Property Ratings at Cottages at Wells Branch
Management has changed hands too many times, and the only "rennovations" they do is to the office. The building I am in has severe foundation issues, as well as absolutely no insulation between walls. This results in all noises being amplified to the downstairs unit. Walking, talking, the pipes of the plumbing, are so loud, you always know what your above neighbor is doing. The poor insulation has also resulting in being able to smell through the outlets, which in my case is smoke. The plumbing and water also needs to be checked/fixed. When a weird film sits in top of your bath water, you start to never take baths again. I wish they cared enough to condemn this unit and actually fix the problems, as these problems are pre quarantine. Read the reviews of people who are unhappy to see how things really are.

DO NOT LIVE HERE. Is zero stars an option? A new management company recently took over and the ladies who work in the office are extremely rude. The AC in my bathroom had a leak for the two years I lived here. I called and had it fixed multiple times but it would start leaking a few months later and ruined the drywall in there. Nobody would fix it properly. They won't work a minute past closing time whether your issue has been resolved or not and tell you she "doesn't get paid overtime". I got kicked out of their office at 5:30 on the dot. I've never met more rude people in my life. They will also charge you for literally everything when you move out. If you think you're getting a good deal on deposits, you're not. They'll charge you more than what you think is fair when you move out. I even asked for a walk-through to go through it with them and they said they didn't do that. There are tons of kids always running around and screaming. I came home one day and my neighbor's door had been kicked in and his stuff stolen. Another neighbor's dog attacked mine and nothing was done about it. It's not worth the cheap rent that they have, you're better off finding somewhere else.

So I have been living at these apartments for a little of a year. Right before new management took over. New management inside the office very informative and very helpful from day one. They worked with us around the first of the month when they took over to make sure no late fees had occurred since a new system was being put in. Christmas Eve pajama party was amazing. Great food and fun games and drinks of all assortments. They didn't have to spend it with us, they could have gone home to their families. But they had a party for us. For mother's day made me cry its been 3 years without my mother. The Manager Ms. Brown hosted a celebration for mother's I may not be a mother, but I felt the love in the room. I give props to the women in the office. They even know my name I don't go into the office much but they know my name, not just unit number as some go by.

***Perspective Renter*** Property looks poorly managed and outdated, but I didnt want to judge it by the cover. I walked in and the office manager was busy with what I assumed was a current resident. She asked me wait and have a seat for a moment while she assisted the first person. Which that's understandable, but shortly after the current resident started a shouting match with the office manager. Don't think this place is for me.
I know this apartment is not on the fancy side. But I really don't have much to complain. Office staffs are friendly and maintenance guys are very nice.
We moved in May 2015. The website looked beautiful but there were some poor reviews from previous years. The place has completely exceeded our expectations. The apartment was completely new inside and renovated. The maintenance staff are great and always there when you need them. The complex has a great on-site manager to take care of your needs. They also have a fantastic Cares team to welcome you in and connect you with the community.
We have lived in the Cottages at Wells Branch for 5 years. The complex is extremely small and quiet. The layout is not your traditional apartment complex layout which is very nice. They have renovated the pool, parking lot, exercise room and apartments within the last year. While we live in an renovated apartment, the upgrades (dark floors, patios, white cabinets) are very modern and classy. We have been thru several owners and apartment staff in the 5 years and can only say positive things about them. They started a cute Cares Program for the tenants (pizza night, yoga classes, holiday wrapping party). All in all .... love our time here.
I have lived here for coming on a year in October. I love the apartment.It is an older complex that has a lot character. My apartment has a small fenced in yard with the wood panels placed horizontally with about a 2 inch opening between each panel which gives it a more modern open feel. There is a quaint covered front porch with just enough room for a couple of chairs and a small table. The outside is a nice dark and medium red brick with dark brown and tan painted wood. There are shade trees in the front and back with beautiful old oaks and maples. In front of the complex, there is a wide open grassy area which that gives you a country feel. The inside has high ceilings with wood laminate flooring downstairs and a neutral carpet upstairs with wood laminate in the bathrooms. The kitchen has granite counter tops with white wood cabinets just the right size. There is a pantry and a dinning area. The living room has a fireplace, French doors that lead to the back yard and a small door off the kitchen that also leads to the back storage room and yard. The living room also has a area right off the kitchen for either a desk or separate dinning area. There are two bedrooms and 2 baths upstairs. One bedroom is a good sized master with a walk-in closet and a on-suite bathroom. The other room is a bit smaller with the bathroom right outside. The other bathroom is a powder room right off the living room. All bathrooms have white and grey marble counter tops. There is a pantry in the kitchen, good size storage under the stairs, storage in the back and a linen closet upstairs. The apartment is about 1100 square feet and great space for two to three people. Oh, and there is a perfect size pool and gym that are close to all buildings. The complex is small so pool and gym access is great, most of the time you have them to yourself! Pets are welcome small and large and there is plenty of places to walk them. I will miss this place :)
