Property Ratings at Chartre Oaks Apartments
My wife and I have lived in Chartre Oaks apartments for over three years. The best things about it are the attentive staff and the prices. Unlike a lot of complexes in town, the staff here go out of their way to keep the residents happy and satisfied. The rent levels are attractive probably because the facilities are a little older than those that have recently sprung up in the area. Chartre Oaks is close to the FSU campus and has very good StarMetro and FSU bus connections. If you want, the campus is near enough to bike to and arrive refreshed. The location is also surrounded by commercial and retail businesses that cater to students. Also, it should come as no surprise that Chartre Oaks apartments are built around stands of ancient oak trees which impart a bit of quiet magnificence to the grounds.
Chartre Oaks is a nice place for the price! staff (office and maintenance) are really nice and are pretty on top of things! it's pet friendly and they are always doing things for the residents! definitely recommend for college students
I’ve stayed at chartre Oaks for more than a year and everything was fine. Front office staff helps whenever you need them and maintenance is fairly quick as well. If you just want something simple this is the place for you.
Chartre Oaks has been a pleasant place to stay at for the last 4 years. The apartments are very quit. Anytime I have any questions or concerns, the staff has helped me promptly. I feel the staff work so hard they are down to Earth and very helpful.
Too loud for me and my child and unsafe and nasty. roaches and management say it my fault but it is actually upstairs.......broken applieances....
The complex says you can “file a review in order to get a rent payment extension”. Extremely misleading. It’s loud here and the apartments are thin. Everything breaks. You get what you pay for. Do NOT lease here.
During my 4 years in college, Chartre Oaks was by far my favorite stay. It was a great place to stay during my last two years at FSU (being on the FSU bus route was definitely a plus). It's a very quiet neighborhood, never had problems with parking or any of my neighbors. Management was always nice. They even hosted events and activities throughout the year for the residents, which I found to be pretty cool.
Chartre Oaks is an excellent community! It's a great fit for a single person or a family. The staff is friendly and always ready and willing to help.
I’ve stayed at Chartre Oaks for about a year and a half. Only issue I have is parking at night does get a little scarce. Other than that I’ve had little to no issues with the complex. No complaints.

Have lived here for a year now with absolutely no problems. It’s quiet, nice, the staff and property management team are helpful and understanding. It’s also extremely close to campus meaning that game days are only a 5min walk to the stadium. The pool is also always kept clean for whenever you’re down for a swim. They also engage with their residents often! Love it here!
I’ve lived here at Chartre Oaks for a bit over a year now and I love it! I lived in a 2/2 my first year and am now moved into a 3/3. Both units are great and spacious. The maintenance staff is always so prompt and helpful. They keep the pool clean year round, which has been a nice added luxury. The best part is that you’re not just another face to them. After my first couple of weeks they knew me by name, making it feel like a real community.
I just moved in last month and it is been a really good experience all around. The office staff was helpful and polite and the apartment and complex were clean. They worked with me during move in and had plenty of activities for me to participate in. I’m excited about my year here!

Last year my 2 friends and I were looking for a 3v3, we happened to stumble upon Chartre oaks and instantly fell in love. The staff was friendly and extremely helpful. We've lived here for a few months now and it's everything we had in mind. It's affordable, clean, close to campus, and very cozy. The apartments are spacious and have lots of sunlight. Appliances are all new, carpets are clean, and the bathrooms are fine. The staff knows all our first names and are always willing to help. We will definitely be living here through the next few years.
I’ve lived here for like three years now I think and it’s been great, staff has been great, new and old, and maintenance handles any issue I might have in a good amount of time they’re good at fixing the issues. And my neighbors are pretty good too. It’s in good location and it’s close to all the major campuses and food spots and there’s a Publix in walking distance.
Maintenance has come a few times without scheduling. It’s usually quiet. The location is convenient to FSU. The towing company is extremely aggressive which is a pretty serious pitfall imo because it makes it hard to have company. If you forget to give them a visitors parking pass their car will be gone in 5 minutes and they’ll charge you $110 to get it back. I think the residents would be happier if you asked them to not tow visitors cars so immediately; they could mark the tire and give it a few hours.
I very much enjoy living here. It is very quiet and the neighborhood is peaceful with not a lot of distractions. Management is excellent in keeping up with service requests and with mail pick-ups. I would recommend this place to anyone.

Helpful staff, cool area. Decent for student housing. Definitely does require pest control. Staff does kind things for tenants, like give free food and allows the waiving of late fees in certain circumstances. There’s always the universal issues w renting especially student housing but overall it’s decent.
The residence is quiet and all the staff are very friendly and helpful. Maintenance is attentive and they take very good care of the property.

Aside from some old appliances and the bumpy roads, this is honestly one of the best (if not THE best) student complexes in town. Very spacious, homey and affordable. The whole front office and maintenance staff is super accommodating, friendly and they are quick with responding to any requests/calls/messages. It's not noisy, and is conveniently located near just about everything. I would honestly recommend it to my friends and any other students. I would renew myself for sure if I could!
I live in a 3v3 and I'm very satisfied with the overall quality of the apartment as far as the carpet and bathroom. The staff is nice and also very understanding.

When came to Tallahasse 2 years ago for school, Chartre Oaks was my first choice. The management team is very friendly and always avaliable. The apartment was clean when I moved in. Also, their matching system with other roommates is great. I never had an issue with it. Therefore, I would definitely recommend Chartre Oaks for all students.

Fast maintenance, I've had very little problems here since I moved in 1 year ago. Quiet community with friendly and helpful staff. Close to FSU, TCC, and FAMU. Not the most glamorous apartments, but fitting for the price and location. I've enjoyed living here and would recommend. -Lindsey S.

Accuses tenants of doing anything and can not provide valid proof! I’m accused of not picking up my dog’s poop, they said the source is creditable but it isn’t if they can’t even get my description of myself or my dog right! Have better watchdogs Charter Oaks!

What more could I say?! The title says it all! Currently this is my 6th leasing renewal at Chartre Oaks. It's conveniently located in between all three college campuses, lively entertainment and local restaurants. Whenever I have had any maintenance concerns, the issues were handled in a timely manner. The office staff is friendly and accommodating, and they're always doing fun edible gestures every Friday. Not to mention the affordable price! If you're looking for convenience, affordability and fun rent here!
I have only been living at Chartre Oaks for a month but my experience so far has been great. The staff is polite and seems eager to help and solve issues. I share an apartment with two other guys whom I attend FAMU with and we also attended the same high school. All three of us are extremely content with Chartre Oaks. The apartments are only a few miles from FAMU campus. The living accommodation are much better than our previous apartment complex. The maintenance workers are done in a neat and timely fashion, and the office looks for ways to improve the residents' entertainment experience by always giving away free food, games, prizes; or giving back to the community in someway. I would highly recommend Chartre Oaks to anyone looking for a great place to live.
Living here has been one of the best living accommodation that I have received in Tallahassee. The complex is great for college students, because its about 10-15 minutes away from the major colleges/universities in Tallahassee (i.e. FAMU, FSU, TCC, etc.)The office staff is extremely helpful/friendly, maintenance is always done in a neat and timely fashion, and the office is always looking for ways to improve our living. Also, the office is always giving away free food, games, prizes; or giving back to the community in someway. I would highly recommend Chartre Oaks to anyone looking!
The location is great for students at any of the schools nearby. The staff is really nice and understanding. They do lots of giveaways. They really work with you especially if you're a student with financial aid. The rent is more than reasonable. Overall, I've had a great experience.

My family and I found Chartre Oaks at the last moment. Right off the back they accepted my Skylar and our apartment was PERFECT. Everything from the carpet to the walls were nice and clean. I have no infestation with bugs and that is a big deal to me. I love how they are always involving their residents with different types of things they may put together for the month. They are always offering food and fun prizes. The apartment itself is very quiet. I love how the residents here are more of a mature crowd. Most importantly out of all things the rent here you can not beat anywhere in Tallahassee without breaking an arm and leg in the bank for your own space. NO MORE ROOMATES!! THANK YOU CHARTRE OAKS FOR BEING THERE FOR MY FAMILY!!
When I first moved into the community the apartment I got assigned was beyond disgusting. Dead and live roaches every where, broken window, roach poop covering the counters, dust and spider webs every where, black dog hair in the carpet, leaking shower and toilet, floor boards peeling back. The front office was understanding and assigned me a new unit. Similar to the previous unit my new one had it's problems as well. All the light fixtures installed in the apartment were filled with dead bugs, most of the lights burnt out with in the first week. The bathroom ceiling was leaking, floor boards peeling up, mold in the shower. In my experience my service requests have take multiple weeks if not months to be completed. The walls are extremely thin so you can hear conversations from all the neighbors. On a positive note I will say the staff has been very friendly and understanding.
The pictures online are misleading. I moved in in August. I had not visited, which was my mistake but I am not from Tallahassee. I should've made arrangements to stop by, but even then I've been told that the model is not at all like the actual units by other residents that did take a tour. Laundry facility is $1.50 per machine. Residents are supposed to get a laundry room key because it's supposed to be a locked area for residents only and that has yet to happen. Cable ready doesn't mean the cable will work. The unit I'm in had a dead cable line and though the manager and staff know, the issue has not been fixed (cable is included in the rent so this is disappointing). They say it takes a while to get an outside contractor approved to fix it because it is expensive. Who knows if it'll be fixed by the time I move out next summer. Bug problem even though they supposedly take care of that. They charge you for a full month's rent when you move in, no pro-rating. They've supposedly remodeled but I see nothing new in my unit. They paint after a resident moves out but they don't clean. I can see the past residents hair painted onto the wall, which is disgusting. There are also multiple stains on the carpet along with paint stains on the edge by the base boards. The bath tubs are very old, like the kind you'd find in a cheap motel. All of the cabinets are old and need to be replaced. The furniture they supply can be damaged and they won't fix it even after you submit multiple requests to do so. You don't get a real utility bill, you get a text message. The peep-holes in the doors allow for outsiders to see straight into your apartment, no lense. When they replace carpets they replace it by the room so carpets can be different shades. Mirrors in the bathrooms are broken. Neighbors are rowdy and even though it's student housing you can hear crying babies in units. If people are smoking in the unit above you, all the smell goes to your unit down below. Holes in the walls are never filled in and they become great bug hiding spots. No pantry in the 2/2. No washer and dryer hookups. Limited cabinet space. Limited counter space. Windows don't open. Base boards are cracked in some spots. There are probably more negatives. The closet is spacious, but that's pretty much the only positive. As soon as my lease is up I'm moving out and never looking back. Oh, there's also a huge pot-hole near the entrance that should be fixed but that probably won't get done either. Maintenance is awful here... You see the maintenance guy just relaxing in the leasing office when he should be taking care of business.

Also, the alarm system in the apartment doesn't work at all since it isn't even something you can turn on. It's just there on the wall by the door for no reason. No microwave in the kitchen either. Bring your own. The freezer doesn't have an ice maker.
The newest management from Ambling is absolutely positively terrible. Do not live here if you want to even be somewhat considered with respect or courtesy. Do not live here if you want a management that is even somewhat competent. Do not live here if you an apartment that is halfway decent. I find it important to reiterate that the management is terrible. They will try to screw you over in whatever way they find possible, and say, "sorry, you're out of luck." Really, really, save yourself the trouble and live in a box instead of this apartment complex, even strangers on the street will treat you better than the way this apartment complex does.
