Property Ratings at Contempo NOVA
Contempo NOVA masquerades as a high-end apartment complex in rent prices only. With a few shiny amenities, the actual apartment building is poorly constructed, and extremely mismanaged. Crack pipes found in stairwells, Vehicles broken into and stolen from the residential garage, homeless people living in vans next to the building, and the constant smell of weed. Garage doors and elevators are constantly breaking down and sometimes not fixed for several months at a time. Communication with management is extremely poor as they take days to respond to an issue if not at all. The only positive about Contempo NOVA is the maintenance workers who are very responsive and helpful in solving the many issues that I've encountered with my unit.

Resident’s safety at this property is of no concern to management here. You bring a safety issue to their attention and all you’ll get are well rehearsed responses but no actual remedy to your concern. We’ve had a plethora of trespassers since I moved here, from homeless people to crackheads…actual crackheads breaking into the buildings to get high in the bathrooms or to sleep in the lounge areas and absolutely nothing has been done to address the issue. Although a very simple solution to remedy the problem would be to hire security, instead we get the same rehearsed response about one of the residents being an Alexandria police officer. However none of the residents have actually seen him or knows how to contact him in the event you actually need him but that’s the response you get. This being a non-smoking property is a complete fairy tale, the hallways and stairwells constantly wreak of marijuana and cigarette smoke and nothing ever happens to the residents causing these problems. Management just responds to the complaints with the exact same repetitive copy, paste and send email each time. Each building has the grossest, smelliest, most disgusting carpets that look as if they haven’t been replaced or cleaned since the property was built…but the main lobby and leasing office spaces don’t have these problems…gotta make things like pretty so the apartments can continue to rent. The parking garage doors have only actually worked a total of maybe a week since I moved in, so the thieves have easy access to your vehicles to break into them or steal them all together…my neighbor just had his motorcycle stolen. You ask management when they will be repaired and you get yet another rehearsed response about them waiting for parts. To sum things up if you move here you’ll be paying for amenities that partially or sometimes work, your car may be stolen from the garage, hopefully weed smoke doesn’t bother you because you’ll always smell it and you’ll probably run into a crackhead or two in the hallways, but to make up for all of that they have free chips in the leasing office for you to snack on when you come in to complain. We’ve been residents for a little over a year. Everyone has made us truly feel at home. The entire staff has been understanding, patient, kind and accommodating to our family including our children with disabilities. Leasing office is genuine, caring and attentive. Everyone is professional and friendly. Maintenance requests are done in a timely manner. Amenities include multiple fitness centers and swimming pools. Access controlled building, garage, and a package concierge room to receive and store deliveries. Good variety of restaurants on-site and within 2 blocks walking distance. Accessible to 495, 395 and 95 and metro station all within a few miles. Shuttle service to metro also available.
Too expensive, they didn’t fix anything but charge you for everything. My apt took on water when it rained. They brought towels and a blower that they forgot in my apt for at least 4 months. Rats travel from the nearby restaurants to the landscape on the property.

you smoke marijuana or cigarettes this is the perfect place for you and your family. Every day you will be blessed with the smell in your apartment and in the hallways. Don’t worry about management because they won’t bother to do anything. Other things to consider; walls are thin, mail is constantly lost, elevators aren’t up to code and is shared with the public, dog poop everywhere, parking is terrible, residents don’t wear masks, and is an overall bad area.

I have been a resident here since Jan. of 2020 and I have been dealing with Roaches and other pest since day one. I have emailed countless people in management yet, still dealing with them as of May 13, 2020. I have sent emails with photo attachments. Check Yelp! Rent is too high to deal with all this. Yes, they do send people to spray but, still no luck! They keep coming back. They even tried to tell me that I brought them in. All my stuff is brand new. I just got back from deployment and am stationed out here. I rather live on a Naval vessel then here. I will say I do like the apartment and the area is decent. Yet, these pest are not a good look. I have seen them all over the complex in the garage and in the the hallways walking to my apartment (with photo proof). Save yourself the headache I can't wait to my lease is up! Don't move here unless you want to be frustrated beyond your mind. It's the hood with horrible property management that is not concerned about customer service. They do not Enforce leasing agreements noise violations and code of conduct. Safety is a joke. Concierge stays on their cell phones and do not walk around to make sure the elevators work, gym windows are closed. Dog poop is everywhere. People are not following the smoking rules to not smoke 500 ft near the apts. People smoke everywhere on the apts. Packages get lost. If you file a complaint Leasing Consultants will not get up and go to investigate instead ask you to send a pic or video that do nothing about. Almost everyone in the leasing office is passive aggressive and gets angry if your ask them to do anything.
Modera Tempo is a good choice, I have lived here almost 5 years, I have continued renewal my lease so far, the location is good, it's is very close to the metro, very short shuttle ride to the metro. Fun Monthly events!

Our experience with Modera Tempo has been excellent from the beginning. At first we were apartment hunting and visited on a whim. But we quickly were sold on the property due to the excellent customer service (especially Brandon) and all the quality features. Since moving in we have been welcomed with open arms by the community and if we weren't convinced moving here was the right choice before, we are now!

My husband and I were living in Modera Tempo, from March 2018 until December 2018. We enjoyed living in apartment complex. It was nice having access to Starbucks and covered parking. However; we did have an issue with roaches. When we first moved into the apartment we noticed tiny little red bugs. We did not know what they were until 3 months later, when they got bigger and we realized they were roaches. Management attempted to accuse us bringing them; however I had never seen a roach in my life. We never had problems with roaches at our previous dwelling. We ended up finding a huge hole, in our cabinet that had to be replaced and most likely was their entry way. The apartment complex paid to have exterminators come out. After 3 times of coming out they found the infestation was in dish washer. It was truly the worse month of my life to pay so much money and to have roaches. We ended up breaking our lease months later. We paid thousands of dollars to break our lease, only to be sent a bill requesting more money. Overall the apartment is nice and we enjoyed Brandon very much, but I would never move back there. I also felt my husband and I were profiled as we have been requested to return our parking stickers, I have never received such a request before. The complex also set up our final payment as a debit, to receive funds immediately, as if they did not believe we were going to pay the $3600 fee. Imagine we were accessed a fee for our payment to be processed as debit, without our request.

Whilst my time here was satisfactory, there were some minor issues during my time living here. One of those issues is no fault of the staff, but the walls in these is paper thin. You can hear everything that your neighbors are saying, and every lyric to the music they are listening to. However, the biggest issue (hence 1 star) is the "hidden costs" of living here. If you are the kind of person who likes transparency/knowing exactly what you're paying for, then this is an awful place to live. Upon moving in, they will charge you all sorts of set-up fees. During your stay expect to pay 10-15% more than you thought you were going to pay. Upon moving out they will charge you with all sorts of hidden fees, including carpet cleaning (regardless of how clean you leave it), floor waxing fees, additional cleaning fees. If you have a security deposit with Modera, no matter how clean and careful you are, you can wave good bye to your money.
The apartments are nice but the quality just doesn't pan out. A few of our appliances didn't work when we moved in and parking is always a nightmare. I have a teeny tiny car but even I find myself struggling to get into a spot and out of my car without having to get out through the trunk. The main garage door was broken for about a month so everyone was rerouted to the far door, which in hindsight isn't the worst thing that could happen but still very inconvenient. If you don't like to take the steps then I suggest you rent a first floor apartment because the elevator never works. The power goes out all the time and just recently we were told not to use the water because of a water mane that broke just outside the community. And I just hope you're looking forward to them jacking up your rent by $500 if you ever try to renew.they did just get a new secured package concierge which allows you to pick up packages at any time of day but they stupidly only installed a handful of these boxes so there's still packages just laying by the front desk. Or better yet, when you go to the leasing office during the specified open times, no one is there. So much for that secured mail.

I’ve lived at Modera Tempo since 2015 so I’ve seen a lot of foolishness. The new mngmnt team SUCKS! The insulation between units is paper thin, so if you move in you’re playing “Russian Roulette”with your privacy. Trust me, my new neighbor snores like a grizzly bear hibernating resulting in restless nights. His wife spends her days gossiping about their marital problems, so working from home is extremely difficult if you’re seeking a quiet environment. So take heed, if you move here be careful what you say because your neighbor will hear everything. The cleaning crew is very friendly and work extremely hard cleaning pet poop from the elevators, picking up trash thrown in the garage from tenants cleaning out their cars and wiping up vomit from the hallway carpet after tenants that didn't have the decency to clean up after themselves. Would I recommend Modera Tempo? Heck NO. Privacy is very important.
Let me start - CURRENTLY standing in the lobby waiting to pick up a package at 645pm from the rental office that's NOT suppose to close until 7PM!! Not even the 24 hour concerige is here!! This place is a freakin JOKE!! I can't wait until my lease is up!!! Nice community.....until you move in - FAIR WARNING!! Noise from the HVAC system can be heard ALL NIGHT LONG!!! Garage constantly BROKE!! You've been warned!!! Still standing in the lobby waiting for the 24 hour conceirge!!

New, modern apartment units. Competitive pricing. Complex, garage, and grounds are kept clean. Snow-removal was effective. Fast maintenance that can be requested via online portal. The staff - with one glaring exception - is really friendly and helpful (especially Will). One staff member is rude and acts as if helping a resident is a hassle. The real deal-breaker is the awful noise. Sometimes from neighbors (e.g., loud music), and frequently from the rooftop HVAC systems when they are running. The HVAC systems create a racket of mechanical humming and vibration that fills the apartment. I cannot sleep at night unless I wear noise-cancelling headphones. This noise is truly terrible and ruins quality of life. Potential residents be forewarned.

It's nice enough and everything is new, very convenient location, has all the amenities but once you move in, you'll find the quality is subpar. Pools are very far from "resort style". Small with very limited sunlight due to locations. Landscaping is nice enough for a very busy urban location. Limited grilling areas. Business center doesn't have any tables for studying and is adjacent to the leasing office and lobby so it can be noisy. Clubhouse and fitness center are nice. Fitness Center is a good size and has all you would need. The Clubhouse has TV's, pool table, full kitchen area for parties and entertainment. However, the apartments are very noisy. Poor sound proofing. You can hear a lot. Poor quality. Current management is very passive aggressive and downright rude to tenants. Poorly run.

Brand new apartments good location from work and school.
We have had absolutely no complaints! Since moving in! The location, amenities, office staff, parking garage, etc. is all perfect. If you are looking for real Luxury Living in Alexandria with easy access to restaurants and highways then I recommend.
I moved into my brand new apartment about a week ago and I totally love it. I love the fact that I am the 2nd person to lease my apartment (the person before me was in the military and left on call for an assignment). I have a 2 bed/2 bath - it has spacious walk-in closets and large bedrooms and bathrooms; kitchen has newly modern appliances. The living room a little smaller than I would have hoped however its still great for small gatherings or relaxing when I have downtime. I also like the fact that the apt. complex had a 2 month free special - and I was able to prorate my rent so it works out to be cheaper. The apartments have a pool, gym, game/tv room, and courtyard (still being built should be finished in the next few weeks). Theres also a Starbucks and Smashburger right below the complex which is great for a quick meal or coffee on the go. Absolutely love it here! When leasing ask for Lisa - she has been more than helpful throughout the entire process!
Pro's - Brand new apartment, being the first person in the apartment was a huge draw for me. - Leasing staff and management are good to work with on a majority of issues. - Relatively young community 20's -30's from what I've seen. Mostly young professionals. - Within 10 mins of old Town Alexandria, Springfield. Within 30 mins of DC, Arlington, Tysons. - All new appliances, stacked washer dryer. The apartment is really nice. - Valet Trash pick-up. - Maintenance is normally next day on issues. - The neighborhood is kind of old, but ok. You get underground parking. Con's - I literally hear the people above me every night doing something loud. - The pools are tiny. That's basically it. It's a really nice community. I've been very satisfied for the most part. If I didn't hear the neighbors upstairs, this would be a perfect 5 star rating.
I moved to Modera Tempo about a month ago and it is the best apartment I have ever lived in. Not only is the building brand new, the leasing experience was extremely easy and fast (which is huge when you have to move in a month and have an extremely busy and stressful schedule with basically no time to look), move in day was stress free as well and we have no complaints in our new apt. I feel we are definitely getting our money's worth. The location to dining and grocery, and proximity to the metro is also wonderful and they offer a free shuttle daily. The only thing that would make this place perfect would be a dog park and doggie grooming station. I highly recommend!
