TYLER IS THE BEST!! He was so friendly and knowledgeable while also being honest and genuine. He also looks like a celebrity so there’s that. My move in experience was great because of him???? Couldn't have chosen a better place to live than here! I love how friendly and helpful all the staff is, and love the area. While the complex is still surrounded by shops and restaurants to explore, we have the luxury of being close to downtown and North Austin without the hassle of traffic!

I was looking forward to my stay here but honestly, it has not been enjoyable. The condition of my original apartment when I moved in was unacceptable. There was dog hair and pee stains on the carpets, the outlet had fire damage from what looked like the previous tenants dog peeing on it, and many other parts of the apartment were damaged and left unfixed. Fortunately, I was permitted to change to a different apartment, which I appreciate, however that should have never been aloud to be moved into to begin with. Unfortunately, there has continued to be mismanagement and poor communication. The elevators and gates seem to be down at least once a month, there were building wide apartment inspection conducted with no notice, and details on community events are not communicated until minutes before it starts. Maintenance and cleaning staff are nice and the location is great, however the experience of living here has not been great.

Pros: Maintenance is very helpful and kind! Jimmy has been very helpful! Great location, next to lots of restaurants and bus stops. Lots of Guest parking Minimal noise from neighbors. The walls aren’t super sound proof, but are not bad. Cons: The elevators break often and take months to fix. They do host Residents events but they usually only happen about 50% of the time. The garage gates also break often. The dog park area can get really gross sometimes from owners not picking up after their pets.

We are overall very satisfied with the apartment. It was clean when we arrived, and everything was in working order. The amenities are great—we particularly enjoy the fitness room. As we arrived during winter, we haven't had the chance to try the pool yet. The location is convenient, with public transportation and grocery stores within walking distance. However, there are a few minor issues. The fridge can be a bit noisy when it's running, and the bike storage is not in the best condition. Additionally, the elevator malfunctioned twice during our one-month stay, which seems unusual. Despite these small concerns, we are happy with the apartment and would recommend it.

We just moved here a couple months ago and have been nothing but happy with our experience. The apartments look exactly like their virtual tours and the complex is beautiful. Unsanitary conditions

Verified renter since 01/2023 and trying to end my lease, however management will not return my emails for maintenance requests nor to enforce smoking inside the apartment complex and within the pool. Please do not live here. There have been a number of negative reviews that have been removed including multiple regarding poor maintenance of the grounds, stolen packages, and greystar not enforcing their lease agreement. I work in healthcare, and unfortunately my scrubs and belongings smell of cigarette smoke d/t tenants smoking in common areas where they are not permitted to. Please look at another complex, especially if you have children.

Hi Marc, Your workorder opened on 6.12.2023 at 3:39pm said \"Hi, My A/C was marked and set to 72, however it was 83 inside the apartment coming in today after work. I have had some orange condensation, leakage above my bathtub for the past few weeks, so I am unsure if the freon is leaking from the u nit. Thanks!\" and our service team completed the ticket on 6.12.2023 at 7:05pm with with the following note \"Condenser unit was low on freon. Charged. What you are seeing is rust from the Airlander and/or pan dripping down. It is not normal for that to happen. Once you see that let us know and we can assist. Thank you!\" If your HVAC is still cooling, which we hope so since we haven't seen a ticket in for it not, then you do not have a leak of freon. Much like a cold glass of water sitting out on a hot day, your HVAC produces condensation that will trip into a condensation pan and it must drain out. The primary line runs to your sink with a secondary line that runs into the line above the bathtub. If the primary line stops draining, it will go to the out secondary line. Normally, the secondary line should not be used, but when it is 105F in Texas the units work much harder. It's a very routine procedure to clean out the line for our residents. What are seeing isn't freon, that's a colorless gas in your system, but rust and other debris from your pan mixed with the condensation and water. I'd be happy to stop by this week and show you the plumbing in your HVAC unit to give you peace of mind. I'd love to handle your smoking concerns personally for us. Based on the review, it sounds like you have some pictures and videos of individuals smoking in our complex. I'd love to see those so I can address it. Burnet flats is a nice quiet community with good floor plans in an incredible location. I wouldn’t place it at the luxury category though as the amenities aren’t well kept and the appliances are mid grade. I would instead call it a decent apartment in a fantastic location.

You couldn’t ask for more at this place. Convenience, great management, great maintenance guys, fast responses if you need anything AND the location is everything anyone could need here in Austin. I love living here and I’m into my second year of staying at Burnet Flats. Please do not be fooled by negative reviews. Everyone is entitled to their own experiences, but mine has been nothing short of spectacular. I really appreciate Katelyn in the office who goes above and beyond for her residences. The rooftop view is SUCH A PLUS. Beautiful sunsets at a wonderful place. I love living here and I’m so happy to have stayed another year. If you’re thinking about living here, this is an easy choice. Management is super accommodative and they actually care about their residents.

burnet flats is FABULOUS!! location is perfect! food, drink, entertainment everywhere you turn! parking is never an issue. katelyn is just the person you want to talk to when moving into a new place! she makes you feel welcome before, during and after the entire leasing process. the dog park is big and spacious and plenty of area to walk outside of that. in addition, everyone that lives here has been super friendly as well!! all around a great place to live!

Stay away! Do not live here! Either neighbors are stealing my packages or thieves are roaming around here all day because not ten minutes after being notified a package arrived at my door; it was gone. Management does not do anything to improve safety and security. Over priced and absolutely not luxury.

Do not move into Burnet Flats! It is infested with pigeons and the water smelled like sewage. Leasing office claimed it was due to stagnant water sitting in the water heater which means it is potentially contaminated. I have put in several maintenance requests and three weeks later they still have not been resolved. This is no luxury apartment as they claim to be. Its a cheap apartment with an ok view. They just got a good location. There are cheaper and cleaner apartments nearby.
