I love living here. I’ve been here over 15 years. It’s quiet. It’s a nice community safety features. The neighbors are quiet and I chitchat with them all the time but they don’t get into your business. All around area is very well kept there’s room for kids to play and walk your animals. It’s nice living here.
Excellent community to be. Wonderful staff that are willing to provide the service you need. Nice restaurant around and good schools too.
The amenities are not available after hours and the tennis court has been unavailable for 3 years. MyCarpet is over 5 years old and decomposed in areas from rotten padding. My attempts to clean does not fix the issue. I requested multiple times from management.

Our experience at Assembly Manassas has been a pleasure. The staff that helped us with our application and signing of our lease were very respectful, professional and helpful. The day we called to schedule a tour, Adrian invited us immediately to tour their facility. We were welcomed by a well maintained apartment for our tour which we eventually ended up moving into. We've had the pleasure of living at Assembly Manassas 3 years, on site management staff is professional, friendly, knowledgeable, and helpful. I work in health care and during the height of the pandemic there were times I felt like the world was living on the edge of extinction. But after work when I made the last turn into Assembly Manassas I sensed relief, and the security one only feels when they're in the safety of home. The staff took every (pandemic) precaution for the residents yet managed to maintain their professionalism, good humor, and helpfulness. The pandemic demonstrated their desire and ability to provide excellent service to the residents in the face of great hardship for VA and the world.

Overall, it is a fair place to live. I've lived in better places and I've also lived in worse places, so the apartments themselves are a bit "middle of the road", so to speak. The size of the apartments could be larger and the price/rent could be more affordable but, other than that, it is an OK place to stay.

Assembly Manassas really has the nerve to do rate increases during the pandemic instead of freezing the rates for a year since they have not lived up to a decent quality of work since coming on board.

If location is important this is a good community. Close to 66 and lots of shopping and food nearby. I like living here. I think the rent is fair and hope it stays that way. I do wish they would offer 15 and/or 18 month leasing options.

Apartments are a nice size but most of them are not renovated. Parking is Horrible. The lights outside in the parking area don't come on so if you get home after 5pm, you will have to park far and walk to your apartment in the Dark. Which is super unsafe, considering the area isn't the greatest. It takes maintenance on average 2 weeks to get to your work order, even if it's something as important as a leak. They don't seem to care. And the office staff NEVER answers the phone. This is a poorly run apartment complex. Don't move here.

Since Assembly Manassas has taken over from the previous tenant. The quality of work being completed and friendliness in the community has be uplifted. I think this was a very wise choice by them and will ultimately help out with having longevity in regards to residents, current and in the future!

Overall, the complex is still a decent place to live, even if, in my opinion, it has regressed in the time I have lived here. Most of that is not the result of the ownership and/or employees, but the other inhabitants of the community. Some of these people really need to take more pride in their community and respect others and the surroundings, particularly when it comes to things like pet waste, garbage and recycling. Cleanliness is next to Godliness afterall...

Assembly is very unorganized, Ive submitted my service request 3 months ago and had to repeatedly but the request in because no one ever came except once and that was just to look at the situation. I received an email saying it was completed but when I checked it out it still was the exact same way and no one actually came that day because my spouse was home and said he didnt hear or see anybody.

The staff in the office act like you are bothering them when you ask a question. The maintenance people have been out twice and will not fix the ac they wont do whats needed which is fix the fan no big deal. Im very unhappy!

Do yourself a favor and find another place to live. Was desperately searching for my new home and stumbled upon this place. The price was the cheapest we had seen so we applied. Luckily for me the pet rent had just been dropped that day cause what it was before was just outrageous. So we applied and were approved. Asked to see the apartment and was told I could not because the crew was working on it. Didn't get to see the actual inside until the day I moved in. Was not informed they needed the security deposit and other fees in two separate certified checks so had to go and fix that. Then they get the amount wrong so I had to get it fixed a second time. So finally I get the keys. Right when we move in, find that the toilet seat is broken. Then find the master closet fixture is also broken. Plus the weather stripping on the front door falls off. The problems did not stop there. A week later we find the microwave does not work, one of the master room windows is messed up and almost hurts my cat. Tub, sink and toilet are all clogged and not draining. Washer is tiny and dryer was not drying clothes properly. Sink in kitchen won't drain (due to a screw I didn't place there). All of these issues got fixed at some point (with no compensation for all the issues) but the dryer. The leasing office/property manager kept telling me everything was fine and just to reduce my load of laundry(which was not working) finally one of the maintenance guys realized that the washer didn't have a spin cycle and we were putting water filled clothes in the dryer. So they "fixed" it two days ago. I started a load of clothes and went about my business. Well 20 minutes later our neighbor below us comes up and says he has water leaking through his roof. I look and there is water EVERYWHERE near machine. Apparently the hose came undone when I started my load. Now I have a blower that is drying my floor VERY slowly and all the while my electric bill is going up by running this blower all day and night. So sick and tired of this apartment, was so tempting to break my lease but will endure these next 9 months. Just want to inform anyone looking into this apartments to look elsewhere because they are TERRIBLE

They get one star because zero isn't an option. Like everyone else said, Victor is wonderful! That man can do better than The Point at Bull Run... Great maintenance guy aside, this was the worst apartment complex I've ever lived in. I have too many complaints to even list here, it was the longest 14-month lease ever! Just don't guys... Dodge this bullet. Live ANYWHERE else.

Horrible horrible place!!! The apartments are infested with cockroaches, pests and the base under the carpets is hollow and rotten. The place is so unlivable that I had to cut short the lease, even if it meant wasting thousands of dollars. The staff are a bunch of goons.
If I could I would give it no stars... we have been in here a little over a year and are moving out as soon as possible. First of all the maintenance at least on Wichita Ct is a joke. Called for emergency maintenance for a major water leak and got told it wasn't an emergency and they wouldn't come out for 3 days just get something and soak it up even though it's ruining the cabinets. I posted my concerns on their portal and the manager removed it claiming it was resolved which it wasn't. Ever time I go to talk to them I get nasty attitudes right away from the front office. On top of all that we've had a car towed when parked WITH a valid parking pass, car has been broken into, trash all over the stairs that they only clean up when they show apts in your building and also have had a guy laying outside our apt bleeding that cops had to be called for because someone attacked them. I suggest if you're looking for the worse experience this is you're place. If you want to not live in filth and deal with rude people look somewhere else.
I have been here for over 2 years and I love the area and the place are very nice and quiet. Everything are close when it comes to stores.
Great area close to 66, close to metro to DC, office staff and maintenance are professional and quick to respond. Some apartments have been upgraded with new kitchen and are very nice. Fireplace available, pets allowed.

I've just moved to this community over a month ago. Despite negative reviews found on other sites we decided to tour the apartments. They seemed like outdated reviews and we fell in love with the generous floorplans and mature trees in the neighborhood. Although most of the units are not updated, they are bright and well-kept. We also really enjoyed the hospitality Carmen provided us throughout the application process. I grew up in Manassas and this area (around Sudley) has cleaned up well within the past couple of years and become more of a family-friendly/walkable community. I don't believe the older reviews about break-ins are relevant now and we feel safe coming home at night because the entrance to our building is well-lit and close to the clubhouse. We have really enjoyed the amenities to far. We have frequented the pool every weekend since we moved in and it was great. The lifeguards are friendly and it's never crowded. I have not been to the gym yet. The machines seem older and they don't have free weights but they are open 24/7 and always clean. There is only one playground but it is large and my daughter enjoyed playing with the other children in the neighborhood. The only maintenance issue we had a was a wasp nest in our balcony. We reported it on a Friday and by Monday morning it was removed! The location is great for my commute up to Loudoun County every day. We are minutes from I66 and close to many shops and convenience stores. This area is always being improved and new establishments open up every year. If we have no major issues this year we would love to renew our lease because the increase rates are very reasonable, only 1.5-3%!
The apartments are phenomenal for the area, and amenities are fantastic. Big rooms, bigger closets, great community to live and grow in.
