The best community I’ve ever lived in! From the moment I moved here, I knew it was something special. The surroundings are absolutely beautiful , peaceful views of greenery, sparkling water that make every day feel relaxing. The atmosphere is calm and clean, which makes it easy to unwind after a busy day. What really sets this place apart is the amazing staff. They’re always friendly, professional, and willing to help with anything you need, creating a warm, welcoming environment. My favorite place to spend time is definitely the clubhouse ; it’s elegant, cozy, and perfect for hanging out with neighbors or just relaxing with a cup of coffee. Seems to be OK. Other than the dog poop on the ground and the people parking in the handicap spaces. We do have a problem with trash and not really getting nowhere with my complaints about getting more area for the trash.

Moving in was easy and welcoming. Sierra assisted me excellently, and I couldn't be happier with the check-in process. Upon check-in, I was greeted by all staff with smiles and kind words. I was shown the mailroom and was informed about important information here at the complex.

She introduced herself and proceeded to understand what we were looking for and she assured us that we were in the right place. She laid everything out and then we went on a tour where we found the perfect location on the property. She then guided us through the processes to get all the way to our move in date. We’ve enjoyed our time at the Flats. It’s definitely priced a bit above the average for the area. The amenities like the pool/fitness center are great but also well used by the residents now that the place is mostly full. The apartments are very nice and new, however you’ll likely come across one or two construction flaws if you move in soon. The staff does works well to address them. Overall, you’ll get a safe, clean apartment here but you’ll pay what it’s worth.

The leasing office staff are all incredibly kind and patient. I especially appreciate the maintenance team — they are always very patient and helpful. Parking is spacious and readily available, and the 24-hour coffee station is a great bonus. The only thing to be mindful of is the presence of bugs in the hallways from time to time, but I completely understand since the buildings are not fully enclosed.

The apartment is amazing. The only issue I had is that the hot and cold water in the master bath shower is flipped! I absolutely love everything else!

Pretty decent living condition. Gym and swimming pool are pretty cool, but little expensive, however, I understand the price. If you guys give more equipment at gym that will be more nice. Thanks

The local area is being built up very nicely with plenty of shopping nearby. It is a very easy drive to downtown Athens and to UGA. The floor plan is great and very open with modern appliances. The amenities are extremely clean and add a lot of value to the community. My only negatives so far is that the flooring is very easy to scratch and the nearby construction can be pretty noisy on the weekends.
