The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Cyan Southcreek
Cyan Southcreek leasing staff did great job in helping me with the lease process. We approached in a very tight schedule and they are able to proceed with all the approvals swiftly and able to make the apartment ready for our move-in. First week we had hiccups however the maintenance team tackled timely manner. The only concern/complaint we have is the noise from upstairs.

A 5 year veteran of living At Cyan, I remember when the place was first built. There has been a lot of change, but 2 of the best things this place has to offer Is Jess in the Office, and Ryan as the Maintenance Manager. They have been two of the reasons I continue to live here. I know when I submit something to Jess, or notify her of something, she is prompt, considerate of both my time and my experience and truly wants to resolve any issues. I never have to worry about the office running this complex effectively when Jess is here. Ryan is the best Maintenance Manager this place has seen, and I've seen 3 others in my time here. He is extremely polite. He is personable. He knows his work and how to make things right, even if it means doing the job himself or teaching another how it should be done. Sure, not everything is perfect. The people in the pool on the weekends ruin it for most people because they treat it like a frat party. Yes, the Management company hiked up rent, but I realize that is NOT on the office staff or maintenance crews. These two though, Jess and Ryan, are true gems to the complex. It would be a real shame if they were to ever leave so I hope they don't!

I’ve lived at Cyan since march of 2021 and my experience living here has been nothing short of exceptional. It’s a quiet neighborhood with lots of places nearby to shop and eat. The staff are always kind and helpful. The renewal process was simple as well. This is a very comfortable place to live and I don’t see myself moving anytime soon.

As soon as I re-signed my lease, they started renovating the apartment upstairs with no warning whatsoever. The work they were doing on the floors upstairs vibrated my entire apartment for a solid week. I work from home, and due to the nature of my work, I cannot connect to just any WiFi that I want. Otherwise I would’ve left the apartment during the day. They were completely unapologetic. About a week after the work was completed, there was a leak two units above mine (I live on the first floor), which came all the way down to my unit and they then had to leave fans going in my unit to dry out the moisture. These fans needed to be on 24/7 for 3 days, and they were insanely loud. Then they had to replace a patch of the ceiling and repaint because of the leak, which was also loud and took place over several days. It is currently winter time, and the insulation is so terrible that no one can do laundry or run the dishwasher without the pipes bursting. So in the winter time, don’t expect to be able to wash clothes or dishes. The apartments were constructed with very cheap materials, so you can hear absolutely everything that goes on in the unit above you. I hear their toilet flush, their shower running, I can even hear the guy upstairs opening his dresser drawers. The maintenance staff is very nice, but it isn’t enough to make up for all the negative experiences. I wish I had never rented a unit at this place, but it’s within my son’s school district, and that’s the only reason I’m still here. I would strongly encourage anyone considering this place to look elsewhere.

I’m really sorry to hear about your experience. It sounds incredibly frustrating, especially with the noise and disruptions while working from home. We strive to provide a comfortable environment for our residents, so it's concerning that we’ve fallen short here. I'd love the chance to discuss this further and see how we can make things right for you—please feel free to reach out directly at your convenience. Thank you, Molly - Assistant Manager - (913) 814-3840
Really not one to write reviews, however I would want someone to know the negative reviews on this page are very real! We lived here for 2 years, ended up needing to leave due to a ridiculous rent increase and yes, we are charged for electric and water for the common areas, the add on's just became too high. To my shock, we were hit with a $600+ move out bill, which included fee's to replace all the light bulbs, paint, and even a flat move out fee, that covers what?? I could agree with some items, however most of it seemed like things that are the complex's responsibility when tenants turn over. I just saw a similar review with the collections issue. They state it's not their responsibility to communicate bills after 30 days, so we got sent to collections. Which was the icing on the cake, just shady business. The management was horribly unorganized, it seemed like there was an office full of new agents each month and no one knew what was going on. Maintenance never made routine repairs like changing the air filters or fire extinguishers. The air conditioning would freeze up at the beginning of each summer (like clock-work), they gave us a portable in-unit conditioner and never came to pick it up. To avoid being charged, we left it in the unit when we moved out, and they threatened to charge us for leaving something behind and we had to explain it was their property to begin with... We now live a different Block property and it's the best place we've ever lived, so I'm not sure how this one is so poorly managed. I seriously just wouldn't waste your time here, there are much better properties in the area.

I never write reviews but felt the need this time. I called Cyan Southcreek interested in a property. The property manager took my information swiftly and politely and answered all of our questions. Her name was Megan and she is wonderful. However, the rest of the team members (Jessica and Kyle) for the onsite workers I spoke to didn't seem interested in helping me see a unit to make a decision between them and another apartment. I asked Jessica and Kyle more than 3 times over 2 days to either send videos of the unit I would be staying in to gauge the condition of the unit to see if I would be interested. Keep in mind I told these two multiple times I would sign a lease today (yesterday now) if I could see the unit and if it was to my standards. The final phone call before i gave up was with Kyle. I called and politely asked since I was not receiving their emails with the videos to see if they would show me the unit via FaceTime or zoom. He immediately said no. So I took that as a we do not want your business. And told him to have a nice day. If Megan or one of the property management is reading this please reach out to me I would love to chat. Thanks.

New technology, spacious rooms and price is also reasonable

These are all things we love to hear! Thank you for sharing this appreciation for Cyan SouthCreek!
Water/sewer bill is determined by percentage of community usage so my bill quintupled from one month to the next. The trash dumpsters sit right outside the entrance to the building and smell awful in the summer. Concierge trash is a joke. Read lease carefully, lots of hidden charges.
Property Manager at Cyan Southcreek, Responded To This Review
I'm really sorry to see this list of concerns. We aim for cleanliness in our community and transparency in our lease agreements, and it's clear you are dissatisfied. I'd like the opportunity to discuss these matters further so we can work toward improving your experience. Please give me a call when you have a moment. Thank you, Megan - Community Manager - 913-382-2514
Many crazy fee! Never happened like other apartment I was lived before!!! The staffs for maintenance nice do goods job, and I but the staffs for office service are rude and unprofessional!! They didn't pick up your phone call either they have time for check the phone or on they computer!! I saw that when i called 100 time no one was pic up the phone and have to run to the office at early morning and get late for my work!!!

If you are willing, please give me a try at , 1 (903) 200-8782 so I can assist you – I cannot determine any contact information from this review. Thank you, Megan Austin - Community Manager
This is a new complex, but shortcuts on building quality and lack of management to respond to low cost enhancements. Emails don’t get responded to. They don’t communicate when items are out of service. Staff turnover is frequent. Needs more lockers in the package rooms. Lack of soundproof given some buildings about the highway. Insulation is a joke. Poor lighting in stairs. Given how often there are food deliveries why can’t they have signs to elevators? Fire department had to tell them to improvise signage for emergencies. My car has been blocked in and they won’t put up signs about it. I’m told to call police or towing company myself more than once but police have no jurisdiction as it’s private property and tow company says they have to be contacted by apartment management. Trash chute not functioning from first floor so garbage collects. Dumpsters are left in places blocking sidewalks and curb cuts. Service golf cart is often left in areas needed for handicap access (the striped areas in adjacent spots).
We had big hopes for this property, but there was always something a little off. The common areas were dirty and not well maintained. Followup from management was poor, and you got the feeling the management really didn't care about residents. Cyan Southcreek fairs poorly in cold weather and more than 30 apartments had broken pipes during the last big cold spell. This apartment is more of a high turnover complex primarily occupied by people relocating from other countries or states with an emphasis on renting apartments, and little priority on retaining long-term residents. It is new and pretty but don't let looks fool you, kick the tires.
Haven’t even lived here a month and management has been awful. They are hard to get ahold of and never return emails/voicemails. Also backed out of rent special that was offered prior to move in. Do not recommend.
The apartments and community are nice but the management is awful. The management is hard to get a hold of and never returns phone calls when they say they will. I also was never able to get a straight answer from management and staff. They are constantly changing staff and never know what is going on or can answer questions. You constantly have to reach out to them receiving no answers. Worst apartment complex I have lived at!!
This place is terrible management sucks, noisy apartments, noisy highways
Non-existent office staff. When they are accessible, they have no problem hanging up on you. Poor foundation.
My sister & I love living here! We feel taken care of & so safe in this community! The staff are so kind and helpful. We have no complaints with living here. We tell all our friends they should live here :)
new management company BH Management has been horrible. Buildings are boarded up and have been for the last two months. Trash around property and in building breezeways. Property was beautiful and I was very happy when I moved in but the quality of living has gone down significantly since BH Management took over. I feel sorry for everyone living here. Very disappointing.
This complex was absolutely wonderful when we moved-in Sep, fast forward a few months and i would say in the last month in half this place has gone so far downhill. When Bronson and Ashley were here everything was fantastic.. then everything changed, they have now left, the original office manager left, and now we are stuck with the new office manager previously the assistant manager that completely disregards anything you bring up or ask about, borderline rude and off putting i would say. absolutely nothing has a deadline or even a rough estimate on when something will get done. The property has not been getting taken care of with trash in halls and not cleaning buildings. DON'T get me wrong the apartment its self has been great, no complaints there. But the management of the property and the communication is severely lacking to the point i would not recommend this place. I hope this place can recover and get back to the way it was before!!
I personally love it here at Cyan Southcreek. The staff is excellent, the neighbors are friendly, and the property is very well maintained and clean. It feels like a family here and Im proud to call this my home.
