Located just across Lady Bird Lake from Downtown Austin, Zilker is one of the city’s most desirable neighborhoods. Zilker’s tranquil residential streets are complemented by walkable access to an array of shops and eateries clustered along South Lamar Boulevard and Barton Springs Road. However, Zilker is perhaps most famously regarded for its easy access to some of Austin’s best outdoor recreation at Barton Springs, Barton Creek Greenbelt, and Zilker Park.
The neighborhood was actually named after nearby Zilker Park, where exciting events like South by Southwest, Austin City Limits, and the Holiday Trail of Lights take place. The neighborhood has plenty of outdoor amenities itself, including the Umlauf Sculpture Garden and Museum as well as the expansive Butler Shores at Town Lake, which offers live performances at ZACH Theatre and scenic trails along Lady Bird Lake.

Good Value, could have more amenities and general cleanliness in the halls and stairwells but overall we like it and have been satisfied to live here
Lovely neighbors, considerate, friendly staff, and a perfect location make Coldwater an ideal place for us. We are walking distance to the stunning Main Library, the Zach, Long Center, Palmer Center, ACL, Trail of Lights, and the annual Kite Festival in Zilker Park.
Coldwater has been excellent! I love the space, the location is great, and it provides me with a wonderful living experience in my favorite location in Austin.
I love the location, the amenities, the size of my building (huge ceilings), the pool and generally the vibe of the building. Just wish that the building smelled a bit better - mainly just outside of the main entrance (where the dumpster is for some reason) and the hallways near the trash room

Building itself is nice, and I hardly ever hear my neighbors. The office managers are responsive. Sometimes the trash rooms smell quite bad, and it makes me feel for the people who live near them. Valet trash and recycling has worked great. Gym is decent but nothing special, and the pool is quite nice.
Such a great place to live! Not only is the location amazing (walkable to Zilker or Barton Springs), but I love the apartments. Management is really great and helpful. Very communicative and accommodating.

The new system to get in the building is absolutely horrible. I can’t have my parents come and visit because they can’t get in the building. It rarely works. I can’t ever get in the garage. It has drastically decreased my living situation here.

Moving to Coldwater has been an amazing decision and I couldn’t be happier with the community.
We are in our 6th year here and our second larger unit. The staff is outstanding, the location is fantastic. Numerous restaurants, the Zach, Long Center, the Palmer Center, and an easy bridge walk over Town Lake take us to so many wonderful Austin sights.
Awesome team! Me and my friend couldn’t be more excited about calling Coldwater home and everyone from the team has been super helpful along the process.

Coldwater Apartments is the best place I have ever lived! The staff are friendly and accommodating, the building is clean, and the location is unbeatable.
Priced too high for the quality. The building is old and it shows from the units to the amenities. The location is great, but the price is not at all justified.
Great location, moved away and came back because management did a great job. I recall the other tenants being pretty chill, as well. I'm looking forward to another great living experience.

I am absolutely loving living here at Coldwater. The view is gorgeous, the apartment complex is clean and the maintenance staff is great! This place has been amazing to me and my roommate :)
Place is cool. Not to get too far into the weeds as it's challenging to run a big community and they seem to be above average. That's not to say that there aren't changes/updates needed. My biggest issue is the lack of value. This lack of value is in part about the building but more so about the city as it is grossly overpriced. I would recommend this place to others if they can find a unit at or below market value - e.g. concessions and guarantees. Overall, not a bad place to reside but the likelihood of me renewing my lease is slim to none unless I can get the rent lower to a number more reflective of the experience. Hopefully this helps.
Well maintained and managed building, with very good amenities. Great location right by Zilker Park and the hike/bike trail around the lake.
I love the location: close to SoLa and downtown without being ON S Lamar. So close to Zilker Park and the Butler Trail. Perfect location for events without having to be in a lot of traffic.
The good: -Location -High ceilings -Not much noise from neighbors -Maintenance was responsive -Roof deck is nice The bad -Greystar will not negotiate on rent even though the market has come down significantly in the past year -Greystar nickel and dimes you for everything, especially when you move out. Look for other stories online -Lots of package theft -Supposedly secure bike room was broken into multiple times during the 15 months that I lived there -Multiple people's storage units in the building were broken into -Management is completely non-transparent about all the theft issues. We only find out about it from our group chat, management has not said a thing -Elevators break frequently during the summer -Interiors are pretty worn compared to other options in this price range -The inner courtyard is verye narrow which means that the pool gets very little sun and also if you are facing the courtyard you hear absolutely everything because of the echoes -I wasn't impressed with the nearby food options All in all I was very happy when my lease was up

Coldwater is the best community south of downtown. It is so peaceful and quiet. Especially on the weekends. I love living here!

I have lived at Coldwater for 1.5 months now and really love it. The location is ideal; it is close to many restaurants, shops, and walking trails, yet it does not have much street noise. The apartments are well built - I cannot hear any noise from neighbors which was a critical factor to me as I work remotely from home. The management and maintenance team has been extremely responsive to any of my questions. The apartment finishes are also high quality. One of my friends was looking to move to Austin after me and she had done an extensive apartment search. Once I mentioned Coldwater to her, she loved it and signed shortly after. Highly recommend!

Coldwater is one of the most peaceful communities I have been a part of and truly love the experience! Nature is just a step outside the door. I would recommend living here to a friend. Great place to work from home. Beautiful views of the city !
