Crystal Ridge at Watchung

Package/ food delivery got stolen all the time. In the contract, you were assigned with a number to park but it didn't exist. Had to park in the street if late. Poor management. Maintenance is always slow. The community is poor and dangerous.

The physical apartments themselves are not bad. The management company was recently changed to the Solomon organization. The previous management company was Panko and excellent. Panko was Very communicative friendly and kind. The Solomon organization has a complicated auto pay system that is less auto pay than the previous Panko system. If splitting rent with a partner you cannot select auto pay to complete your monthly bill inclusive of water and sewer. This makes it so that you must log on and pay your water and sewer bill every month even with auto pay enabled. The previous company we were able to submit auto pay and pay everything split at once. Recently the communication has been very poor from the Solomon organization. For instance communication was received for the summer pool opening. This communication had a date and time with an expected pool opening date; however this date came and the pool was not open. Days later we received an update on the pool status promising another date, but then again the date came and went. The pool is now open but is almost always green. Another example of their poor communication effort: Paving. They decided to start paving and notified all residence as you expect of the soon to be paving project. This communication listed dates of no parking in front of specific buildings. Come the first day of the paving Vehicles were towed in front of building 14. The letter issued to residence stated no parking on Thursday. They started towing on Monday at 8am. At 5 PM on the day of the the start of the project we received communication about locations to Park and the new updated dates of no parking. Residents cars were towed after being told the wrong no parking dates. The final example of the poor communication was fire alarm system tests. Around 11 AM the fire alarm in the building started sounding on and off. After checking my email I realized at 9:30 day of, that they decided to send a email notification to residents that they would be testing the alarm that day. The Solomon organization has had poor communication previous management organizations have supplied days notice to any alarm testing and any large scale projects. In mid April we received a boil water notification from the organization two days after the boil water advisory was initiated. Again the apartments are nice, it’s really just the new owners.

There is a new management starting 2022 and they are the worst ever i have seen. Dont fall for the initial discounts they may offer bcz they will squeeze 10 times more than that from you with ridiculous charges which will come out of no where later . if you dont pay on their outrageous demands they can go to any extent to trouble you. Once you join this hellish community rest assured you will see the real face of them . Community is maintained extremely poorly & Rodent infested.. Kids getting sick as the play area is actually built in a huge garbage dumpyard area with flies,insects rodents freely roaming there.. kids getting severe skin eczema playing there. Apartments are in such bad condition that you may fall sick in few days . If you want to lose your peace of mind and experience real life hell this is the place for you..

ABSOLUTE NIGHTMATRE!! Extremely rude management . Ridiculous charges come out of no where .. Apartments are mice infested and in extreme poor condition with all appliances broken most of the times. bathrooms are stinky , water gets logged every few days in bathrooms .. there is so much of dust every where in you apartments that you can see a big fat layer of dust on every thing every day.. definetly not good for health. GARBAGE IS NOT CLEANED PROPERLY. Dog poop in common areas.. Carpets are extremely dirty and very old,breeding ground for more infections .. Maitenance doesnt even have the minimum standards they dont even wear shoe covering and will trample your carpet with muddy shoes.. absolutely disgusting place to live and health hazardous too.. I WISH HEALTH INSPECTOR TAKES A NOTE OF IT IN PUBLIC INTEREST..

Be aware of stepping into this community , if you do so you will regret your entire life. The new management is absolutely intolerant , they will charge for anything or everything. Appliances date back to medieval ages and are very disgusting. Apartments are completely run down . They charge astronomical rents while giving no basic facilities, There is dog litter every where . My apartment was mice infested , faced several problems bcz of that . Filthy management of common areas . Not good for kids at all . Their play area for kids and adults is right next to the entire communities Garbage Dump. You can imagine how bad that can be to your kids. Most importantly, I started developing breathing issues here in these apartments due to the poor condition of ventilation, ages old carpet and other conditions. Absolutely not worth it, waiting to get out as soon as possible.

BUILDING 3 HAS MICE! rent increases every few months it seems, packages get stolen and when I contacted the leasing office they say its not their problem. the access gate is broken 93% of the time. completely not worth the money they charge! they allow online payments for rent but charge a $50 fee. there is dog pee inside the building because people don't clean up after their pets. Its a mess living here.

Charge for Parking and you still don’t get an assigned space. Charge amenity fee for Club House that closes at 6pm when most working people get off. If you need to rent it $500 charge lol but you pay yearly amenities. Very thin walls Landscaping is horrible Increases in rent so people move in and right out but that’s what they want so they can keep raising the rent for that unit. Water bill is based on how many individual living in your home. More than what you would pay if you owned a house. The list goes on just ask questions

Don’t live here - it’s a nightmare. Lots of noise and everything is broken. The leasing office does nothing and bother does maintenance. It’s better to burn your money.

Great place. Nice size apartments. New management is trying to deal with all issues. If people would stop breaking the gates it would be better.

This place is a joke. The new management, since it switched from an Avalon property, is nothing but a problem. The people that work here never answer the phone or e-mails. The property is in disrepair and regardless of resident concerns, they do nothing about it. It is a terrible place to live. Do yourself a favor and stay away.

Avalon is about the $$$(rent increase of at least $100 or more). The Community is quiet with the exception of some trashy individuals in the building down across from my building. The police were on the premises a couple of weeks ago at their apt and there were at least 6 cars that responded. Not to mention, the crazy tenant that tried to start a fire in the trash chute about 2 or 3 yrs ago. I guess you never know what or whom you are going to get as a neighbor when you move into a community that provides a certain percentage of low income housing to their tenants. The construction of the buildings are deteriorating, cracks in the ceiling and the walls are thin. Infestation of silver fish( gross insects with many legs) in the garage and in the apartment especially if your apt is over the garages.

I've lived at Avalon Watchung for just about two years now. They may seem pricey, but you get what you pay for. The buildings are well maintained, the property always kept up. They have a wonderful clubhouse and pool. They recently added a security gate, which has had quite a few problem. However, I have to blame that more on the company that put it in - the security company is mediocre at best, and Avalon truly does do all they can to make it work. When I first moved in the secured access door to my building was always broken, but in the last 6 months or so they have done a great job of making sure it's always working. My biggest praise for them is their quick action. When I first moved in my neighbors were quite a nuisance - they would let their children scream up and down the hallways, bang into my door, and stay up all night. I asked about the situation at the front office, where I was told no one else had mentioned the issue. But they still took quick action and sent a stern letter to everyone in the building reminding them of the lease rules. It happened a few more times, but this time other new neighbors were the ones to complain, and by them being able to verify my account of who it was specifically, the front office was able to address it more directly. They did, and it hasn't been an issue now for over a year. Any time I've had a problem, they've always made sure things were handled and handled quickly. I'm actually sad that I have to move soon! I've gotten a bit spoiled by the size, the quiet, and the amenities!

Avalon Wathung complex is a beautiful upscale gated community with a lifestyle for families with children or without. It's safe and clean with outstanding amenities such as indoor basketball court, tennis court,playground and a pool that makes you feel your living in Florida. This is what i call home.
