Property Ratings at Casa Del Sol
I currently rent a 1 bedroom/1 bath apartment in "Sherman Oaks." Really, it's actually Van Nuys by satellite. The price when I came in was higher than other one bedrooms in the same area and due to the incorrect location is without a doubt inflated. The place is owned by Ben Leeds property management which means hope your manager(s) are good ones. Because if they're not, they will not help you with anything that breaks. I'm also uncertain if my apartment is close to the listed size they mentioned in the ad as they advertised another unit with the same price and type as 570 sq feet as opposed to 750 sq feet for me when I looked at it. Also, for the generic exterior they really shouldn't care about satellite dishes on top but apparently it messes with their "decor." They also said my place was cable ready upon move in. Too bad that meant I had to punch a hole into my bedroom wall to get that going after they said I couldn't do that. Essentially trying to screw you out of your security deposit. They also say its cable ready but if I have to run my cable from my bedroom to the living room for TV but am unable to do so, it's not cable ready by any stretch of the cord. They clean the pool and the rest of the grounds which is good and you have a mail box. Unfortunately the callbox doesn't work but we all have cellphones for the most part. Either you know your neighbors or they move a year later and if you do know them I hope it's not because you can see through their front window. The place is set up like a panopticon and feels closer to a giant window for obvious spying. There are smaller windows in the bedrooms for those at the back and balconies for those at the front of the building. There is parking for guests on the streets aplenty and you at least have one parking space if you're in a double and only one for singles. The trash is in the gates parking garage you can only get through an alleyway. Just hope no one is blocking it or the gate breaks because then you're stuck. My advice: Stay Away.
