My experience with Ciara in the leasing office has been extremely disappointing. Every time I’ve spoken with her, she has been rude, dismissive, and unprofessional. Instead of helping residents, she talks with an attitude and makes people feel unwelcome. Her behavior shows a complete lack of respect for the residents who live here. Based on how she treats people, I would not recommend renting at this property.

I absolutely love my townhouse! the manager Mattie has been so nice and helpful since she started and the other girls in the office are really nice. Definitely recommend If you’re looking for something luxury and affordable.

Don’t let the fancy water feature fool you! These townhomes are not worth the almost 2k you are going to be paying for a 2 bedroom. They take advantage of first time renters. We moved in and the townhome was disgusting, we had to do a deep clean before moving in (being first time renters we did not know this was not the norm). There were so many things that needed to be fixed/replaced I wrote on the margins and ran out of room on the checklist. They NEVER FIXED ANYTHING (again being first time renters we did not know this was not the norm). We had wasps constantly coming into our home because they refused to call an exterminator to come take down nests. They are nice to get you in the door, but once you have signed that lease you are on your own. Having lived in other apartments and having dealt with other management companies I can tell you THAT IS NOT NORMAL! Horrible smoke smell comes in from the neighbors. Horrible noise- even though they advertise quiet floor plans. Quiet hours are nonexistent in this neighborhood. The gym is a joke. The front office people are RUDE, they gave the INCORRECT EMAIL even after I spelled it out to them. The only way I was able to get a hold of them was through their Facebook page! How unprofessional! They even told me their name incorrectly (Alexis instead of Lexus) so afraid of being identified for their terrible customer service. These people do not take accountability and they do not care about their tenants. They do not take the management of the property seriously, they do not follow the law! I asked for records they refused, Rosa said they did not have access, they did not have them, they even went as far as to send me to the contact a different management company to get out of doing their job as per THE LAW IN THE STATE OF TEXAS.

I like the place. It works.... New mgmt took over recently. Communication is poor. My AC is out in 107 degree heat - and I cannot contact maintenance nor mgmt. Web site doesn't function for messaging. On site folks want to help but hands are tied by new mgmt systems. Very frustrating! Time to take off work to visit the office during business hours in person!
I have just renewed my lease here at Carriage Homes on the Lake for year two. Kudos go out to Courtney, Alex & Joe. They are personable, responsive and professional. The grounds are always kept immaculate and I love the pond/tree scenery. The Fitness Center looks out over trees/grassy area is a plus. Proximity to the trails in Garland is an added benefit to the location. While it stinks the, now two, back exits onto Apollo Road are for emergency exits only – complain to the City of Garland – they are the ones who dictated that. The only complaint I have and not directed at management or owners; it is at the residents. The ones who do not pick up after their dogs when there are poop bags provided around the property. The only recommendation I would have is put a light in the visitor parking area for safety reasons.

I love my apartment and the community at Carriage Homes on The Lake! This is a beautiful and peaceful place to live, and is conveniently located near major roads and highways. I live in a town-home apartment that is very nicely designed, and has an attached garage. At the center of this apartment home community is a small lake with a fountain in the center. This lake, the fountain, the pool, exercise room, and comfy apartments... have made this a wonderful home. The apartment management team and maintenance people are great too!
I lived here for 12 months and loved it. When my job transferred me I was sad because I knew I would never find an apartment like this again, it was like living in a 1st class condominium community. The staff was very attentive and always had so many residents socials so we could all get to know one another. I created many life long friends while leaving there and am thankful for the entire living experience.
