If you are looking for an affordable, yet good experience, I would recommend living here. It really depends on your neighbors you have, but if you live near the 000-099 areas, you can expect for minimal disturbance from neighbors. As far as the maintenance concerns go, there are mostly no issues. If there are, they get quickly addressed.

Unacceptable condition

The property is poorly maintained. The landscaping is neglected and overgrown. There is dog poop everywhere. Management refuses to address tenants who allow their dog's to bark all day and night. Parking is a nightmare!

I've lived at colonnade for quite some time now. I consider MARICELLA, ROBIN, MARCIA, EDDIE and his beautiful wife all as family. This apartment is located close to literally everything. The stores, freeway, my work at RCH, schools, church, and gas station. I love the weather, mountains, easy access to San Diego, Palm Springs, Las Vegas, Los Angeles...Management is very involved with any needs, the team that comes to fix things are respectful om entrance and very welcoming when they see you walking around the neighborhood. They have a wonderful package and mail system that has a code access that was started when thieves started stealing packages. They've also made it safer by adding a gate. So far I've not had any problems with my neighbors. They've been respectful and friendly. Definitely a homey environment. Couldn't be happier

Colonnade is overall a good community to live in. Cleanliness around the community is not like how it use to be when we first moved in back in 2018. Parking has gotten worse as well this year. Theres either cars parked in the same spot for over a month or neighbors have more than 2 cars. Maintenance is pretty quick to complete your work order. I use to have an issue with office management because I felt like she didnt care about any issues with had. But I havent had any problems since weve had new management.

Its beautiful here, this property is very clean and well kept . Once you get into the gates you could tell right away that it could me your next home. I havent had any interaction with the office staff since moved in. Its really quite here , easy access to the freeway thats a plus for me.

This is our second year living in Colonnade. We are completely happy with our stay. There a numerous things to talk about but above all, we feel safe here. The property is clean and well maintained. It is very quiet and peaceful (insulation is pretty great). Work orders are promptly responded. Front office representatives are always courteous. Overall, we recommend this apartment to anyone who is looking to stay in his area.

Loved it

I lived here from Aug 2014 to Dec 2017, so my experience is based on these dates. I absolutely loved every second I lived in these apartments. I lived in one of the 2 bedroom units on the second floor, which for that building was the top floor, so I had a fireplace. I absolutely loved the layout of my apartment. No matter how I decorated, it always looked great. The tall ceilings and crown molding gave the rooms a luxurious, roomy feel. The large master tub was a definite plus. Ceiling fans are now a must for me after living here. I loved the grounds and amenities. I had a bug issue once that was promptly taken care of. Any maintenance requests were taken care of quickly. The management was friendly and I never had any issues with them. I would frequently use the 24 hr gym, or walk around the grounds, even throw a frisbee on one of the many grassy areas. I would BBQ at the pool, we even got a bocce ball set and played. I love the shopping center and park nearby and everything was close, from the DMV to some city services such as public records and registrar of voters. The only reason I left is because my husband and I were expanding our family and wanted to buy a home, and we got most of our deposits (security and pet) back. Any qualms I had were minor: there were no water hookups for the fridge, and the fridge provided had an ice maker. So I had to lift the metal bar on the ice maker to turn it off or it continuously kept trying to make ice, and that bar was in the way when trying to put stuff in the freezer. Another is that there's no pantry so food was in random cupboards everywhere. That can be remedied by getting an external pantry if it's a big deal. Finally, I wish they did not get rid of the pool table in the lounge. Otherwise, if my family circumstances remained unchanged, I would've continued living there indefinitely.

not safe

This is a horrible place to live at , Management assures you that all the tenants have been properly scanned however i just saw my complex being posted on the hotel platforms with check in and check out dates. it is not safe if you have kids, not safe if you want to be confident your next door neighbor is not some kind of thief or someone you don't want to be neighbor with. If management would disclose they rent people daily basis we would never lived at this complex ( i mean motel )

Rent Cap Needed!!!!!!!

UCR students and anyone who wants to rent here, STAY AWAY if you don't mind being nickeled and dimed to death. It is expensive apartment. The lease is one amount and your bill every month whether you are there or not is charged $100 or so for what additional charges community water bill, which is billed through a third-party company, which assesses you a billing fee and an account set up fee. And a trash service for $25.00 you don't use, but it is a mandatory charge. When your lease is up, they give you two options #1 sign another lease with a $150.00 increase and option #2 month to month for a whopping $400.00 increase. Mind you I am a student only three months left before I graduate, on a fixed income. So, I don't need another lease and who can afford additional $400.00 bill. They rather have apartments empty then work with you. So, I will be on someone couch. Be prepared to pay an astonishing amount of money, even if you clean the place out so that it's cleaner than when you moved in. They don't answer the phone or return calls, but quick to take your money. Renter beware.............Has anyone ever heard of RENT CAP! City of Riverside this apartment complex needs to be regulated. Wish I knew before I leased here. And this is how they treat their tenants.

From great to...not so great..

This place has really gone downhill. My family of 4 has lived in the apartment complex for 8 years. When we first moved in, it was great! Decent rent, friendly office staff, great neighbors, helpful maintenance and great area. In the past year most of the office staff has been replaced. Due to lack of communication and laziness, we have been without a microwave for about a month. There have also been 3 break ins to cars in the past couple months. They have also raised our rent $200! Not to mention, all the nickle and diming they do with the fees. Community water fee, 'valet trash service', etc..They started to build a mechanic gate and stopped. Possibly from lack of funds. How ironic. These are not luxury apartments. Just your basic average floor plan. They will try to tell you that the price is the "going rate for the area." However, they fail to mention the other apartment homes around are all owned by the same company so of course they are the same price! Beware before you sign on the dotted line. Can't wait to move out!

While already on the expensive end for this type of apartment, what did they really end up doing to make a profit is sliding additional charges in everywhere. There is a community water bill, which is billed through a third-party company, which assesses you a billing fee and an account set up fee. Want to move out? Be prepared to pay an astonishing amount of money, even if you clean the place out so that it's cleaner than when you moved in. Though my apartment was pristine, they charged me three hours cleaning time, despite having completed a walk-through from the maintenance supervisor who said the apartment looked great. I guess the maintenance person took a nap in my former apartment during that period of time. When I called the front office to complain, I was told to expect a call back within 48 hours. Still waiting, over two months later. Buyer beware...

Colonnade Apartments

I have lived in the apartment for fourteen years. I moved into the complex whenthey were built in 2001. I sold my house because i needed a smaller place to live. I am in a two bedroom apartment on the ground floor. I consider this a very friendly and safe place to live. My property manager is very helpful, I can relay on them at all times if something comes up such as needing repairs or if I have a general question. They keep the property in excellent condition and they make sure the tennents are well chosen. I would recommend the Colonnade Apartments to anyone who is interested.

Colonnade at Sycamore Highlands

Been living here for over a year and these apartments are excellent. The grounds are impeccably maintained and the units are beautiful. I live in a second floor unit and can honestly say I've never heard any residual noise from my neighbors. Everyone is quite and pretty much keeps to themselves. The only issue that we have is the lack of parking, which isn't a problem for me and my wife, but when we have guests over we need to advised them to arrive early so they can get a spot.

Faux luxury? I'll take it!

The kitchen and appliances have a glow like my momma used to say, you're beautiful inside and out! But.... Let's be honest, the luxury is on the surface, and that's ok! This momma will take it! My family has lived here for 2 years, and my son took his first wobbly steps walking throughout the complex. You'll hear the crew grooming it during the day, but the complex is ALWAYS camera perfect.The flooring and appliances are very pretty, but yes they're not the highest quality. Our kitchen sink suffers from hard water syndrome, symptoms include squeaky knobs and limescale. They have cute socials every now and then, and a clubhouse to rent for small parties. Even though there's no playground, the complex is so nice that you'll find kids riding their scooters or playing catch outside almost all the time, It's been incredibly hard to find something of this standard price any further west to be closer to my job. We're on the hunt, but until then we're enjoying the view at Colonnade.
