If I could give zero stars I would. I wish I never moved into this apartment. I knew it was a mistake from day number one. We moved in to a “renovated” apartment that clearly just got the landlord special. Thick white paint coated everything and shoddy floor paneling was installed with deep scratch marks already set in. The floorboards don’t meet the floor panels, giving all types of bugs ample space to multiply out of sight. Part of the floor is uneven and a cheap rubber divider that was already peeling off had been installed to hide that fact. Flash forward a year: the apartment is not the best but it’s centrally located & i wasn’t wanting to move, so I renewed. BIG MISTAKE. Huge issues began just a few months later when RPM Living took over at the end of June. They raised my rent by over $100, started charging me a $200 month-to-month fee and tacked on multiple fees that they could not explain. Not to mention, everyone in the complex is paying $30-$35 for trash every month, we don’t even have valet trash! It’s just a few dumpsters, which have become overrun with garbage. I sent an email, called the office and made an in-person visit in July to talk about my ledger. They agreed that I should not pay & would not have late fees until the ledger was accurate. Then, at the end of July, I received (along with most of the complex) a five-day notice with late fees, informing me that if I did not pay rent, I would be evicted from my apartment. The office said it was a mistake and that all the letters were automated… this still makes no sense to me as each letter had to be printed and individually posted to each door. Now, I have a huge roach infestation that continues to grow due to inaction. DO NOT RENT HERE. The only good thing here are my neighbors and maintenance.

This place is a nightmare! The pool has been swamp green for over a month in the middle of summer and they continue to make excuses as to why they can't clean it. The gates to exit the property are always broken and don't work. The shared laundry has no AC and half of the machines in there don't work. There is pigeon poop all over the place and stray cats running around the property. They continue to raise the rent on us with no warning and if we don't pay they threaten to evict and ruin our credit. Everything you see on their website is a complete lie. The management team does not care about you or your issues, they only care to get paid on time. Please do yourself a favor and do not rent here!
Been here for almost 3 years.. it's been a good experience but that just changed recently. The property was bought out (used to be Zazu apartments) nois Tides At Osborn.. this new company did a few upgrades first, only to left the property go down the toilet.. Automatic gates always down, trash thru out the parking lot, pidgeon infestation with droppings everywhere and the most recent they have left the pool go green, if you're reading this as of July 2022, its been a couple of weeks that the pool is unsanitary/unsable in the middle of summer. First time ever I witness this in 20+ years I lived in AZ. Moving out as soon as my lease ends.
We have been wintering here since 2015. We keep the apt. year round. This year, 2020,2021 has been the best of the lot. The staff, new to us is friendly and responsive. Special thanks to Thomas, the caretaker, for his help when needed.
I just moved here 11/29/2019 and it was the biggest mistake , If i can stop anyone from moving here I will. First my apartment was half way cleaned upon move in date, the dishwasher had food in it. The drawers in the bathroom were dirty( i cleaned the myself). The microwave did not work, and the last part is the worse. THERE ARE ROACHES, they claim they have pest control but they are still here ive had to take matters into my own hands and get my own pest control. DO NOT MOVE HERE. I didn't listen to the previous reviews and i regret it.
Management does not respond to any problems ...for almost two years I lived here problem free and it wass fine... Run down property, affordable, ok neighbors... Then a complete change .. rude neighbors, loud, manager doesn't fix broken washing machines, pool is unlocked so rude people are partying there all night... Very loud... Pools are not kept properly and look green.... Utilities like cable and internet were once included in the rent are now not without notice... Office doesn't return calls... Even 15 of them over a two week period.... Just not worth it.
The current REAL environment is cars pulling into this complex with stereos blaring and so LOUD they rattle my windows, small children slipping through the open and ajar Osborn gate to LET the adults in, and tenants that throw TRASH into recycling BINS, tenants with dogs that don't pick up after them, the crap smell permeates through my doors and the environment. There a bands of children who roam the place with no supervision, and believe that every inch of this complex BELONGS to them, peering in windows, tearing up sod and plants with nothing to do and take over the pools like it's their private pool. Management barely acknowledges their behavior and wont say anything to anybody or their "parents". If you are seeking a quiet and place where residents respect our community, DO NOT LIVE HERE.
I've lived at Zazu for 6 years. I've loved it for 5. This past year, a new management company took over. Aside from the bizarre aesthetic changes and lack of care generally towards the property, this past weekend I've gone 3 days without AC, so apparently when you call the emergency maintenance line, they don't actually check voicemails until the next business day. Keep in mind, their posted business hours are 100% inaccurate (they don't actually show up on Saturdays) so knowing when you'll get a response is hard to say. Thank God my water heater didn't explode (like it has 3 other times before this). See also: no required pest control, rude office staff, neighbors that leave their dogs off leash, and a "gated community" that has functional gates about 13% of the time (being generous there). The washers work half the time and you can get a bigger, better residence for $100 more across the street. Please don't ever move here. Save yourself the trouble. I can't move out fast enough
I looked at this property for a future move and was shocked at the lack of basic cleanliness and upkeep. I saw piles of bird droppings on stairs leading to apartments and pet hair all over the stairs leading to the "model" I was being shown. The place also has a weird overall vibe.
Zazu Pannee was a fantastic place to live, I spent the first three years living in Phoenix there. Eric and staff are wonderful, I wish I wouldn't have moved! Only downer was the price for rent was getting a bit high.
Zazu is an awesome place to live, it really is a small village in the middle of the big city. It has a very peaceful zen vibe to it and the other residents are very friendly. The landscape is lush and green, not typical of the desert landscape you see around phoenix. There are plenty of perks to living here as well. The Gym, Screening room, coffee bar, pools, BBQ Grills are all things I've utilized and really enjoyed. It really is a mini resort.
I found this place on the internet when we were looking for a short-term rental before moving into a new home. We rented a bungalow for a month, and are very pleased. Very clean, dog-friendly (a huge plus since we have a large dog), beautiful grounds, well maintained, friendly staff and a nice "vibe." More expensive than we would have liked, but it was high season in Phoenix and we felt lucky to find any place at all, let alone one so pleasant. Highly recommend for short-term stays.
