Cortland Falls River is a great community with beautiful amenities and a great staff. It’s convenient to everything you need but you’ll be happy and comfortable right at home if your prefer. The units are lovely.

Price is high for quality of features, but it is a great location. Management and staff change often so it's hard to build a relationship with them. Maintenance is amazing and friendly.
I have toured these apartments a few times. I am very indecisive so I have to see stuff more than once. I really enjoyed every tour and the staff was very nice each time, I toured twice with Ms. Karen and she was so sweet and helpful! The apartments were beautiful, I still have not made a decision but this is at the top of my list!

Cortland falls is a great community to live in. Very friendly and helpful office staff when they are available. Timely response from maintenance team. Courteous neighbors, clean surroundings,reliable trash disposal and most important superb location, health care,restaurants,clothing,schools, all literally in walking distance in some instances you don't even have to get on the main roadway also 5mins from the 540 west. If you are apartment hunting check out Cortland falls River you won't regret it.
I have lived in Cortland Falls twice now, due to moving to another state and back again, and I have loved it here! Love the layout of my apartment, a two bedroom, and how it was updated from the last time I lived here. I love the teams respond quickly when needed and they go the ectra mile, providing community based "events and services" especially the food truck visits! Would love to see a "CHILDREN ORIENTED DAY"!
This apartment complex has really gone downhill from when we moved in five years ago. The breezeways are filthy and never get blown. There are roaches and a pest control service that doesn’t exist. The pool gates are always locked on the weekends, and the office is only open four days a week. Good luck getting help with anything between Friday and Tuesday.
Great community. Just need to address the landscaping problems.

I feel for the expensive rental fee, I should have quality maintenance. That is why I sold my house and moved to apartment living. I did not think I would need to deal with maintenance.

As for me, everything is very convenient, convenient, parking, convenient location of the office, pool. Also, for my children, there is a school nearby, there is a hospital nearby, and there are many different shops. there is literally a public bus nearby. Very fast service, if something is broken, they come and fix it very quickly or replace it with a new one. It is very comfortable. I think I would have problems fixing everything that breaks if I lived alone in my own house. Thank you, Cortland team. You are best!

Jamedra was so amazing, her bubbly personality, how detailed she was and patient with me when giving me information and listening and answering all my questions. This was one of my best touring experiences. I want to live somewhere , where the staff cares. Jamedra defiantly cares.

New management is horrible. They don't follow their own rules. Pit Bulls and other breeds that are not allowed per the lease are everywhere. They allow glass bottles at the pool. You see people smoking Hookas and bongs at the pool. Stay away from the dumpster area. There is trash everywhere. For months it looked like someone cleaned out the fridge and left everything in the shrubs. It was never picked up. If your not friends with the current property manager, they will purposely make your life a nightmare. Once Britt, the former PM left everything went down hill. Cars and garages are broken into very frequently. If you have kids, keep an extra eye on them outside. People drive 40 MPH around the buildings. There was a car accident not to long ago because of speed and inattentive driving.

Smoking of any kind is also prohibited and any time we find residents in violation of these policies, action is taken. It starts w/ the Community Manager, Brittani. She is amazing. Her staff is courteous and very customer focused. Maintenance turnaround time is tops. They say its all about location, location, location (North Raleigh). Its really all about the folks that manage the property.

Normally I don't write reviews but Aurum Falls River deserves a recommendation. I moved here from out-of-state a few weeks ago and it has been a great experience! The office personnel including Kristie and Britney have responded quickly to my every request. I needed a few improvements and Dale's maintenance team were knowledgeable and easy to work with. The apartment looks great and I am extremely pleased with the entire move. Job well done! Bill S.
We experienced rodents and roaches in our beds and belongings. There was mold in every room and they rented it to us like this. So much stress and emotionally damaging. We moved out in January and still have stress from this place.

We love living at Aurum Falls River. The entire staff and maintenance crew are amazing!!! The grounds are beautiful and all the amenities are great!! Wonderful neighbors, quiet neighborhood. The apartments are beautiful, with granite countertops throughout and stainless steel appliances, and beautiful floors that are easy to clean. You will love living here!!
Overall, the apartment is a really good place to live in, the management team and maintenance team are very reliable, and the location is very convenient since it's near many different stores and restaurants.
Apartments are OK to good. Grounds are OK to poor. Maintenance is responsive but mostly unskilled so repairs are sometimes poor.

Best apartment experience I have ever had. Beautiful apartments and landscaping and amenities!! Friendly community. Great maintenance and management teams. So far the rent has been reasonable. Love this place!!
We feel very comfortable and safe at our apartment. The management staff is very accommodating and professional.
I have a little more than 3 years since we made the decision to move here, it is a quiet and well-maintained place, however I think they can improve, although I also understand that there are things that do not depend on you but on each person who lives here
We moved into the community in July 2021 and we love it here! We are very happy. A nice community to live in and our neighbors are very friendly. We are pleased with our decision to live at Aurum Falls River!
Aurum Falls River has consistently been a beautiful neighborhood to live in for the past 3yrs, with the best rotating staff of maintenance personnel we could ask for. Unfortunately, rent was raised $300 (over 20%) this August, making it unaffordable to live here any longer. This has remained a very nice neighborhood to live in for the independently wealthy, however unfortunately, my family does not belong to that group, so we are actively looking to move and be the next resident with the moving truck in the parking lot.
Great people to work with, and my neighbors are great!
The staff are easy to work with, and want to take as much stress off of the moving experience from you as possible!
