Gate attendant gives a false sense of safety, as that & a rickety fence around the perimeter is their only half hearted attempt at security. Break ins, theft, robbery are all extremely common with not much done to remedy or inform. Packages during covid were left OUTSIDE unattended. Doors leading do not lock or even physically shut. Rust and corrosion on parking structures drip down to your car paint. Live literally anywhere else.
I own 73 units and I'm moving to Philly so I went to Dobson Mills to rent a place until I figure out where I want to be. My experience was horrible. The communication I had with the leasing agents was absolutely the worst I've ever experienced in any kind of business transaction. We never knew what was expected they did not respond to calls in a timely manner I dealt with three different people. They charged an application fee for each person that lived there they charged me $250 to hold an apartment but did not apply the 250 to my rent when the leasing agent said they would. Beware

Dear Reviewer: Thank you for visiting our community. We apologize that you feel our process and communication was not sufficient. Our applications process is all online and very simple to follow. The statement of rental criteria plainly states that each applicant over the age of 18 will be assessed an application fee and there is an administration fee that is charged at the time of application too. These are fees, not deposits, and while they are never applied to rent, they do hold the unit you are trying to lease off the market so no one else can lease that same unit. If you have not rented in the Philly market, there are many laws that regulate the way multifamily communities operate in this state that are much different than most states in the union which may account for some of the negative perceptions. Again, we apologize that you are unhappy with your experience and would appreciate an opportunity to elevate your perception of our community and show you how great it is being a part of the fabric that makes Philly a wonderful place to call home. Dobson Mills, by far, has been the best place I've lived in a long time. Management Staff are efficient and prompt with any concerns, particularly during the Covid-19 situation. Maintenance is proficient. The grounds are neatly groomed ice and snow removal has never been an issue. Location is perfect. Walking distance to Restaurants, beauty salons, etc. Fitness Center on site. I can't think of a better location or atmosphere than at this property.

I've been trying to sign a lease for months now and it is taking way too long. I've been trying to reach my leasing specialist for a week now and have not gotten a response or called back like I was told multiple times. The last time I called and I was hung up on when I asked to speak with my leasing specialist. I would really like to sign a lease here, but it now seems like it might be impossible.

I’ve leaves at Dobson Mills for 11 years and I’ve lived in three apartments during that time. It is reasonably priced and very convenient to every part of the City. You are in the City but don’t feel as though you are. It is quiet and the grounds are lovely. Each one of my apartments have been wonderful to live in. The most recent apartment a 1 bedroom and a studio is perfect for me I probably will never leave unless I left the area all together. Maintenance is done quickly! And the staff is very friendly and helpful. I believe the complex was built in 2008 and the buildings are starting to show some minor wear. The landscaping could use some sprucing up but the grounds keepers do a great job at maintaining what is there. And during the Pandemic package delivery can be a challenge but that has more to do with the carriers than the Leasing Management. Yes I am a real tenant if you are wondering. I just appreciate this oasis in the City that has convenient parking on the level where you live. Are things absolutely perfect No. BUT for the price and beautiful layout of the apartments and lovely grounds and free parking it is close enough for me.

Pros: Apartments are spacious and reasonably in working order, though not the most well-kept apartments I have lived in by a long shot. Location is great, som of the perks are great too (dog friendly, free parking, visitor parking) Cons: Management is unresponsive to maintenance calls. Packages are difficult to retrieve from the package room due to very constrained hours (yet management will still occasionally complain about people not picking up their packages as if they don't know why people can't take a day off from work to pick up a package every time they order something). There is a community board, which some residents have taken to using as a medium for complaining about other residents in a toxic fashion. Even worse, this is the only place where management is responsive, issuing several new, poorly communicated, and poorly thought out policy changes that really only serve to place caveats on the pros (dog friendly may be a stretch at this point, and visitor parking is headed that direction as well). Would probably be a three, maybe 3.5 star apartment minus the community board, and addressing the poor management of maintenance and package service would easily make it a 4.5-5 star apartment, but her we are

I've lived at Dobson Mills for 6 months. In that time, we've had to put multiple normal priority maintenance requests in which sit unanswered for MONTHS. It takes following up with management in person and by phone daily to get them to even notice your request or take it seriously. I dread the day when we have an urgent maintenance need, because I know management will let us suffer as opposed to helping us. When bringing up unresolved requests to management, they immediately blame us for the damage and indicate that we are idiots, when in reality the reason things break is because the apartments have not been up kept at all between tenants. I was excited to leave here based on the reviews on this site, but apparently a lot has changed in 3 years. I am wholeheartedly disappointed in Dobson Mills and how they treat their residents. If you move in here, management won't care about you at all. Do yourself a favor and spend a little more money a month for a team that treats you like a person instead of a transaction.

Luxury living right across from Kelly Drive, I've enjoyed Dobson mills friendly staff, spacious/gorgeous apartments, THE POOL, reasonable rent for the amenities/space and access to the train or bus. I was skeptical ab East Falls as a neighborhood, but there are a handful of great restaurants in walking distance and it's a quick jump to the city/Manayunk/City Ave depending what you need.
I moved here two years ago from D.C. where the rents are sky-high & you don't get any bang for your buck. But here I get what a pay for & then some. My apt & building is quite neighbors mind their own business but are nice & friendly. This is a very pet friendly complex people have dog but you only see them when they walk them you don't hear any barking late at night coming from apartments. Any issue with maintenance they handle it quickly. The leasing office is very friendly & willing to help. Only issue is that sometimes we have power outages but its normal fixed in 2 or 3 hours. Overall great place to live it & close to all major highways.
I have been living in the loft buildings at Dobson Mills apartments for about two and a half years now. I love love love my loft apartment, however be warned-while they look amazing-I mean who wouldn't love living in an old historic building with 18ft ceilings and massive windows? The utilities will suck you dry of all your money. Heat rises, so sauna bedroom in the summer, and an ice box in your living room during the winter. I had to tape up all my windows to prevent drafts from coming in during the winter, but alas, that did not seem to help the astronomical gas bill-and trust me I am not one to crank my heat up to 80-I save money where I can. Despite the high utility bills, I love living here-the staff is very friendly, there is a 24 hr gym, washer and dryer, COVERED PARKING, and a really nice pool area. Its also super close to the train station and right in the middle of Manayunk and the city! The newer lofts, and the newer apartment buildings aren't as pricey utility wise as the lofts I am living in-so if your considering living here look into those buildings!
Moved in April 2015 - this place is perfect. Ceilings are high, finishes are nice, pool is rarely crowded, and having indoor parking in East Falls is a total luxury.
