I have been living at this complex for about two years now. When I first moved in, things were great. The management team was responsive, communicative, and quick to solve issues that came up. For the last year now, things have quickly gone downhill. As many others have mentioned, the fire alarms go off so frequently. Often in the middle of the night, but frequently during the day and I work from home. I have been interrupted during meetings because of the fire alarms multiple times. People have been leaving large items of trash (furniture, old boxes, mattresses, etc) by the trash chutes and management never addresses this. The trash chute filled up completely (I'm on the fourth floor) once and there was, yet again, no response from management. It was full for about two days before it was taken care of. Worst of all, our security gate has been broken for months. I pay $90 per month for a secure spot. As others have mentioned, when the garage first broke, there was radio silence for about 3-4 months until enough people complained. Management finally reached out to give us updates on how long the garage was estimated to take and hired security to stand by the garage. Mind you, this was after people were reporting homeless people sleeping in the stairwells and cars getting broken into. The garage was finally fixed as of April and quickly broke again (maybe after about a week or two). To their credit, the management team was much better about communication this time around and quickly hired security again. However, security was not here a couple of nights ago (this was never communicated again and I have no idea why security wasn't here) and multiple cars were broken into (I have seen at least four personally). I spoke with another resident and learned that another resident's apartment was accessed by a homeless person and that the apartment complex chose to send up maintenance. There was a separate post on Nextdoor with someone's camera footage of a man trying to access her apartment door. Despite this, I have heard that management has not been helpful during this process and has refused to pay for any damages despite the amount we pay for an unsecured garage. With no communication from the management team about any of these issues, I have been left feeling unsafe in my own home and have purchased additional security systems to help with the lack of accountability on Cortland's part.

Hello, I understand your frustration and I wanted to address your concerns. It was a unique situation with the garage door issue in January. Since the door is an older model, we could not find the part anywhere. We had to get it made directly from the manufacturer and it took them 2 months to produce. We have been trying to overcommunicate with our residents and be as transparent as possible with all updates because that is very important. We have our security company checking all residents in as well as patrolling the garage and stairwell's several times a night. Thank you for your patience. Love this apartment complex. Moved here a few months back and the staff here are phenomenal. Julie, the manager, has been so accommodating and supportive throughout my transition. Jesus and Anthony have been great as well. There have been a couple of hiccups with the garage but overall, I’m lucky to be here.

The rent price for what you receive at this apartment complex is way too high. Communications with the leasing office are poor, the doors throughout the complex are constantly broken, maintenance is not friendly and condescending, etc.

I am extremely happy and satisfied with my living experience at Cortland Congress Park! The team here is wonderful and takes the time to address any concerns. Maintenance is very responsive if a work order is put in and completes the job well in a timely manner. The amenities, including pool and fitness center, are great! You can't beat the location of the property, either. There are a multitude of restaurants and stores in walking distance. I highly recommend this property!

When we moved in to the apartment there was a different management team, and while they had their own issues, I never felt like they didn't care about my issues. I understand that this is just a job for some, but this is the community I live in. I pay a couple thousand dollars a month for communication about picking up dog waste and little else. Our garage door has been broken for well over two months and the only communication we receive is after complaints and signs being posted by other residents. When finally there is communication regarding the non-existent security, the blame is pushed to the company being contracted to fix the problem, not that they have provided no updates. Just last week the trash chute that we use (don't let the description of valet trash fool you) was so backed up that it reached past the third floor. I love leaving my home to find trash bags littered around. No communication about that, either. The people that man the desk are polite and friendly, but that's only when you can reach them. They changed the hours of the office so that we can text them, which feels unnecessary. And while I appreciate being able to reach them on Saturday now, they don't seem to be there when they should? I just spoke with an outside contractor trying to fix the espresso machine at 11 am.. and they were gone. I'm not sure what they're trying to improve, but it isn't for the residents.

Regarding the garage door, the motor malfunctioned in January, and we have since placed an order for a replacement. Rest assured, we are doing everything we can to expedite the process. In the meantime, a guard is stationed at the garage to verify resident status before granting access. I am super disappointed with the apartment complex and the management staff, in particular. While they are always friendly when I speak with them, the communication about serious issues is lacking. I'm so disappointed because I love the location of the complex and the staff used to be much more communicative. We consistently have issues with the fire alarms going off, people leaving trash where they should not and the trash chute getting backed up. Our parking garage door has not been working for nearly four months. They only sent an update a month or two after the issue started when I, and I'm sure others, had to reach out to them to ask why the door hadn't been fixed yet. We finally received an update again today 3/4 (mind you the garage has not been working since the end of last year) and only now are they adding extra security to come over night. My issue with this is it only happened after residents complained and left notices around the complex that have been torn down. Management should have been communicating with us multiple times over these last few months and updates about the garage. We should have been informed about the increase in car break-ins as a result of the garage door. We should be compensated for the $90 we pay for the security of having a garage. Overall, while the location is nice, the cost of rent does not equate to the value of this apartment. This is my home and I don't feel safe, respected, or valued by the staff here.

I want to assure you that we’ve already addressed the situation with the alarms. Our team has thoroughly inspected the alarm system and made the necessary adjustments to ensure everything is functioning properly. When the alarm does go off now, there is a reason behind it, it is no longer a false alarm. With the garage door breaking in January, we immediately called multiple vendors out the same day to assist. After exhausting all options locally, we had to go to the manufacturer to make the part itself since it was the entire motor. I’m really sorry to hear that you feel our communication hasn’t been clear. We truly value your feedback and want to make sure you're kept in the loop and fully informed. I have been a resident at Cortland Congress Park for nearly two years, and during this time, I have become increasingly disappointed with the management of the property. A recurring issue has been the theft or tampering of packages in the Amazon Locker hub, affecting myself and many other residents. Despite expressing our concerns and frustrations, there has been no resolution from management. Furthermore, the garage doors providing access to the exterior of the complex have been broken for over a month, with little to no communication regarding when they will be repaired.

I’ve been here a month and I am enjoying my new home. The appliances are new and gorgeous and everything works well. The tiny maintenance issues I’ve had have been addressed quickly and well. The floor I’m on is very quiet in regards to neighbors. The one thing I’d love to be different is a lack of stairs in the hallways - it makes getting more than one or two grocery bags in and out from the parking garage really hard (or two elevator trips and lots of walking). Aside from that, the location is amazing, the interior design is beautiful, and the office staff helpful and friendly.

Front desk is kind and attentive but building management is poor to nonexistent. Features and fixtures are non usable like gated doors and constant fire alarms. For the cost you would expect much more.
Cortland Congress Park is in a fabulous location and the newly remodeled apartment homes are absolutely beautiful and comfortable! The staff is kind, professional and helpful! Maintenance requests are promptly attended to and skillfully completed! This property is within easy walking distance of shopping, restaurants and entertainment! The amenities are wonderful including a lovely pool and lounge area!

Living at Cortland has been a positive experience. I love the location as well as all of the many environmental improvements recently done. It’s nice to know that management cares about their tenants

Everyone at Colorado Pointe/Cortland have been great! The office staff and maintenance are some of the most professional and pleasant individuals that I have had the pleasure to interact with.

I love living at Colorado Pointe! The location is wonderful, it is close to everything we need and fairly close to several amazing city parks. Also, our one bedroom apartment is bigger than lots of other places we looked at and has an excellent amount of closet space for storage.
Colorado Point is a Gem in downtown Denver. It has surpassed my expectations and continues to keep me proud to live there.

After taking over by the new company, this community got elevated so much ! Cleanliness, communication from the Management Team (that is excellent!), improvements in the garage parking area and ,overall, in the whole community is so noticeable and refreshing. Great location as well. Thank you!

I have LOVED the improvements and modifications made by the new Cortland management team. The entire team has gone above and beyond to make our community better, safer and cleaner. I really appreciate how communicative they have been throughout all of the changes!

No-frills apartment complex with clean and well-designed units, in a really safe and fun neighborhood. Tenants are quiet and the maintenance staff is responsive especially since the new management took over and added security to the facility. Thanks for a great near-downtown living experience!
The quality continues to get worse with every rotation of front office employees. The current ones could absolutely care less about existing tenants. Leave a message with the supposed callback system and they'll never respond. Catch them in the office and they'll either scapegoat previous management, claim they're too busy, or promise to get back to you and then never follow up. But if your renters insurance auto-renews and you fail to proactively provide them with proof of the new policy, they're johny-on-the-spot to let you know you're out of compliance. In talking with longer term tenants, every single one has said the false fire alarms have been happening for at least the past 4 years. Package deliveries are hit or miss. One day it'll be inside the Amazon Hub/locker, the next you'll find your box ripped open on the ground. Management's response is that the delivery drivers are responsible for putting packages in front of apartment doors if the lockers are full. This might be a reasonable task if apartment numbers had some rhyme or reason to the numbering system. Apartment numbers vary between 100s and 1300s when there's only 4 floors. Next up we can address the frequent bicycle theft and seldom car break-ins in the garage. Something damaged or stolen in the garage? Good luck getting management to check the footage unless you can convince a police officer to request it. Based on the amount of tenants dumping furniture/trash directly in front of the cameras and sitting there for months at a time, I suspect the cameras don't actually work. The pool area rules are clearly ignored by tenants as glass bottles and dogs running around are common. My last noteworthy observation is the hot tub that was allegedly closed due to covid. As soon as the gym was opened back up the hot tub continued to sit with 6 inches of green water in it. Construction appeared to start on repairing it only to find a few weeks ago they filled the entire thing with cement.

THE BUILDING ALARM WENT OFF TWICE TONIGHT! Nobody cares, even the fire department says all we can do is just call the management company "200 times a day" A COMPLETE JOKE OF AN APARTMENT COMPLEX. All the "5 star reviews" are from the office offering pizza or $5 off your rent for a good review. Pros: parking garage, in unit W/D, spacious apartment. Cons: 1. The fire alarm goes off constantly, and since they are in the bedrooms it is a nightmare being jolted awake at 2 am. They claim they fix it and then it will be fine for a little while but it went off today. It's not even a fire, it's one of the building main pipes literally leaking thorough the light fixtures in the hallway. We had a massive hole in the ceiling outside our apartment for months from a leak and they just "fixed it" it looks like crap. 2. Neighbors are rude, banging on the ceiling or wall when we make the slightest noise, or are watching a movie at 8:30 on a Friday night. 3. My bike was stolen because the garage roll-up doors are constantly getting stuck open letting anyone come in. In fact our USPS package box wall was broken into months ago and they still haven't fixed it fully. 4. They always make claims about things such as cleaning out outside windows which they have not and they are so dirty you can barely see out of them. They also said they would re-paint the garage parking lines and they did some but only fixed around 15. Overall this apartment seems like a steal for the move-in price, but it is not worth all of the above hassles. Save yourself

Fire alarms. Package delivery madness. Cheaply made apts, carpet, moulding, lighting, etc. Leaks everywhere. Otherwise, i love living here, everywhere has issues!
The fire alarms continue to be a major issue. At times the noise levels in the pool area are not controlled, especially after hours (10PM)--albeit this has gotten better. I would recommend the apartment based on location, parking availability and amenities available for the price.
Great front office vibe. Michael really cares about what the building has to offer. Great location. Great in apartment amenities. The gym size and workout equipment options is my only complaint.
While it isn't the most modern, I felt very comfortable and welcome. Plus, you can't argue with the amount of space we have!
The maintenance staff are very kind and trustworthy. They have been able to fix all my requests quickly and even sometimes suggest additional solutions to make my living situation more comfortable.
The staff is nice. The building is okay. The location is good. It's simply does the price justify...and when you add in all the extras (parking, dog fee, storage, etc) no. You can find nicer units at similar price.
Area is nice, complex is clean. Staff is accommodating when approached in person but hard to get a hold of on the phone or via email.
Haven't rented yet due to waiting for job details and dates to get finalized, but this is at the top of our list! Close to work, several eating and drinking establishments nearby and right on the bus line to get to other areas of town. Provides all the basics, well taken care of, and a washer dryer for convenience and independence.
I've already recommended this apartment complex to all of my friends that could afford to live here. I love it here. I love that it is gated, I love that there is an entire parking garage in this complex that is hidden surrounded by apartments. There is always parking for residents. Getting to the dumpsters is easy and not strenuous even when you have a lot of trash. I love how quiet it is here too. I get such a sense of peace, when I drive in to the complex and instantly the noise from the busy city is instantly gone. The apartment is beautiful, especially for the price I'm paying. I only have two apartments besides my own on this floor. My neighbors and very nice and respectful. I'm currently working on applying to medical school. It will take me about 2 years to get in, at the soonest. I plan to live here until that happens, no matter how long it takes. I believe that in this environment, I can accomplish the tasks I need to complete, to get going on this extreme career path. Finally, the staff is great! I feel like they really care about their tenants, they are very kind, funny, and warm. I feel very lucky to live here, so thank you!!!!!
I like the cleanliness of my apartment and the community amenities available including the parking. I feel safe here and that means a lot!
It's not downtown so it's away from the hustle and bustle of crazy city life, but is close enough to downtown if you want to go to bars, Coors field, etc. It is right next to some great stuff like Trader Joe's, Snooze, Chipotle, Einstein bagels, and some yummy restaurants. Worth noting that the Trader Joe's also sells alcohol. The apartment itself feels very modern, new, and clean. The service people are friendly and helpful, always fulfilling maintenance requests in a timely manner. Rent may be a bit higher than I like but I'm ok splurging because of the quality of the apartment. Young ish demographic, 20s-35, some small kids and dogs.
This building is located in a great neighborhood with everything you could possibly need nearby. The apartments themselves are beautiful- granite counter-tops, hardwood floors and W/D in the unit. For the most part it is a quiet community. I feel safe walking my dog at anytime or day or night. There are several yummy local restaurants within walking distance, trader joes, even an ice cream shop that puts alcohol in the ice cream! Cheeseman park and Congress park are nearby for outdoor recreation. Parking on the street or in the garage is easy. For those that don't have a car, there is a bus stop right in front of the building that can take you to the lightrail. 10 minutes from all the stadiums, Union Station, etc downtown. Cons: There are a lot of dogs in this building, so the occasional bark or dog poo in the grass isn't uncommon- the groundskeeper does a pretty good job of keeping up on that. The trash and mail are only available in one area of the building, which for me is out of the way, but definitely not something that affects my quality of life here. The on-site gym leaves much to be desired. Small and very basic. Otherwise, my neighbors and the office/maintenance staff are very friendly. I'm very happy here!
Colorado Pointe had everything I was looking for: safety, amenities, and a great location. The entire property is gated to the outside, yet you can get between each part of the complex from within. I've never been left without a parking spot in the multi-level garage (even when coming home late on a Sunday). The pool is gorgeous, the billiards room is a great place to relax, and the fitness center is always open (and never crowded). The staff members are so friendly and made me feel right at home from day one. Another perk for me, personally, is that I'm able to walk to work in less than 10 minutes. I could not have made a better choice.
