Property Ratings at Banyan Cove Apartments
DO NOT MOVE HERE — UNPROFESSIONAL & MISLEADING PRACTICES (NO STARS) I was approved for unit 1204 with a December 1, 2025 move-in date. I was instructed to bring in $670, which I did, but I was never given the apartment. They stopped answering my calls and emails after taking my application money. They repeatedly changed the move-in date for nearly a week, and then told me two hours before my scheduled move-in time that the apartment was not available. Abigail, Raquel, Natalie, and Lane were extremely unprofessional throughout this entire process. They were fully aware that I was relocating from Pennsylvania to League City, yet still misled me about the unit’s readiness. They even told me face-to-face that the unit would be ready by Friday at 5 PM. Then on Friday at 3:48 PM, they called and said it still wasn’t ready. They refused to offer a hotel stay, a lease, or any reasonable solution after causing major inconvenience and stress. The property itself does not look anything like the photos online. Many of the buildings look run-down. Windows appear old and dirty, balconies on multiple units are filled with trash, toys, and indoor furniture, and many blinds are destroyed and look terrible. This experience was a complete nightmare. I do not recommend moving here.
I’ve lived here around 4 months with my young children. It has been nothing but issues. We moved in thinking the carpets snuck due to previous tenants. With the hurricane is revealed water was soaking the carpets. Now with the heavy rainfall my entire apt is water damaged. Walls are caving. There is black mold coming through. This place is literally about to fall apart. They knew…they didn’t disclose any of this to us. DO NOT MOVE HERE.
From having mold pop up in different places to fleas ants and roaches on top of management doing a horrible job especially with the new management in place. This place is a nightmare..
In some areas it’s nice . Management is worse than it was before.. I’ve been here for 3+ years and this yr was the worst. Can’t get them to fix anything. It’s been a few months now and I still have a whole on the roof in my kitchen. Bathroom floor has been longer. They won’t fix it. Roaches are the worst here. Since we got this new lady in, it’s just been excuse after excuse. But when I want to renew my lease, they’re going to increase my rent. Incompetent management and even more incompetent maintenance workers
Please save yourself time and money. They’re cheap for a reason, everything is old and falling apart. The fridge hasn’t worked in 3 weeks and they’ve tried fixing it but nothing works. They should just replace it but no. Also there’s so many roaches no matter how much I clean. I clean every single day and there just seems to be more the more I clean. We can not wait till our lease is up.
Absolutely LOVE the new manager here and her willingness to help/problem solve. Nellie is new here and I know it’s been a little stressful coming into a new property but she has handled us with grace. The maintenance is so helpful, speedy and respectful. I already see great improvement in Banyan Cove with this new team.
I have lived in these apartments for 2 years now and it has improved so much with the new manager they have in the office!! The pool has been the cleanest it has ever been and my kids have so much fun there now since I can see them swim to the bottom. The new maintenance men have been doing there best to get everything back up and running from the last ones we had. I'm happy to say we are staying another year here and the plus side it's so close to the school so I can either walk or drive my kid to school depending on what they want to do. If you are looking for a place to call home come check it out most of us are like family and we chill by the pool and get to know each other.
Since the management has changed so much improvement has happened! The maintenance men she brought in actually know how to fix things and are constantly working to make the property better. The pool has been fixed after my 2 years of being here and you can confidently get in without questioning the water quality. They are constantly working on improving the laundry room and keeping everything in running condition. Nellie has really been putting in the effort to make Banyan Cove such a great place to live and bring our little community together and I'm so glad that I decided to stay and give the new management a chance!! :)
I've only been living in Texas for 2 years but out of my past 3 apts I got in Texas id say I finally found a place I can call home! The people here Ive met since I moved in have been more then welcoming now I'm from Louisiana so I know hospitality but I couldn't ask for a better place to start my family! Anytime I had a problem with my apartment the response time was within the day the staff here are super friendly and always with a smile and ready to help all their tenants with no delay! The walking distance from here to most amenities are quite short even if your carless your within 5 minutes walk from anything you want! Couldn't ask for a better place to call home!
Management is quick to fine you for little things but don't take complaints seriously. They can complain about furniture in your yard, but the girl with the big dog can walk it around without a leash and without picking up its droppings with no reprocussions. Maintanence doesn't properly fix issues, and will come in look at the issue just to say "it's fine" when it isn't. Roach infestations are atrocious, no matter how clean your apartment is. "Pest control" barely sprays, so it makes 0 difference. Management used to be great when Martha was here, these new ladies dont answer the phone and arent in office during posted hours. Cannot wait for my lease to be up.
Save your money and time and move somewhere else. The roaches are BAD, not all of the outlets worked, and any time I made a service request maintenance wouldn't listen to me. The last 6 months of my lease I had broken appliances because management wouldn't replace the appliances, they would just send maintenance out for him to say they worked fine. You would think since the owners check on the property every once in a while, that older apartments would have appliances changed out/fixed. Nope. Do yourself a favor and move literally anywhere else.

I been living here for almost 20 years. This management company is the best one that I have seen. I have seen about 15 minutes meant companies come to these apartments.This management company has something that the others never had. the management in these apartments is something that you have never experienced before. the manager's name is Martha she is the manager here and she makes you feel right at home always has a smile always takes care of your work orders to make sure they are done. she's always helpful. Eric is the assistant manager and he also is outstanding. the management company here is very experienced that's why they know their job and can make it very easy for you to move into the apartments with nothing but comfort. they always have a smile on their face and it is a true smile not a fake one. if you are looking for a wonderful place to live with wonderful Neighbors this is the place to go. you don't have to look any further they have everything that you could imagine. I have been so happy since I've been here. I love my apartment and I love the management. I always look forward to paying my rent because they are so nice and so sweet it is a experience that you have never had.
My husband,and I moved in to Banyan Cove in September of this year.We absolutely love our apartment.Martha is amazing as well as the maintenance.Love my neighbors they are so friendly.
I have lived here for a year and just signed another lease! The management is amazing and really works with every problem you have and maitnece is fast as well! If I let them know I have a problem they fix it same day! Neighbors are super friendly lots of kids and always parking! If you are looking for a great apartment w great management for a great price you should defiantly live here!
Lived here for a year and a half with no big problems, Ms. Debbie was very helpful. SHE DOES NOT WORK HERE ANYMORE. Since she left things hit the fan. A week before hurricane Harvey a rat got into my apartment when I told the office they said it's a field mouse and to pick up the empty dog bowls. I had to literally argue with Jason the maintenance man to get something done... 3 weeks later and I'm not able to live in my apartment because they have done NOTHING. I have called everyday trying to get a response. Because of the storm the manager was stuck on vacay so I got no real answers. I haven't been staying there and everytime I go back it tore something else up. All they did was put a ghetto piece of board covering a tiny hole and glue traps. I called corporate thinking if they came they would do something still nothing! That was a week ago. So upset and disappointed with how they are treating us and trying to say this is livable. Putting up my dogs bowls won't make the rat go away!!!!! Man up and take care of y'all a problem!!!!!
The buildings are old and it shows on the inside and out! Cockroaches that never go away. The walls painted over holes in a cheap way. The "wood" flooring has paint spots all over it from the painters being lazy. Also they will let just about anyone live here making your neighbors the bottom of the barrel type characters for such a beautiful surrounding area. Highly disappointed. Don't rent here if your budget allows, you will feel like you made the biggest mistake ever.
The room is unbelievable the fact that if you want you can have a pet my living room is spacious the kitchen is not very big and I love that because not much of a cook the bedrooms are just the right size have a window in every room also bathrooms are a great size not to big just the right size the wash room fit large size washer and dryer up stairs plenty of room if want to put chairs out plenty of room.
