Unlike many towns and cities in South Dakota, Dakota Dunes is a relatively new community that is master-planned and completely grown artificially. Totaling 2,000 acres, approximately 430 acres are associated with commercial presence, 543 acres are residential, and the remainder is open space/greenbelt as well as golf courses.

The concept for the community started breaking ground in 1988 as a suburban housing development, west of Sioux City. Today, the community, located at the very, very southeastern corner tip of the state is home to almost 2,700 residents, and it consists of five neighborhoods that make up the entire town. The population lives in just over 1,000 households, and neighborhood sizes continue to grow as more homes are built in tract projects. Based on the original plan, the community is expected to grow to a target of 5,000 residents within five to ten years.

Administrative management of Dakota Dunes, which acts similar to a town hall and city council, is provided by the Dakota Dunes Community Improvement District. The District is responsible for local government management leadership and operates similar to a board of supervisors. Most daily efforts are focused on public safety, sanitation and water supply, and transportation. Actual law enforcement is provided by the local county sheriff's office.

Neighborhoods in Dakota Dunes, SD

Due to its master plan approach, Dakota Dunes comes complete with neighborhoods, retail centers, and large parks. The five neighborhoods have distinct features that set them apart, attracting and meeting the needs of different residents.

Country Club Estates is, as its name implies, a higher end enclave with custom-built property sites and homes. Homes are situated in proximity to golf clubs and green belts for maximum recreation benefits.

The Meadows involves single-family detached homes for families built around a central park area and basketball courts.

The Prairie is designed to attract second home buyers with older families and mixture of needs. The homes are single-family detached units with strategically located parks and playgrounds.

The Willows Townhomes take advantage of proximity to the golf courses and are designed for older residents or buyers with no children.

La Costa, Brookline and Glen neighborhoods follow the same townhouse model as the Willows. Then there are the three apartment complexes included in the project plans.

Cultural Attractions in Dakota Dunes, SD

Clearly, with golf courses included in the community design, many will find themselves teeing off on an afternoon. However, golf is not the only recreation in the Dakota Dunes. The community has multiple resources and social clubs which provide the nexus for a number of programs benefiting residents regularly. There are weekly concerts in the evening at the main town park amphitheater, the nearby Missouri River offers multiple forms of water recreation during the warm months, and Dakota Dunes is a very short drive from Sioux City and its offerings of the arts and sports events as well. And finally, even in the winter months there are things to do outside such as cross-country skiing and snowmobiling.

Living in Dakota Dunes might feel a bit like living on a movie set, and that feeling is accurate. Everything about the location is master-planned, which can be attractive to folks who want to live somewhere with a predictable appearance and feel as a community. That said, moving to Dakota Dunes is not a bargain adventure; new residents need to be ready to pay more for the cost of living in Dakota Dunes versus other parts of the state. Many believe the higher cost is justified by the benefits of Dakota Dunes, so new parties should judge the balancing factors for themselves.
