metro a couple of times. The Safeway down the street is also a great convenience, and we're a short drive to Fairfax Circle, Merrifield/Mosaic District, and Tysons Corner, which means pretty much anything is within a few minutes. And yet, our apartment feels secluded and residential; we're not in the hustle-and-bustle of Nova, but we still get the convenience as if we did. All this, in one of the most reasonably-priced apartments in Northern Virginia. Our lease renewal was the same rate as our first year.

Lived for 1 year here. Never had major issue. Nice management, staff and clear procedures and communications. The price is worth living in quiet units, metro accessibility, elevators, location, covered garage, and appliances. Units facing the woods are of great privacy and view.

The Location is great, I can walk to metro station, restaurants and grocery store. The building has elevators and underground parking. Floor plan is slightly on the smaller size but has a nice view, hardwood flooring, granite counter top and good quality appliances. Neighbors are friendly and helpful. The new managment team is very professional and very hands on. A good place to call it your home!
