Property Ratings at Belle Forest at Memorial
To start, we had to do a FaceTime tour via a relative to view the apartment because we were out of state at the time. The apartment itself looked great, but we were told that if we filled out our application and got approved within the next two days after the tour, that we would get $200 off. We were also told that this applied to all units. I had called the day prior to the tour and gotten a full estimate for all charges and was quoted a certain figure and was never told that it would fluctuate. In order to get the discount, we hurriedly filled out the application and paid the application fee. We then had to pay the administrative fee within 24 hours of being approved. We were approved before the deadline we were given, but when we were sent our bill for move-in, we were not given the discount that we were told about at the time of the tour. We were also quoted an extra $20/month for rent. We were also told at the time of the tour that we would receive a pro-rated lease for the first month because we were moving in a week after the first of the month, but after we were approved, we were told that we had to start paying rent on the first of the month or would be charged extra for rent every month because their rent charges changed weekly (which was another fact that was omitted from the tour interview and when I had called previously to get quotes on apartments and is not listed on their website). We then had to wait over a week to receive our lease to sign and only received it after calling and having to ask for it to be sent. This was all within a couple weeks of our lease starting. The last straw was when we received our lease and were told that we had to sign off on being made aware that there could be a possibility of lead in the apartment, since it was an older complex. We were never made aware of this being a risk, and there is no date/age of building on their website that would've made us aware. At this point, we decided not to sign our lease and attempted to get some of our money back, but they refused, even after we explained why we weren't comfortable signing the lease (all issues mentioned previously). I would not recommend this complex to anybody moving from out of state or moving on a strict schedule (such as a military move) because the staff was inefficient with giving us accurate information and providing us with the lease in a timely manner.
While Belle Forest was a quieter place to live, they went through (at least two) management shifts within the one year we lived there. When we moved into the apartment, it was filthy- floors, walls and kitchen appliances were visibly dirty with residue left on it. Maintenance never were able to fix anything, unless with a screwdriver. The heat/air conditioning unit is insanely loud and was never fixed after our request. The office staff is extremely rude and we had to schedule multiple appointments for the move-out inspection at their inability to be punctual. The laundry room was in-operational 9/12 months and the pool was never opened when it was supposed to be. The manager charged us a cleaning fee for the kitchen fridge to be cleaned and drip pans to be replaced, which was never replaced or cleaned on our move in. While the location is convenient, it's not worth the price for what you receive.

We are very sorry that your time at Belle Forest was not up to your standards. You're right, having a large turn over in management is not a helpful situation. We are striving to correct that issue. Please feel free to contact our office to discuss any concerns you may still have.
Here's why: - maintenance never fixed anything, and would arrive at your door without warning - the heat/air is EXTREMELY loud, and doesn't work half the time - the washer/dryers were hardly ever functioning, and when they were, they were FILTHY - the pool is NEVER open (when it is supposed to be) - the front desk staff is very rude - they charged us for fridge cleaning (???) at move-out, when the apartment was FILTHY at move-in. also accused us of not replacing the stovetop drip pans?? who has to do that AT AN APARTMENT??? - after taking multiple tries to schedule a move-out inspection, and giving them the required paperwork, they sent the security deposit back to OUR ADDRESS AT BELLE FOREST, not my new address. why in the world would they do that, when I don't live there anymore? - when neighbors smoke cigarettes, you can smell it through the vents. disgusting.
The staff is Amazing! Brandon and Ashley have been wonderful to work with in applying and getting in to the apartment. Brandon has always been courteous, respectful and friendly. He has went above and beyond to answer all of our questions and assist us with getting in to an apartment.
I'm personally not pleased with my experience with this complex to date. (10/12 months through a lease) The staff made little to no effort to explain the details of the lease agreement, including to neglect to mention the required intent to vacate form, 60 days before the lease expires. Aside from that, the drains in toilet and sink have clogged with only water in the drain multiple times, and the dishwasher repeatedly ran over into the floor. These could be manageable issues, if the frequency of the maintenance requests didn't provoke a letter warning of additional charges if frequent requests persisted.

We strive to clearly review the lease with all residents, and sincerely regret if there was an oversight on our part. If you still have questions, please call or come by the office and we will be glad to sit down with you and go over your lease. Our maintenance team, additionally, strives for a 24 hour turn around on any and all requests. Thank you for bringing your issues to our attention. We always welcome feedback on ways we can improve for current and future residents.
My apartment complex is located on a corner, where there is a stop light. It is sometimes hard to get out because of the traffic. But, I would not trade the peace and quiet for anything. The children residing here are well behaved too. we have very good maintenance personnel, who answers any call in a very timely manner, and get the problem taken care of. My wife and I have been residing in this apartment since 2012. I just want to say thank you to the staff of this complex, for being very, very professional and kind. There aren't many apartment complexes with this type of managerial/maintenance setup. We are definitely glad that we chose this organization (Freeman-Webb), as our future residence. Thank you all.
