Covina-Valley is a large area south of Arrow Highway, about 20 miles east of Downtown Los Angeles. The town is densely populated with modern amenities and several businesses scattered throughout. Renters have a large rental market with a variety of apartments and spacious single-family homes to choose from. Warehouses, manufacturing plants, and offices are situated in the northwestern corner of town while shopping centers are located along the main thoroughfares. Although the neighborhood is accessible to the big city to the west, outdoor recreation is abundant in and around town. Santa Fe Dam Recreation Area is north of town while the San Jose Hills are nestled in the southern portion of town. So far, my family and I have a good experience with our new place. We loved how they renovated our unit and among all the apartments that we shopped around, this has been the most spacious apartment we have ever had. The only complaint that we have is our neighbor above us who are very loud that you can literally hear them yelling, laughing very late at night until 2:00 AM while they are playing with their computer! you can hear them pounding with their computer keyboard and that we have to call security almost every night! Not even on a weekend that it happened. I once told the property manager about the noise. It is so annoying that we have to do this all the time for them and very inconsiderate people.

Not Happy about it. Management sucks, I cannot believe there is cockroaches… I’m not a messy person and for me to see those. Not ideal. I’ll be searching for another place soon. Really sad because I needed my freedom again and I guess I jumped the gun when applying here.

Things have changed too much in the last year and a half. We didn’t have any roaches until people started moving out right after COVID and people who didn’t pay their rent had to move. Management changed and so did the ability to approach them. We don’t feel heard anymore. Everything is so micromanaged yet the service hasn’t gotten better. My floor lifted because of the flooding from the laundry room and it was repaired yet it is lifting again. We have never missed a payment, We don’t cause problems yet we are dealing with issues that the owner needs to repair. My bathroom got mold because of the vent, which was reported and supposedly repaired, yet I had to bleach my ceiling to get rid of the mold. The sliding door to the balcony is really hard for me to open because it doesn’t glide. Just so many issues for the amount of rent we are paying. Leaves a lot to desired. I am stuck here because I can’t afford to get the money to move out.

Once I moved in had couple issues, some were resolved but having my parking space on the other side of the building is not ok, the trash bill is insane $60 for 2 adults and minor is crazy. My sister had submitted an email to Lora regarding this amount being charged to us. The roach infestation is also not ok the smell that comes out through the vents is horrible. There’s a lot that has to be seen in these apartment complex

These are the worst apartments I have ever lived in. People are screaming all the time, the dryers never work, there’s fires because of the dryers, homeless people sleeping in your hallways, people breaking into your cars, management doesn’t know what they’re doing, they take forever to solve any problem, very rude and unprofessional, never in the office always at lunch. I moved out of my apartment and had a package delivered and Lora is refusing to give me my mail.

It’s decent living. Neighbors can sometimes be a little loud but nothing crazy anymore. Dryer sometimes doesn’t dry clothes all the way. Wish there was more street parking or a visitors parking area.

Hi, this is a decent place for your first but I wouldn’t stay. I’m sad it couldn’t have been month to month. One year lease minimum. I have two vehicles, was assigned two passes but only one spot, one remote, and no garage. Roach :(

I wish management would be more personable, and have more customer service training. However the maintenance, are very quick with work orders although it’s quick fixes because it’s just a small team of 2 people for the entire complex. Regardless the maintenance is more hospitable and very kind.

After spending 2 years here I have to say this has been an overall enjoyable experience, the front desk has been very accommodating and attentive to questions and work orders, the facilities feel safe and well tended, parking for guests is one of the biggest issues but overall a nice place.

I am a new resident here at the Covina grand and so far my experience has been good. The community is quiet. The incident by unit is lovely. There are some minor things that weren’t taking care of, but I will address them once I am done unpacking and have myself situated, but the renovations are just nice. I love the open space and the amenities I look forward to being able to enjoy once this summer is here. Only negative is the parking aside from only Being given one space The street parking is all red and I know that that’s a city thing but if more parking were to open up, that would be great. Overall, my experience has been nice.

This apartment was pleasant at first but then we began to have issues with small bugs coming through the pipes. They came to spray the apartment but they still haven’t gone away. The management here are not the nicest, they are rude and and not helpful at all.

My daughter and I are very happy here. Management has been the best. I have only one issue and that is, I wish everyone would take pride in our community. Stop littering and letting dogs poop without cleaning it up. The property is well maintained, so if everyone does their part,we could keep it that way.

They work with you when you late on rent. Grounds are well maintained. A little slow responding to maintenance requests. Could be better but could also be worse.

I love the spacing of the apartment also how it comes with a Fridge and stove it’s peaceful and the nice view of the pool but really I’m just excited of having my own place for the first time so I’m loving it so far.

There’s constant tagging on the walls, never see any security around, there’s no extra parking for visitors you can’t even let your visitors park in your paid parking or they’ll get towed.
Great location with all stores near, clean area, a theater and close to 210 freeway and 10 freeway and the 605. So happy to live in a quit neighborhood.
Has its ups and down like most apartment complexes but my overall experience her has been a decent one. Although the parking in front of the complex’s sucks

My apartment is nice and cozy thanks to my personal touches. I would appreciate it more if we had better security and our water wasn’t constantly getting shut down due to fixing issues. There’s also the gym bathroom being closed that’s pretty annoying and the grills don’t work so we can’t bbq. Covina grand has potential but it’s not their yet.

This place is disgusting common areas are usually dirty people don’t clean after their dogs is not uncommon to walk down the hallways and see dog poop on the carpet! elevator is filthy with dog urine. Management is big on rules only when it comes to the pool or parking otherwise they don’t care what goes on. Good luck getting anything fixed you can do work orders they’ll come check it out and forget about it. Two years ago we had an inspection we were missing 5 fire detectors we got them about a month ago only after an actual fire happened. There’s a roach infestation you see them all around the hallways is so hard to keep them out they come from the drain so I had to purchase covers for that we use different products to keep them out but is a building problem. The gym usually only has a few machines that work at a time. The pool is closed most of the time during summer months along with the grills. This place needs better management that actually care and take care of tenants needs.

Everything is good so far. Wish there was more security. Management team is helpful and nice. Moving in was very easy and I was recommended this place for first time renters.

Been here almost a year. Apartment itself isn't bad. But neighbor has a dog that barks constantly at times. Sometimes late at night. Will report to animal control if it keeps happening. Neighbors are friendly for the most part. But it is pricey to pay rent plus all utilities including water and trash. Most apartment buildings cover Water and Trash. But not this one. Will consider moving once the lease is up

STOP! NIGHTMARE APARTMENTS. We moved in right before the pandemic so we were stuck there for a while and the issues never eneded. Forget ever speaking to management, roach and termite infestation, constant long term plumbing issues. And they must have a deal with a towing company, you'll get towed in less then 5 minutes like when I was just putting heavy groceries away to the second floor. And if car is in the shop and you have a rental car parked in your parking space that you pay for every month, you'll still get towed. I bring this up because its around $400 to get car back. Elevators trap you inside at least once a week. Hallway carpets smell like urine. I gave notice and moved out and a now they are trying to say I never gave notice and are hitting me with a bill higher then monthly rent.
