Living in Cortland at twin creeks is the best! Not only is the location safe and clean but it is conveniently next to a walking trail that connects to three different playgrounds! The rent is reasonable and affordable! The neighbors are friendly. The management team is very helpful and also friendly with everyone. I have been living here for six months now and am looking forward to keep living with Cortland! Thank you so much!

Very expensive. I had a two bedroom two bath with garage when I first moved here in 2019 and had to downsize to a 1 bdrm. because of the rising cost. Now I pay MORE for the 1 bedroom 1 bath, than the 2 bdrm 2 bath I had in 2019-2021.

It sounds like you may be living in one of the three or four apartments that experienced heightened condensation during the last cold snap. We sent out an email in advance of this with information on how to prepare your home, but we know that despite even the best efforts, weather can still find a way to create challenges that we want none of our residents to experience. For each home that was reported to us as having been affected, we had AmeriStar and a service team member determine if mildew was present due to the weather or to general moisture levels in the apartment. Following this, we treated all areas that were in need of it and our AmeriStar representative passed on recommendations for how to reduce/eliminate condensation. As an additional touchpoint of ensuring that this issue was resolved, we scheduled follow-up appointments to confirm that condensation levels were declining. This period did result in higher bills for all residents, and we understand how that may be an inconvenience for some. Our service team strives to go above and beyond every day, so we regret to hear that you felt that their efforts during that time did not meet your expectations. I would not recommend moving here. It's a great location and the office staff are nice to your face. However, concerns are ignored (even health and safety ones), the interior dimensions are far from what they're advertised as, the price is expensive, and the inside gets tons of bugs all the time, regardless of how clean or tidy you are in your apartment. I would move out but it's too expensive and a lot of hassle right now.

There's no place like home!!!

The location, the community, and the people ate amazing. The maintenance team is always making sure our home stays beautiful. The landscaping is kept up by season, making coming home so pleasant. There is staff that has been here for years, over a decade. The new manager, Vivian, has brought a special touch to the community.

Some honest pros and cons

My opinion on this place after living here for 14 months. Reasons I am moving is my rent is going up a total of $600 for a new 12 month lease and quite frankly, these apartments are no where near that good. There has been constant construction on the property. Mainly the pool has only just become available for use during my entire stay, the workout area has also been under construction and will be done soon. Pros: I have had only 1 issue with noise. People were drinking and playing loud music out of one of the garage units you can purchase at 2AM. It was promptly handled by maintenance. The units themselves are visually just ok. Paint splatters everywhere on the floor, but otherwise sturdy walls. The one time I have had pests (ants coming in from the window) my request was promptly taken care of the following day. The people in the office are nice and handle things fast and professionally. Appliances are up to date and work very well! Trails and walking in the area is very good. Cons: Upon moving in my AC would not blow cold air and this was in the middle of summer. It took 2 and a half months to figure out the issue, and constant requests from myself. Once the AC was finally blowing cold air it still struggles in the heat of summer. It has been blowing non stop and the temperature is still going up inside the unit (as I type this its 78F inside, and 104 outside). So be aware your electric bill is going to be enormous. Recently our mail room has been broken into and vandalized. We have to go the a certain place outside the complex to get our mail. Management has been turning on the water about 2-3 times a week during the day, presumably for construction purposes. Parking can be a hassle, some of the construction equipment and trash containers have been taking up parking spots since I have been here. If you own a motorcycle and do not ride it consistently do yourself a favor and park it further out. People complained repeatedly and threatened to have the cops come out and tow it during the winter because they thought it was abandoned. Overall ending thoughts on the place is that I would have liked to have stayed. I value quiet spaces, and those are rare with apartment living and I found that here. Its really a shame prices are so out of control right now.

This is a wonderful community, staff is so friendly and helpful and the grounds are kept very clean. The greenery around the area makes this a little oasis in the city scape that is Allen. There are a lot of children playing and having a wonderful time so if you have kids this is a great community. The shared area with the planted pots of herbs is adorable and help is answered relatively quickly. If our apartment wasn’t being needed for renovations, we would have stayed for years to come.

The front office and maintenance run like a well-oiled machine ensuring all questions are answered and service orders are completed in a timely manner. I have lived in this community for some time and I can recommend it based on many aspects, among which stand out the comfort of the apartments, the excellent maintenance of the green areas and landscape in general, the tranquility that we always have, the wide network of nearby highways , easy access to supermarkets, pharmacies, medical centers, very good schools for children and young people, in addition to the cordial and efficient treatment of the staff of the leasing center and maintenance personnel.

I consider that in general that the life experience in this community, Cortland at Twin Creeks, is very good for the attention to solve the problems that may arise, for its well-maintained green areas; due to its low population density (low number of people with respect to the area occupied by Cortland ...), the good treatment among residents and above all because of the accessibility to the personnel of the lising office.

Worst apartment I've ever lived in!

The grass is a trash can for people, they are always renovating so your water will be turned off with no notice or barely any notice. The staff is rude and ignores you. Never apologies or even tries to make things right. The amenities are useless and can't use any of them. Go elsewhere! They are trying to put lipstick on a pig! These apartment are old and raggedy and charging people so much for an ugly and old place!
