Delaware, Ohio is a bustling community about 30 miles north of Columbus. Ohio Wesleyan University resides in downtown Ohio and brings a college town feel to the area. To the west of the Olentangy River in downtown, you’ll find an abundance of incredible, family-owned restaurants such as Son of Thurman. This local burger eatery has been in business and family-owned since 1942. Another great place to support locally-owned businesses is Staas Brewing Company.
The Delaware Municipal Airport is located in town, as well as three different golf courses and multiple parks. About eight miles north of downtown Delaware, you’ll find Delaware Lake and State Park. There you’ll have access to River Run Park where you can kayak/canoe down the Olentangy River. After you find your apartment in Delaware, make sure to visit local eateries downtown and take a trip down the river for incredible views of Ohio’s natural beauty.

Carson Farms has been a great home for my wife and I. We just renewed our lease for another year. We love how quiet it is and how safe it feels. Maintenance requests are fulfilled in a timely manner. We wanted something close to downtown and right on 36 for easy access to 33, and that is exactly what we got.

I have loved our apartment at Carson Farms! Excited to be renewing again this year. Downtown Delaware is just a few minutes away with lots to do. The bike paths and parks are so close. The Maintenance team is always on top of it if we ever need anything fixed or looked at. Just such a great area in general!

I love Carson Farms! It is absolutely beautiful here. I love walking the ponds ?? I love how much room there is in my apartment and the kitchen pantry is awesome. The porch is roomy and I have a great view. I have lots of storage room and a garage to park my car. I love the pool and can workout in the excercise room??. I feel really safe here and it is quiet. Carson Farms is the best in Delaware.
These very cheaply and poorly put together units are not worth the money. There is mold growing in more than one place that they haven't address along with many other issues.
Recently moved in and really love our place. It is very quiet and so close to downtown Delaware where all the cool shops and restaurants are.
My apartment here at Carson Farms is wonderful. I have two dogs and they love living here just as much as I do. There are multiple doggie stations around the complex. The neighbors have been kind and friendly. This is also a very safe place to live. We love the layout of our apartment and we also enjoy the nice pool! Great place to call home. Would totally recommend.

Great maintenance managers are hard to find, but Duke makes it look easy. Always responsive, professional and knowledgeable, he quickly addresses every maintenance need from small to large with confidence and care. Hardworking, friendly and super patient, Duke is the best!
Seth, the property manager, is the best! Known for his quick and professional response, his first four words are always, "How can I help?". The property is well managed, well maintained, and has a real neighborhood feel. Pet-friendly Carson Farms is close to everything you need. Whether you stay awhile, or you want to make this your home, Seth and his team will do their best to make you feel comfortable here.
I move around a lot due to the nature of my work. I have relocated and lived in 7 different states. I moved to Ohio in 2015 and made Carson farms my home till Feb. 2017. I went through 2 property managers but my experience did not change. Very prompt in response and maintenance. They will call you back when they see your missed calls,issues get attended to and fixed the same day even during after hours. Peaceful and quite neighbors.I did not have any issues with parking 95% of the time I parked right in front of my apartment, Rent is a bit on the high side compared to Delaware but it is well worth the cost due to the value you get back. Utility bills were ok be prepared to pay $50 average per month for water if you live in a 2 bed and 1.5 bath-It is a shared cost whether you use it or not. My first move in month electric bill was crazy,I had to call to speak my piece of mind till date,It was around $200.After that my average bill was $100.It went low as $70 during the summer months. Overall great apartment,new appliances and modern look inside and out .My only wish is they snow plough during winter.Having snow everywhere is not cool. Kudos to to the managing team,overall my stay was great
While I made a TOUGH choice to end up renting/leasing at a diff property, please be advised, dear readers, that Carson Farms is a MUST visit. I was warmly welcomed & all of the amenities were very inviting; it made sorting the ten/10 total options that I visited very challenging to narrow down.
Wonderful place to call home! Close to downtown Delaware...shops and restaurants!
We moved to Carson Farms with our kids and dog so we would could have a place to live temporarily while our new house is being built. Was very impressed how clean the town home was when we first moved in! Very quiet community and dog friendly. Lots of paths and doggie potty stations. The staff is very friendly and helpful. The pool is beautiful and clean as well.

As a homeowner for over 20 years I am now renting for the first time. Carson Farms is a quiet, classy community. I made the choice to make this my home despite a long commute. The office team has always been very respectful and accommodating. I am proud of my apartment home and the surrounding community.
We have had the greatest experience with Champion. Seth and James from Carson Farms were so helpful and friendly. We had a very smooth transition. Also, I requested that maintenance fix/replace our refrigerator drawer that we noticed was cracked when we moved in. They replaced it the same day!! We have friendly neighbors and the community and living quarters are beautiful!
It is so quiet here, the grounds and buildings are very well cared for, and everyone I've met has been very friendly. We are so close to downtown Delaware. There are cute shops and good restaurants. A new gourmet cheese shop just opened and a bakery will be open soon. First Friday, Saturday Farm Market - just small town America at its best. I LOVE the screened in porch!, having an attached garage, and the large pantry is wonderful. I am very glad that I moved here.
This is a great community! Well worth the short drive to Columbus for work with my savings in the rent I am paying. Beautifully appointed apartments, landscaping and attached garages. It has everything I was looking for and more!

Beautiful quiet place to live. Great office staff and very new and stylish apartments and townhouses. I will live here for good. Go into the office on sunburst drive, Delaware Ohio and ask about their specials! They will easily accommodate to a tour on the spot. The area is the best in town and located very close to several attractions. Including a walking trail near by. They also have a pool and a great club house! I searched all over Delaware for a place and Carson farms and their staff made the choice and the move so easy! I love it here!
My husband and I could not be happier with our current home. The location is perfect! Has a great community feel - love how our son can walk to near by park. We are close to downtown Delaware where there are many options for dining! Close to Columbus (where we both work) but far enough away that you do not have the "big" city feel. I recommend Carson Farms to any one looking for a great place to raise their family and want nice, modern, new home for a great price!
