Property Ratings at CitySouth
I am writing this review because I experienced a couple of events that impacted my safety and well-being. I hope this will help prevent future residents from experiencing the same trauma. 1. UDR retained my security deposit (citing damages for the lock issue described below) without following the correct procedure. They never provided me with a bill or invoice from the vendor that made the repair, which is required. I asked for this multiple times. I ultimately had to file a small claims lawsuit to get my security deposit back. 2. The front door locks are electronic, and the lock on my door unexpectedly performed a factory reset. I came home late at night to discover that I could not unlock my door. As it was after hours, I called the emergency maintenance number 3 times. No one answered. I called the local police, who recommended I call a locksmith. The locksmith arrived and was able to help me gain access, but unfortunately the lock/door was damaged along the way. It was my only option considering I needed my belongings before the front office would open 2 days later. When I explained all of this to the property manager, she told me that it was my fault for not using the CitySouth textline. I've used the textline before and am aware that after hours texts just redirect you to the emergency maintenance number anyway. 3. My apartment was uninhabitable for nearly 2 months, as the heater did not work between November and January. I created a maintenance ticket, sent emails to the property management, sent texts via the textline, and tried calling the front office. All were ignored. After weeks of suffering through the cold, I finally stood outside the front office until I could speak to someone in person. The property manager said she saw my emails, but there was nothing they could do as they were waiting for an HVAC part to arrive. She only offered me a small credit towards the next month's rent.
Property Manager at CitySouth, Responded To This Review
Hi there, Thank you for taking the time to share your experience. We’re genuinely sorry to hear about the challenges you faced during your time in the community. What you’ve described is understandably upsetting, and we regret that these situations left you feeling unsupported. We always aim to provide timely communication and reliable service, especially when it comes to urgent maintenance concerns. We recognize how frustrating it must have been to deal with lock issues after hours and a delay in heating repairs during the winter months. We also understand your concerns around the return of your security deposit and the handling of related documentation. While our policies are intended to be transparent and fair, we acknowledge that your experience did not reflect that. Your feedback will be shared. We take concerns like these seriously and will continue to evaluate how we can better respond and support our residents moving forward. Warm regards, Sidney - WeCare@udr.com
Although they have a place to receive deliveries from residents, many things are stolen, they do not have cameras and when the resident goes to complain they simply do nothing and do not even care, this is very frustrating.

Hi there, Thank you for sharing this—it’s absolutely understandable to feel frustrated when packages go missing, especially when there’s no clear way to resolve it. A secure delivery system should give residents peace of mind, not added stress. Your experience highlights an important issue, and we will work to improve! Warm regards, Sidney - WeCare@udr.com
Amenities in the garden area are great. Add $140-189 for utilities to the price of rent. Close to highway for commuting and Marina Market across the street. You can hear your neighbors on all sides like most apartments. Smart home internet offered signal is not consistent. Compare similar properties in area for your apartment search.
I had a great experience living here until I moved out. On moveout, the inspection is done but they dont deliberately walk you through all the things that need to be done before moveout. After move out they have their ways of fixing and cleaning which is extremely expensive and stick you with a bill. I had to pay a $1000 move out charge including grout cleaning for a 1 living room area for $300. I would've done this myself or hired someone I know who can do this a lot cheaper. There are 1 out of 3 paint yrs which was suggested by the inspector but shifted to 2 out of 3 years. If it was stated to me I would've taken care of. Further to all of this the billing department is extremely rude and talk like they want to extort money from you. Be very careful dealing with these people
The pats are great. Service is good when problems happen(and they happen too OFTEN). But they are too expensive for what the size and what they provide. The front office management is just VERY BAD. Disorganized and never get back on time And if you vacate the apartment.. they make sure they charge everything and they don't plan to give any refund. SO BEWARE. . I LEFT COS THEY NEVER TAKE FEEDBACK and they just don't care..
When walking into CitySouth, you will be taken aback by the beauty of the courtyard. The landscape is full of flowers, lush grass, fire pits, BBQ grills, and even a dog park. There is also a large salt-water pool with a Jacuzzi. The clubhouse is nicely decorated, and there is a well-sized gym with fairly new equipment. Unfortunately, the living units are quite small and the walls are very thin and you can hear everything. The appliances have been updated but break frequently. There is a small washer/dryer in unit, which is not suitable for a household larger than 2. The most difficult part about living here is dealing with the poor management staff. I have lived here for almost three years and as much as I enjoy the amenities, it is the management staff that would make me hesitant to recommend this apartment to friends. The turn over at CitySouth is extremely high, as the management does not try to retain their current tenants. As a result, the relationship with management is impersonal and makes no effort to get to know you; no matter how long you live there. The most difficult part of living here is how management nickel and dimes their clients. Frequently, tenants never get their deposit back and often will have pay an additional $200 for cleaning fees. Another example of this, is if you are 1 day late paying your rent, they will charge you $100 even if it is due to a computer glitch. The highlight at CitySouth is the maintenance staff. The maintenance staff is attentive and willing to help. Service requests are handled promptly and efficiently and will great you with a smile. Overall, the apartment is beautiful and the maintenance staff is awesome, but the on-site management has a negative affect on the living experience.
The apartment complex overall is nice and well maintained. It is secure and feels like a comfortable, safe place to live (temporarily). Our apartment has newer appliances and was clean when we moved in. It does give the vibe of a small hotel room though. All Of the units run small in the complex. Our 1bd is 560sq ft. Unfortunately the appliances tend to break quite easily, although maintenance is quick to respond to online portal requests we have had several items break multiple times and are current waiting to have our dishwasher repaired for the second time. The front office is perpetually understaffed. Aside from going in to the office to talk them, it's hard to get a response via phone or email. I have tried multiple times. The office hours are also inconvenient, 9-6 monday- Friday, so if you work and need to get in there it's difficult to do so. The office has a good set up with a local dry cleaning company who pick up and deliver to the front office for extremely reasonable prices. The gym and pool areas are nice, they have BBQ pits, two dog runs and a business center. One final thing walls are very thin. You can hear people in the hallway or people in the unit above you walking around.
