Brea-Olinda encompasses the center of Brea and stretches east towards Yorba Linda. The area is less than four miles northeast of Fullerton and is part of the Los Angeles metropolitan area. Known for its great school district, Brea-Olinda provides renters a laid-back LA area with slightly more affordable costs of living. You’ll still find an assortment of hip bars, top-notch restaurants, and well-maintained parks in between the modern mid-rise apartments that have started popping up in the area. Brea-Olinda shines as a unique place to enjoy everything Orange County has to offer. The area’s up-and-coming arts and music scene make it a prime location to explore the cultural side of the community, and Chino Hills State Park to the east makes for an easy escape from the bustle of the city.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Birchwood Village Apartment Homes
The apartment is very old. Security : The front gate is never fixed so cars and people can come and go Laundry : Laundry room is a mess and machine is not maintained, sometimes you need to restart the system to get your card charged to wash your clothes Loud noise: the water pipeline is old and whenever your next door use water, it has huge noise there. you cannot control when your neighbors use water, so you will get huge noise through out the day even at midnight which wakes you up when your next door use water. The management here said it is because this is old here. Old and aging is the cause not the reason, and they will do nothing here. If you are bear to the freeway, it would be super loud as well. Smoking: People here just smoke as they like , in the patio while walking around the community, even though they said it is non smoking. Weird smell: they have a ventilation in the bathroom , it has bad smell, like poo, coming from the ventilation from time to time. Not to mention , rent is expensive.
My boyfriend and I have been living at Birchwood for about 6 months now and we love it! So many pros.. 2 parking spaces for 1 bedroom apartments, maintenance requests are always taken care of quickly, grounds always look great, clean pool areas, nice gym with lots of equipment, leasing office is always friendly and helpful, gated community that is quiet and I feel safe living there. Our unit has a backyard and a patio. It's been very pleasant. Thanks Birchwood!
Avoid this place at all costs. The leasing office will tell you one thing, and even if you write it down, they'll still go on their word and do another. Super unprofessional for mediocre apartments.
I don't know why anyone would give a bad review to this place. I just lived here between May 2018 and May 2020. This place is great. The apartment was comfortable. It was big. No pest issues. The environment is comfortable. The demographic is nice and varied. The management wow, I'm blessed. They ALWAYS took care of me. Anytime I requested maintenance, they came when I needed them to. Any question I had, they answered quickly. If it weren't for the COVID crisis forcing me to spend 35-40% past my budget than I had, I would still be living there. I had a nice carport and an extra spot. Kinda wish I was closer to one of the laundry rooms, but still it was fine. Leslie, Stephanie, and Claudia (Who doens't work there anymore sadly cuz she was AMAZING) especially were always there for me. The maintenance guys Chris, Frank, and Patty (Patty is a sweetheart especially!) were really good to me. The area is not perfect, but it's one of the safest in OC which is why I moved there when I could've moved to a lesser safe area for 150-200 less a month. Too bad the rent shot up $150/month RIGHT after I moved, but maybe someday I'll move back there cuz I seriously would in a heartbeat once my finances get back to normal and COVID is gone. Thank you everyone for making my first apartment experience so great. Most people I know including members of my own family had horrible experiences at other apartment complexes out there. I thank the heavens I didn't at this one. Hopefully if I ever move to an apartment again and it's not Birchwood Village for whatever reason, I pray it's an experience JUST like this one. 5 stars for sure.
Love this place. The grounds are kept amazing, each little detail. The staff is very helpful, kind, just amazing! The maintenance crew are awesome as well. I had a major water leak that needed to be fixed. The office manager, maintenance crew and Corportate office all worked as a team to make sure the repair was fixed correctly, they didn't take any short cuts to fix it. When it was complete to my surprise they compensated my months rent and paid for my electric bill for the month as well! This is a wonderful place to live!
Car wash bay never works. Worker around the complex all the time. Gate sometimes does not work. Other than that, everything is fine.
its a nice complex, quiet over all and clean. I loved that they have back yards additional front patios! However I didn't give 5* because when it comes to maintenance issues they do not follow through no matter how many times you put in a work order it takes months and in my case a year to get something fixed. In other apartments I've lived in they were very quick at getting things fixed properly and this place doesn't. Overall it's a great place just know a lot of things you will find easier to fix yourself then wait the months it will take them to come do it for you.
I have lived here for 8 years, great complex. Multiple pools, tennis courts, gyms, and laundry rooms. All are well kept and clean. There is also a basket ball, sand volley ball, and hand ball courts. Lots of guest parking although its towards the back of the complex. Complex is beautifully landscaped. Staff is all very nice and helpful. Some apartments have back patios with yards. Only negative is there is not central air.
Nice community. Nice residents. But, my issue is the insulation engineering of Birchwood Village. Insulation is great for the walls separating the left and right neighbors. You cannot hear them. However, the insulation for the above neighbors is HORRIBLE. I can almost hear EVERYTHING they do. Walking up and down, talking, etc.
Really quiet place good if you have a family or just looking for a relaxing environment. The apartments are pretty old and out dated but they keep the place up pretty nicely. The studio apartment is pretty spacious and very open, feels bigger than it really is. The parking situation is not very guest friendly. Overall it's a pretty sweet deal with an onsite gym and pool and very friendly people.
We are just getting settled here in our new apartment but there are not any complaints so far. However, I do think that the rent is too high for an apartment complex that was built in the 70s. Also, the ceilings contain asbestos but most do around the Fullerton/Brea area.
Brea is a very nice City, the apt my daughter and I live in is sad and old looking. It's sad when one pays hard working money and your home is sad looking. They say your home is your castle , well i we wish we could say that but we can't. My daughter always tells me she wishes she could like with her grandmother. I would love to find a nice, newer Apt for me and my daughter to call our Castle.
I have lived there for 1 1/2 years I,m a single parent in a studio I like all the amentitys all the people there that work at birchwood are very nice I hope to be living there for awhile longer but winning apartments .com would help me alot!
The area is fantastic, the apartments need some updating. Wall units for a/c mean hot summers and sleepless nights. Cheap wood paneling, 80s countertops and wood floors give your home a senior living feel, if that's your thing.
I have lived here for 2 years now and this place has the best parking. There is always open parking for your friends and family when they visit. The pools are always clean and I love all the anemeties such as the volleyball court, tennis court, and gym. It's quiet, peaceful and safe. The neighborhood is calm and beautiful. There is everything around you, supermarkets, restaurants, movies, the mall, and most importantly Target is right around the corner. The staff here is nice and friendly. It's close to the 57 freeway which is convenient. They pride themselves on keeping the buildings clean and up to standard. I have had a positive experience here and would recommend it to my friends.
Brea is a great city - and I love this gated community! Everything you could need is about 5 minutes away. Love the amenities, however the apartments are very outdated. For the amount of money I am paying I would hope they could do more than fake wood and bad counter tops. Brea is a very nice area and you hope the apartment would reflect that.
This apartment complex gets low ratings simply because people complain about their front porch not being watered enough or paying a fine when they terminate their lease early Wow! If that is the majority of the issues I can tell you first hand that this complex is wonderful. I had bees in my apartment and the next morning the bee man was at my door all while the apartment manager let me sleep in one of the model apartments so I would not get stung. My air conditioner stopped working. The next day a brand new air conditioner was installed. As you can see, I have had the pleasure of living here comfortably in a gated community. Just call the office if you have a problem. Simple as that.
