MAA Riverchase

I have only lived here for 5–6 months, and this has been the most stressful and disappointing experience I’ve ever had as a renter. Between the constant maintenance problems, the repeated leaks, the black mold, the lack of communication, and the neglect toward my pet’s safety, I would strongly advise anyone considering moving here to look elsewhere. Colonial Grand is by far the best complex I have rented from, and I have moved around a lot! The grounds are well-kept; I feel very safe, even at night. My unit feels spacious and well-maintained (i.e. no paint drips, nothing is peeling away or hanging loose, etc.). The office staff are also super quick to address any commonly seen bad habits that start creeping up (i.e. people not picking up after their pets or leaving large items by the garbage bin). The maintenance staff is absolutely amazing! I have someone at my door within 24hrs of logging a request, every time, and that is unique to this complex for sure. You won't find that level of service anywhere else. Renting has changed over the last 10 years and the same quality you are used to living in costs twice as much these days. That's just life now; it's like that everywhere. But this place is the best value you will find in the Birmingham area. Keep your expectations realistic and you will be pleasantly surprised here.

The service and attitude from the leasing office is so incredibly poor that it makes the entire experience miserable.

Comfortable, safe

Pretty good. Water bill way too high since it is split up by building. The gym is way too small and missing weights. Quiet apartments. Maintenance usually fixes issues quickly.

I have enjoyed my stay here. It is a very clean and well maintained property. The staff is very friendly and easy to talk to. I would recommend this place to my friends.

All the staff members are incredibly nice and welcoming. We?ve loved living here and will miss this place when we leave.

The staff at Riverchase Trails is friendly and courteous. They treat of their residents as if they are important. The property is extremely well maintained and the residents take some pride in the appearance of the property. The residents are also very respectful of each other in regards to civility. We rarely have any disturbances of any kind.

Good - increase in bugs over the past month. Had to request pest control come inside the apartment to spray. Do not like the new billing system that went into affect last month. A fee is charged to make a payment online now. I began taking a check to the front office but received an email this month stating MAA was ?paperless? payment now. Guess they have stopped accepting checks and I will have to pay the debit card fees.

Apartments are nice; however if you are in a terrace level/botyom unit then you can hear everything that goes on in the apartment above you
