The derby’s location is awesome Parking is an absolute nightmare and construction 24/7 it’s downtown what do you expect? But parking is absolutely atrocious I originally had to pay for monthly parking at ASU because the absolute lack of it! So 118 a month and 3/4 a mile or 200 a month and park in the building! The amenities are cool there is a rooftop lounge with grills, pool is north facing and behind a skyscraper so it’s freezing! On top of that if you have dogs they took away the only area they your dog could freely access and put chains up because the homeless are trying to sleep under the trees they planted. Take the trees and bushes that yall planted and put terf in with our key fobs allowing access to the amenity and call it a dog park.

I have really enjoyed my time at Derby. It feels safe, and the apartments are more than adequate. Trash services and front desk are helpful. Staff is constantly maintaining the building with fresh paint and cleaning the floors/sidewalks outside. The pool area is nice, and the roof area is great for get togethers. And the pricing is very good.

The Derby has been great so far since I’ve been living here, Justin, Valencia, and Jess have been very kind and understanding helping me, with going through a transfer from one unit to another due to an unforeseen occurrence in my life and they took care of me in that process where it was easy to transition especially since I had been going through tough time in my life

My first try at downtown life. Just enough amenities and fine touches, awesome pool and rooftop areas, great security, very nice staff, smart neighbors, everyone shares a love/hate relationship with the elevators-- this place is just freaking cool and fun. Taco trucks right downstairs, night life buzzing for blocks around, if this is downtown life I'll take it..!

Don’t Do It!

The management company Greystar is terrible! Justin, the site manager is even worse! We had mold in the bathroom and the AC never worked! Then when we moved out they tried to keep most of the security deposit & it took over 3 months to get our refund. Too bad because it’s a nice property but don’t do it!

Derby has a welcoming atmosphere with friendly residents and leasing team as well. Maintenance is always done in a timely manner. Also everyone communicates very well. They go out their way to make you feel at home.
